Building over the existing station and redirecting its old railway lines presented a serious technical challenge.

Creative Solutions Large floorplates designed for 80s financial boom. Skillfully designed public spaces, including the famous Circle, introduced the concept of after-work relaxation in the City. An attraction all year round, with an ice rink in winter and concerts in summer.

Exceptional Results The exemplar for large scale urban redevelopment around the world. Set a new standard for quality of space both inside and out. Transformed secondary land into a prime City location, extending the City boundary by almost half a mile. Over 4,000,000 sqft delivered in 12 buildings. Green spaces, lakes and elegant architecture create a campus environment. Tenants benefit from concierge services to their desk, excellent evening courses and inter-office events.

Lipton Rogers HM Treasury Lipton Rogers Major Challenges Developments Developments A Grade I listed building consisting of a labyrinth of small spaces, including the Churchill War Rooms, needed to be transformed into a 21st century treasury to become one of the most popular buildings in London.

Creative Solutions Meticulously restored to create a dynamic environment: ‘keep the best of the old but with a view of the future’. 7 miles of walls were removed, creating much needed light and space. Abandoned light wells were transformed into expansive atriums for communal space.

Exceptional Results Completed ahead of schedule, the results set a new standard for private/public sector development. The National Audit Office declared the development a financial success. Open, transparent floors immediately introduced new energy and activity to The Treasury. A 1,200,000 sqft landmark development. Creative Solutions UK’s first US style business park with a campus atmosphere and 2,000,000 sqft net qft of modern office spaces in 20 buildings surrounded by acclaimed greenery, lakes, wildlife and a golf course, designed by Robert Trent Jones. A communal space known as ‘The Arena’ offers shops, restaurants and a swimming pool.

Exceptional Results Despite being located many miles from the centre of London, Stockley Park has enjoyed a continuous stream of big-name tenants since it opened, including Apple, BT, Canon, IBM, GSK and M&S. Lipton Rogers National Gallery Major Challenges Developments Destroyed in the 1940s by a bomb and sitting alongside one of the city’s most beloved galleries. Galleries are complex buildings – paintings need to be lit, protected and maintained without detracting from the viewer’s enjoyment.

Creative Solutions A new gallery wing was crafted to house a core exhibition of particularly sensitive Renaissance paintings. The exterior is elegant and subtle, continuing the line of the original gallery and connecting it to Trafalgar Square.

Exceptional Results The Sainsbury Wing combines functional efficiency, a modern appeal and - crucially in the face of such a famous site - subtlety. It has attracted millions of visitors since its opening in 1991. Creative Solutions The importance of the building’s aesthetic was recognised, and the exterior was barely changed by its redevelopment. The vast turbine hall hosts annual installations as an elegant solution to its massive scale. A top floor restaurant provides excellent views of London and is a destination in itself.

Exceptional Results A work of art in itself, this modern art gallery has become a hugely popular destination, linked to central London by The Millennium Bridge. In 2012 alone the Tate Modern attracted 5 million visitors. Its exterior continues to be an important feature of the London skyline. Politically probably the most sensitive site in the City, with considerable interest from the Prince of Wales and the cathedral. A number of previous projects had failed due to planning objections.

Creative Solutions Collaborated with the to find an appropriate master planner, respected by all those involved. Engaged the previous surveyor to the fabric who had an ingenious idea to create a cloister round the edges of a new public space, ensuring that in future generations the space in front of the cathedral would be maintained and respected.

Exceptional Results Gave much enhanced access to the Cathedral, a new public square, new retail space and leased to Goldman Sachs, the London Stock Exchange and CBRE. 1,200,000 sqft, delivered in 4 buildings. Creative Solutions Designing a new urban quarter with mixed use and obtaining a planning consent for a building designed by Renzo Piano. The 700,000 sqft project replaces a 1950s building and more than doubles the original floor space.

Exceptional Results The unusual designed building instantly changed the perception of the area and produced very substantial rental value uplifts and inspiring tenants including Google, MindShare, NBC and Universal. Lipton Rogers New Court, St Swithin’s Lane Lipton Rogers Major Challenges Developments Developments N M Rothschild & Sons have occupied the site for more than 200 years and needed a new building to provide an uplifting, inspiring environment demonstrating the old traditions in a modern setting.

Creative Solutions A design by Rem Koolhaas working with the City took a very traditional City lane within feet of the Bank of England in the most sensitive part of the City and provided a 14 storey building against the previous 5 storey’s. When asked by planning committee to justify the tripling of the development size, the City’s Planning Director said that the exemplary design and provision of the new space properly enhance the setting of Wren’s most famous church St Stephen Walbrook.

Exceptional Results Lipton Rogers Elizabeth House Lipton Rogers Major Challenges Developments Developments Two previous planning applications rejected due to impact on views from the Westminster World Heritage Site. Adjacent to Waterloo station, with 95m annual passenger trips it is the UK’s busiest and serves the UK’s ‘stockbroker belt’. Six underground tunnels and station under the site.

Creative Solutions The redevelopment will see the existing 60’s building replaced by an elegant David Chipperfield design, rising to a height of 29 storeys. A series of public squares will surround the buildings and transform the access to and from Waterloo Station. To address the complex underground constraints and create the size of floor plates required in today’s market an unusual bridge structure has been proposed.

Exceptional Results A 1,400,000 sqft new heart for Waterloo, improved public realm providing a mix of interesting floor plates and 140 high quality apartments. Lipton Rogers Holland Green Lipton Rogers Major Challenges Developments Developments A difficult planning environment made the vacant former Commonwealth Institute impossible to develop for 15 years. Renovation of the Grade II listed building, with its 1960s modernist roof, presented a considerable engineering and design challenge.

Creative Solutions The tired buildings around the perimeter have been replaced by three large residential apartment buildings designed by Rem Koolhaas’s OMA to compliment the existing central building to become a new home for the Design Museum. The hyperbolic paraboloid roof and associated structure is being meticulously restored. Exquisite private and public gardens surround the site.

Exceptional Results A 300,000 sq ft development including three high value residential buildings and an iconic museum set in their own landscaped grounds. The exceptional design criteria have attracted a wide range of international ultra high net worth purchasers, delivering residential values in excess of £4,000 psf. A carefully balanced masterplan is needed to deliver a successful development.

Creative Solutions Develop a new London district with 7 million sqft of mixed use, major global brands, offices, residential units and public space encouraging a cross fertilising effect. Delivery designed to coincide with a new Crossrail in 2018, with direct connection to Canary Wharf, the City and the West End.

Exceptional Results Commencing in 2014, this development will take around 15 years to deliver.
