DESCRIPTION Balmaghie House was built in the Victorian era, however we understand that it suffered from a fire in the 1960’s. Reconfigured and re-built shortly thereafter the house is now a mixture of traditional and modern with further potential to convert the lower ground floor to reception space. With high ceilings and timber panelling to the traditional parts of the house, the property retains a country house feel whilst being more manageable in size than many of its larger counterparts. The principle drawing room has a bay window overlooking the front gardens. There are seven bedrooms (two en-suite) and three large reception rooms with a selection of the original features of the house remaining including fireplaces, oak panelled walls, oak doors with leaded window lights and ornate timber carvings. There is a sun room off the dining room overlooking the garden and a modern kitchen with adjacent laundry room and smaller utility room/kitchen. There are two first floor areas providing bedrooms and dressing rooms, one of which could be sub-divided to create a self-contained flat within the house with access through the back door.

GARDEN AND GROUNDS Lower Ground Floor Adjacent to the rear of the house is a covered car port and three garden stores which leads out to the driveway which leads around to the back of the house with greenhouse and further garden store/kennels. The mature gardens have various areas including rose beds, a range of flowering shrubs and perennials and areas of lawn. There are seating areas and steps leading around the house. Located within the gardens is a former tennis court (now overgrown and disused) and the house is nestled in the extensive woodland which surrounds the property.

NORTH LODGE North Lodge North Lodge is a Doran construction, single storey dwelling with Three Bedrooms, Study, Kitchen, Bathroom and Living Room. The property is located to the north entrance to the estate.

GARDENERS COTTAGE & FORESTERS COTTAGE Mirror image accommodation, as shown in the floor plans, includes in both a Staircase Hall, with stairs rising to first floor and storage below. Doors open to Sitting Room with fireplace and window to steading courtyard. At the rear of the house is a Dining Room/Bedroom 4 which overlooks the parking area and garden. A Kitchen/Breakfast Room has a fitted kitchen. On the first floor are Three Bedrooms and a Bathroom with WC, wash hand basin, bath with electric shower over. There is a gravel parking area to rear, shared with the neighbouring cottage, a small walled garden area.

OUTBUILDINGS The cottages sit adjacent to the traditional steading buildings, which subject to the necessary consents, could be converted to further accommodation or holiday cottages, or refurbished to create a range of traditional farm buildings.
