DESIGN INSPIRATION Designed by Ockham Residential’s in-house architects, the inspiration for Bernoulli Gardens was simple: to encourage a sense of community by creating a relaxed, informal garden environment for residents to share. Innovative choices to remove unnecessary fences and concrete driveways have made a new suburban reality possible. A large north facing resident’s lounge opens out to a central garden. Pocket parks, bump spaces and other onsite amenities have also been designed to foster opportunities for community and connectedness. The garden views from the apartments to shared spaces reinforce the idea of an urban village. Inspired by classic warehouse loft-style buildings, the Bernoulli Gardens’ architecture is elegant yet restrained and references the historic aircraft hangars and brick factories of Hobsonville Point. The timeless, permanent masonry façade provides a natural counterpoint to living gardens that change with the seasons. In keeping with our cornerstone philosophies, we have chosen materials that are durable, low maintenance and distinctly residential. Why Bernoulli Gardens? Daniel Bernoulli was an 18th century Swiss mathematician and physicist who developed equations in fluid dynamics and is after whom the Bernoulli principle was named. This principle describes the mathematics of the mechanism underlying the operation of two important technologies of the 20th century: the carburettor and the airplane wing. In keeping with Ockham’s interest in critical thought, the name Bernoulli Gardens quietly acknowledges a great mathematician and the aviation history of Hobsonville Point. 4 5 6 Construction • Basement (Building 1) - 125mm thick concrete slab and grillage of 600mm deep steel reinforced concrete ground beams • Ground floor slabs (Buildings 2-6) - 300mm thick concrete raft slab • Upper floors - steel reinforced concrete slab • Roofs – timber trusses with powder coated long run metal roof cladding • Wall structure – a mixture of concrete tilt slab, solid masonry and steel post and beam structure with timber-framed walls • Exterior wall finishes and cladding: - Brick - 100mm thick handmade European bricks over 50mm cavity - Rendered solid masonry with a paint finish • Internal walls - 2.7 metre stud height in all apartment living spaces • Balconies – steel reinforced concrete with floating timber decking • Balustrades – powder-coated metal Fit Out • Central hot water system in each building providing unlimited metered hot water • A heat pump for heating and cooling • Smoke alarms • LED lighting • 100% Solution dyed nylon carpet • Wardrobe organisers 7 INTERIOR FIt out Kitchen: • Engineered stone benchtops • Porcelain tiled kitchen splash back • 15mm European engineered timber flooring or porcelain tile flooring • Quality New Zealand manufactured kitchens with soft close drawers • Smeg kitchen appliances • New Zealand made Methven tapware • Externally vented range hoods Bathroom: • Porcelain floor and wall tiles • New Zealand made vanities from Newtech • Polymarble basins from Newtech • Recessed mirror cabinets • Heated towel rails • 10mm Frameless glass showers with New Zealand made custom stainless steel shower bases 8 All illustrations are artist’s impressions. 9 10 Bernoulli Gardens Axis Series Homes Axis Series homes have been specifically designed with affordability in mind. Let’s make sure Auckland’s urban built environment is as beautiful and world-class as its natural landscape. We will achieve this aim with a total commitment to quality urban design, architecture and materials. In particular, our buildings will age gracefully and contain fine grain detail on a human scale that allows them to enhance their surrounds and be well loved by their communities.” OUR PHILOSOPHY Ockham’s fundamental belief that housing is infrastructure drives our whole approach to development. Treating housing as infrastructure allows us to focus on the long-term outcomes of development rather than just the short-term bottom line. Like other developers our projects must be profitable but, an Ockham building must also: • Be beautiful, well-liked by the community and improve the local built environment • Be constructed from durable low maintenance materials that age gracefully and minimise on-going costs • Incorporate best practice design to minimise noise and heat transfer to ensure residents’ comfort • Provide a high level of on-site amenity without expensive body corporate fees We believe Auckland is one of the most beautiful cities in the world and a wonderful place to live. It is our goal to develop Auckland’s best residential buildings to ensure the urban streetscapes of our beautiful city are world class. 15 Garden view apartment 16 Hobsonville Point Road Gground Floor Footpath N 1 BED + STUDY 2 BED 3/G03 4/G04 4/G03 5/G03 2 BED3/G03 + STUDY 3 BEDROOM 3/G04 5/G02 GARDEN 3/G02 4/G05 4/G02 5/G04 axis series 3 3/G05 4 5/G01 5 3/G01 4/G01 4/G06 5/G05 Footpath Parking 2/G02 2/G03 6/G02 6/G03 2/G01 2 2/G04 6 6/G04 6/G01 Footpath RESIDENTS LOUNGE Nugget Avenue Parking 1/G02 1/G04 1 GROUND FLOOR CARPARK 1/G01 1/G03 UP Footpath Parking Parking Mapou Road 17 Hobsonville Point Road 1first Floor N 1 BED + STUDY 2 BED 4/104 2 BED + STUDY 3/103 4/103 5/103 3 BEDROOM 3/104 5/102 GARDEN 4/105 5/104 axis series 3/102 4/102 3/101 3/105 4/101 4/106 5/101 5/105 2/102 2/103 6/102 6/103 2/101 2/104 6/104 6/101 Nugget Avenue RESIDENTS LOUNGE PLANTED ROOFTOP 1/103 1/104 1/105 1/106 1/107 1/114 1/115 1/116 1/117 1/118 1/108 1/109 1/110 1/111 1/112 1/113 1/102 1/119 1/101 1/120 18 Mapou Road Hobsonville Point Road 2second Floor N 1 BED + STUDY 2 BED 4/204 3/203 5/203 2 BED + STUDY 4/203 3 BEDROOM 3/204 5/202 GARDEN 3/202 4/202 4/205 5/204 axis series 3/201 3/205 4/201 4/206 5/201 5/205 2/202 2/203 6/202 6/203 2/201 2/204 6/201 6/204 Nugget Avenue 1/203 1/204 1/205 1/206 1/207 1/214 1/215 1/216 1/217 1/218 1/208 1/209 1/210 1/211 1/212 1/213 1/202 1/219 1/201 1/220 Mapou Road 19 Catalina Cafe Hobsonville Point Park Award Winning Playground Hobsonville Point Local Retail Primary School Hobsonville Point Early Learning Centre Hobsonville Point < Westgate Shopping Center Secondary School Coastal Walkway < Countdown and other retail 20 Ferry Terminal bernoulli gardens location guide Hobsonville Farmers Market Bernoulli Gardens sits in a prime location in Hobsonville Point, a former Royal New Zealand Air Force Base.
