Lost Tree Club Clubhouse North Palm Beach, Florida

On April 30, 2010, the membership of the Lost Tree Club voted with an 82% approval to replace their existing Clubhouse with a new facility on the same site. Conceived in “Island Classical” vernacular, the new building is designed with an elevated main floor to capture the best views to the Jack Nicklaus Signature golf course out of the dining venues.

A variety of dining options are provided in this new facility for members and their guests. The Main Dining Room is designed to be broken into three smaller scaled rooms with retractable portable walls. The Grille Room is designed to provide a variety of seating options and dining experiences with an eat-at-bar, booths, banquettes, indoor and outdoor tabletop dining. Outside of the dining venues, covered terraces provide pre-function cocktail seating and dining opportunities with views overlooking the golf course.

Talis Park Golf Club - Phase II Clubhouse (Exteriors) Naples, Florida The concept for the new clubhouse was to create a village of structures and amenities with many indoor and outdoor gathering spaces throughout the complex providing the sense of discovery and excitement similar to what can be found throughout small villages and towns in old work Europe with a contemporary twist to balance the familiar with the unexpected. The experience starts on the Village Green to the northeast and is completed with views to the 18th hole to the southwest. Between the two is a new design paradigm for club amenities which includes as much outdoor covered space and courtyard space as indoor air-conditioned space. As with historic European villages, the spaces making up the “clubhouse” provides lawns, courtyards and plazas for large groups to gather under an event tent but does include traditional ballroom in the clubhouse. Designed to maximize utilization, indoor and outdoor spaces connect to each other to expand capacity when needed. The interiors were designed to embrace the fow of natural day light and sparkle with the artful artifcial light when the sun sets. With a premium placed on outdoor living, large courtyards placed among the interior spaces provides daylight into the adjacent rooms to minimize the need for artifcial illumination during the day. The forms and articulation of the buildings with covered loggias, large archways and operable glazed openings provide a connectivity of indoor space to outdoor living space and allow fresh air to fow through the buildings on nice weather days. Lake Worth Municipal Golf Club Lake Worth, Florida

Located at One 7th Avenue North, Lake Worth Golf Course and Pro Shop has been in business since 1927. The golf course is comprised of a unique old Florida design with a scenic 6,100 yard, par-70 course located along 1.2 miles of the Intracoastal Waterway. The new Clubhouse was designed in an “Old Florida Vernacular” to coordinate with the golf course. The main arrival is a covered portal focussing views through the building to the intracoastal beyond. The dining venues were designed along the water as well offering indoor and outdoor dining. Designed as a multifunctional community building to serve the golfing public and those who desire to dine casually along the waterway in Lake Worth. The Bear’s Club Jupiter, Florida Peacock + Lewis worked closely with Barbara and Jack Nicklaus, the Nicklaus Family and the development team to create their unique private Florida Club. Designed to be built in phases and appear to have been built over time, the project was themed to capture the spirit of old world Tuscan architecture. Consistent with the Tuscan architectural vernacular landscaped, courtyards, covered loggias, terraces and patios provide outdoor living spaces off of the interior functions allowing members and their guests to enjoy the South Florida winter weather overlooking the Jack Nicklaus Signature golf course. Precast columns and trim, natural stone, cast iron accents distressed clay barrel roof tile, mahogany windows and doors, heavy timber beams and skip troweled stucco create timeless architecture inside and out helping to promote the seamless indoor outdoor experience and in a very special place. Pillar Consultants, Inc. prepared the site design plans for the 20 Acre multi-family development comprised of 224 1-4 bedroom units. The project is located at the northwest corner of Stirling Road and SW 70th Ave, Davie. Duties included preparing and processing a Plan Amendment at the municipal, county and state level for an increase and change in density, processing a rezoning and site plan through the local municipality. Other responsibilities included providing complete topographic survey, platting and inspection services for the project.

Permitting included all regulatory agencies including Central Broward Water Control District, South Florida Water Management District, Army Corp of Engineers, Broward County Traffic Engineering, Broward County Environmental Protection Department, Broward County Health Department, Broward County Water Resources, Broward County Highway and Construction Division, Florida Department of Transportation, Town of Davie Engineering, Building, Fire & Utility departments.

PROFESSIONAL PROFILE: Mr. Costoya in his thirty two years of practice has been actively involved in all facets of Architecture and Construction ranging from Programming, Due Diligence Studies, Land Planning, Design Development, Project Management, Value Engineering and Construction Management. Mr. Costoya initiates and controls the design process for each project and maintains continual client contact assuring functional requirements, scheduling, budget and quality of design and construction are accomplished on all projects. He controls overall responsibility for coordination of architectural, structural and mechanical engineering disciplines along with code compliance and processing of projects for approvals. PROFESSIONAL PROFILE:

Mr. Pelayo has over 30 years experience and has extensive experience in architectural production, engineering coordination and construction administration of both public and private sector project types. His strength and vast knowledge in these areas has resulted in the reflection of quality, budget adherence and design for projects he has served. Extensive involvement during the construction of many of his projects has afforded him an insight into minimizing problems during construction, particularly when phasing of construction for ongoing services maintenance has been a concern. His early years in practice included exposure to site planning, technical drawings and field observation. Since then, he has handled client liaison, planning, programming, and design and construction documents for residential, educational, medical, commercial and industrial projects of various scope and complexities. His involvement has included scheduling, budget/codes adherence and coordination of engineering and specialized consultants. Mr. Pelayo’s most recent projects have been governmental projects for Palm Beach, Broward and Miami-Dade County governments including the Broward County Regional Wastewater Transmission system expansion, Lorah Park Elementary School and Golden Glades Elementary School, both in Dade County, the Pompano Beach Middle School in Broward County and the Northmore Elementary School in Palm Beach County.

Mrs. Dyer in her ten years as a team member at Frank Costoya Architect, P.A. has been actively involved in all facets of Architecture and Construction ranging from Programming, Design Development, Contract Drawings, Project Bidding, Permit Processing, Project Management, and Project Construction Contract Administration.

Mrs. Dyers’s participation begins with client meetings, defining project goals and objectives, and continues through to design, production, coordination of all consultants, coordinating code research and acting as government liaison during the permitting process. Once projects are permitted she then assists in construction administration by performing site visits and daily coordination and interface with the Owner and Contractor to assure a smooth project delivery process and that intent & quality of design is achieved.

During her years with Frank Costoya Architect, P.A. she has been involved in both commercial and residential project types including Mixed-Use Office/Retail Development, Office Condominiums, Family Life Ministry Centers, Branch bank renovations, an Interactive Food/Drink/Arts/Music facility, Medical Interior Improvements, Victoria Commons, Liberty Park, Sparez, The Crossings at Hallandale, Gov. Leroy Collins Farm Park, Mainstreet Davie, Garden Walk, and Custom Residences ranging from 2,500 – 10,000 square feet.

Recently at FCA she has assisted in the project management of Wiley Street for the City of Hollywood, a Federally funded grant money project successfully completed in the summer of 2012 for a value of $5.2 million, consisting of 24 Townhouses, 2 Duplexes, 5 Single Family Residences and a Community Center all spanning on Wiley Street between 66th and 67th Avenue in the City of Hollywood. Also, she successfully managed the reconstruction and remodeling of Harvard House last year which will have its Grand Opening celebration in March 2013. This was another Federally funded grant money project with a construction cost of $5.8 million. Harvard House is a totally renovated 4 story, 54 unit, Multi-family building with a Community Center and Site related Recreational features.

Mrs. Senorans is the newest team member at Frank Costoya Architect, P.A. with over 15 years experience leading in architectural, engineering and construction companies. She has actively been involved in all facets of Architecture and Construction ranging from various projects including community housing rehabilitations, institutional developments, obtaining government entitlements, single family homes, multi-family developments, retail and commercial spaces. Responsibilities included Programming, Design Development, Contract Drawings, Project Bidding, Permit Processing, Project Management, and Project Construction Contract Administration.

Mrs. Senorans’ experience, attention to detail and excellent problems-solving skills ensures that every project worked on is done accurately and on schedule. As a lead designer and senior project manager, she has the ability to oversee the development of the design and the execution of the construction documents working closely with the client in achieving their goals and objectives established for the projects. Once projects are permitted she then assists in construction administration by performing site visits and daily coordination and interface with the Owner and Contractor to assure a smooth project delivery process and that intent & quality of design is achieved.

Currently, at FCA she is managing “The Promenade” located in the Town of Davie: a privately funded, new commercial project on a 2.5 acre lot to be successfully completed in the summer of 2019 for a value of $20 million. The project consists of 3 stories of offices, restaurants, outdoor entertainment, retail shopping and a structured parking deck on the SW corner of Davie Rd. and SW 39th Ave., in the heart of the Academic Village.

Mr. Paipilla has seven years of experience in the architectural and engineering industry and has been involved in the development of construction plans, details and documentation according to the Florida Building Code for both residential and commercial projects.

Mr. Paipilla has extensive experience in 3D-CAD modeling, digital graphic illustration design and rendering with 3DS Max/Vray. He uses multiple computer assisted design equipment to develop his designs, as well as revise and overlay production drawings.

Most recently designed, prepared production documents and did 3D models for “Casa dela Gondola”, a new 2-story custom waterfront contemporary style residence on a 8,500 s.f. lot located at Lighthouse Point, FL.

Joseph collaborated in the design and production documents and 3D models for “Victoria Commons” located in the City of Fort Lauderdale. I. Project Control Services

Our firm has a proven track record of delivering projects on schedule and controlling project budgets. By administering and supervising construction we ensure that the design intent is implemented according to plans and specifications and that the quality of materials specified are installed correctly and to manufacturer recommendations with the highest standard for workmanship and craftsmanship which allow for the highest level of quality.

Critical PROJECT CONTROLS for “The Davie Golf & Country Clubhouse” are as follows;

Design/Production & Construction Phase:

1. Continual stream of “information,” “processing” and communication among all team members and Town of Davie Management Team. 2. Identify up-front project specific goals, objectives, criteria, schedule and budgeting issues. 3. Develop critical “schedule” path identifying key target dates. 4. Weekly team member project meetings to identify and address issues, monitor schedule, and implement and document decisions made. 5. Continual “quality” control via constant checking and review of design development and production of working drawings and specifications amongst all disciplines. 6. Code compliance review control assuring conformance to all applicable building codes, life- safety, A.D.A., hurricane high velocity zones, LEED Related Issues, etc. 7. Maintain clear, precise documentation. 8. Utilization of latest technology in software for scheduling and estimating with programs such as “Primavera P6” and “On Screen Take-off.” 9. Monitor bid process and provide clear and expeditious responses to RFI’s. 10. All documentation is to be processed thru the Architect’s office for appropriate document control and distribution. 11. All related/required submittals for construction to be made in immediate early stages as to not encumber scheduling/on-time deliveries as to not delay the construction process. 12.
