With a rich talent pool of skilled workers, diverse film settings, low cost of living, and key incentives, Georgia has hosted many film and entertainment projects in recent years.12 Several communities in Georgia have developed mixed use developments centered on film and television studios. EXAMPLES • Pinewood Forest – Fayetteville – Pinewood Forest is a luxury mixed use development centered on Pinewood Atlanta Studios. Movies filmed at Pinewood Atlanta Studios include Avengers: Infinity War, Black Panther, Guardians of the Galaxy Vol. 2, Ant Man, Captain America: Civil War.34 Pinewood Forest is a development meant to be the home of “creatives” with shops, homes, and restaurants all located across the street from Pinewood Studios. The development is a personal project of Chick-fil-A CEO Dan Cathy.56789 • The Rise (proposed) – Tucker – A developer has plans to revamp a former Sears Roebuck site in Tucker as a mixed use project centered on a film studio. The plan includes 192,000 square feet of retail, 88,000 square feet of office space, 705 housing units, an elementary school, and a daycare. Planned businesses include a 36,000 square foot grocery store, a brew pub, sit down restaurants, and a food hall similar to Ponce City Market.1011 • Three Ring Studios (proposed) – Covington – The proposed film studio location would include restaurant and retail on site.1213 • Pullman Yard (proposed) – Atlanta – Pullman Yard is scheduled to receive a transformation from an old historic train depot and processing facility for sugar and fertilizer into a modern mixed use district with a 20,000-square foot soundstage and a surrounding “creative city.” The development will include a boutique hotel, outdoor concert venue, residential units, office and coworking space, and a business incubator.141516
