Big Box, Maidstone

The Big Box Storage Centres company, which has its head office in Brighton, was founded in 1995 by brothers Mike and Peter Rayner. The company was originally a removals business, but was quick to realise the opportunity that the Self Storage Industry offered. Now, this impressive operation comprises eight facilities around the South East of , and it has expanded rapidly as demand for quality storage has increased. Due to the increase in demand, a decision was made to extend their self storage facility in Maidstone, Kent. The two-tier

mezzanine floor in the extension to the existing building has increased the footprint of the storage facility by approximately 14,600 sq. ft. and increased the net lettable area to 64,000 sq. ft., bringing the centre into line with Big Box’s other facilities. Big Yellow and Armadillo Self Storage’s charitable works

Cancer Research Big Yellow’s staff elected Cancer Research as their recognised charity in December, 2006. Since beginning their fundraising in 2007, Big Yellow and Armadillo have donated over £76,500 to Cancer Research through various activities, including: Donation Stations – Each store is provided with collection bags, which are supplied to customers who have good quality clothes, home ware, books, CD’s and DVD’s, which they no longer want. These items are then sold in Cancer Research shops. The store acts as a drop-off point for the customers’ collection bags and arranges for the goods to be picked up by Cancer Research. As much as £30 per bag can be raised in this way. Sponsored Events – Big Yellow and Armadillo’s staff have taken part in numerous charity runs, including the Great Capital Run, Race for Life events in Hyde Park, Swindon, Edinburgh, Sheffield and Hull, the BUPA Great Capital Run and the Hampton Court Palace 10k Run. Forthcoming events include the Great South Race for Life, Hyde Park: Rachel Finch, Trish Evans Run in Portsmouth and the London to Brighton Cycle Ride in (Store Manager, Barking East) and Jo Baker June 2010, for which they currently have a team of over 30 (Assistant Store Manager, Barking Central) people! sale of unwanted concert tickets, sports tickets, etc. Free Storage Space – 23 of Big Yellow and Armadillo’s facilities currently provide free storage to Cancer Research shops, totalling over 2,000 sq. ft. of storage space. Other charitable projects Donations – Since April, 2007 Big Yellow and Armadillo have donated £45,500 to various other charities, including the Lennox Cancer Fund, the Ashley Hyde Appeal, Comic Relief, Strongbones Children’s Charitable Trust, Children in Need, Cystic Fibrosis, the RSPCA, the British Red Cross and Help for Heroes. In addition, many other donations have been made to local schools, churches, hospitals and hospices. As part of their application for Best Companies, they made a donation to Cancer Research for every survey completed by their staff. Members of staff also ask for awards made to them to be donated to the charity and one lady at their Head Office donates a percentage of her Avon sales commission! Staff at their Kennington facility packed customers’ shopping at their local Tesco supermarket, using Big Yellow packing materials, while at the same time collecting for Cancer Research. Project 65 – One recent and notable event involved Paul Holmes, a member of their staff, taking part in Project 65. For this, he completed a 65 mile run with four soldiers from the 7th Battalion, The Rifles, on the 65th Anniversary of D-Day, starting from Tarrant Rushton Airfield in Dorset and running to Pegasus Bridge in France. Paul and his colleagues had 21 hours to complete the run through towns and villages including Ringwood, Lyndhurst, Southampton and finally Portsmouth, where they boarded a ferry to Normandy and thereafter ran the final three miles to Pegasus Bridge. They raised a total of £4,000 between them and Paul personally contributed £1,650, including sponsorship from Big Yellow and its staff.

RSPCA – Recently nine Head Office staff members attended the RSPCA centre in Chobham to renovate a log cabin used for the rehabilitation and socialisation of dogs. The team also made improvements to the garden area, as well as the fencing, and Big Yellow paid for all of the materials used. As their charity work continues to grow, Head Office and each self storage facility have elected Charity Representatives to co-ordinate and communicate local events. They regularly communicate and promote charitable activities and forthcoming events through their quarterly newsletter and Intranet. Introducing Sustainability to the Self Storage Sector: enhancing value and reducing costs

In September this year, Safestore joined Big Yellow in the FTSE4Good Index, indicating that the big players in the self storage sector do see the value in addressing environmental and socio-economic issues. The sector has been slow to rise to the sustainability challenge, particularly when compared to other sectors of the real estate industry, where the pace of change in recent years has been rapid. All operators, both large and small, should be watching Big Yellow and Safestore and judging whether the benefits that they are reaping make the development of a sustainability strategy a worthwhile exercise. When faced with this question, many will be asking themselves whether this is an unnecessary diversion from core business activity, or whether there is the possibility of the planning process, adding costly delays to development adding real value and increased profitability. projects. SSA UK to launch new and improved website

Before the end of November, 2009 the SSA is due to launch its newly revamped website as part of its concerted drive to raise awareness of self storage, and to support members in attracting new business to their self storage facilities. A presentation by Rob Smith of Blueleaf at the recent UK conference further highlighted the importance of a web presence and some of the key ways in which members can effectively drive customers to their websites. The intention of the SSA’s new website is to provide the first port of call for all self storage users, whether it is the first place customers go to look for a facility and information, or an initial contact point for members to go to find the latest information and industry contacts. As well as improved functionality, simpler navigation and effective content management, the website is designed to offer users a more user-friendly experience. The website is split into three core areas, with sections for members, non-member industry professionals and customers, with the content of each section tailored to their specific needs. One of the new key features for potential self storage customers, whether businesses or private individuals, will be an easy-to-use, searchable Store Locator Service. All SSA UK members’ facilities will be listed and customers will be able to search using a postcode or company name for the store that is nearest to them. Each of the facilities listed will have their postal address, e-mail address and telephone number included, along with a link to their own website. The secure members’ section will include regular updates and information about upcoming events, forthcoming legislation that may affect the self storage industry, member news, as well as upcoming surveys and industry reports. An important element of the website will be to promote the benefits of SSA membership, as a means of attracting new members. The website will, therefore, have a section targeted at other industry professionals and will include more information about membership, as well as information about the standards that the Association’s members are required to attain. Throughout the website there will be more colour and animation making it more dynamic and attractive to users. The images will also include pictures of self storage facilities, so customers will be more aware of what self storage is. And, there will be regularly updated consumer-orientated news to help keep the content fresh, interesting and useful. This, in turn, will encourage people to visit the website more often.

The website will focus on the SSA and the advantages of membership, which it is hoped will be of benefit to both customers and members. By promoting the standards that members must achieve to join the Association, it aims to educate customers to look for the SSA logo when selecting a self storage provider. In addition, there will be information about the people who work for the Association, should members have any queries or require a point of contact. As part of the SSA’s campaign to raise awareness of the industry, the latest press releases will also be posted to provide the media with a catalogue of news items and articles that have come out of the Association in recent months. There will also be more background and industry information, so the media and other interested parties can acquire a better understanding of self storage and its benefits. A number of random, yet regular, on-line polls will be posted not only to encourage the involvement of users, but also to provide a useful stream of information to the SSA and ultimately to its members. This feature will be used to help generate feedback on both self storage and the broader industry in general. Although, it is unlikely to be completed in time for the initial launch, it is intended that the website will offer a regular blog, or discussion forum, in the members’ section as a more informal way to build relationships and to encourage member participation and the exchange of information. This feature could also create an opportunity to have guest bloggers or commentators to offer an insight into their experiences of the self storage world and possibly suggest innovative developments or opportunities for members. The new website is undoubtedly a positive development for the SSA, customers using the website and the Association’s members. Having listened to Blueleaf’s presentation, the task ahead is to ensure that the content remains fresh so the website becomes a one-stop-shop for members looking for the most recent industry information, as well as a central point for potential self storage users who are looking for a store or more information about this fast-growing and exciting industry.
