This Design and Access Statement has been prepared by Chassay+Last Architects for a redevelopment of the existing 440A Hornsey Road site. The document sets out the nature of the existing sites, the development proposal and the design rationale for the approach adopted.

440a Hornsey Road is located opposite Bavaria Road, between Thorpedale Rd and Roads Place, and close to Wray Crescent Open Space.

Apart from a single vehicular access point from Hornsey Road the site is landlocked and surrounded primarily by the rear gardens of two storey residential dwellings in Bracey Street and the rear of three storey properties (some with mansard roof additions) on Hornsey Road. The properties fronting Hornsey Road are now predominantly residential in use and only one commercial/retail uses remains at ground floor level and the former pub (No 440) adjoining the access way to 440A Hornsey Road is in use as a mosque. This building is Grade II listed.

440a Hornsey Road is hidden from the surrounding public streets. The site is surrounded by back gardens enclosed by the terraces fronting Hornsey Road and Bracey street.

Public access to the site is via an accessway from Hornsey Proposed Development Site Road.

In response to the enclosed conditions of the site, the scheme proposes to maintain the existing walls between the site and the neighbours and integrate the brief to provide 3 new residential houses and a replacement commercial building within the existing boundary walls.

The development brief was to redevelop the site to appropriate residential dwellings and high quality commercial floor space.
