SITUATION The land and stables are situated in a rural location near the village of Glyndyfrdwy, approximately 5 miles from Llangollen and 5 miles or thereabouts from Corwen. It is within close proximity to the A5 Trunk road and the city of Wrexham is only 16 miles or thereabouts from Garth y Dwr. DIRECTIONS From the town of Llangollen travel along the A5 towards Corwen for approximately 4.9 miles before turning right, down a lane signposted by a no through road sign. Travel along this road for 0.6 of a mile and you will reach Garth y Dwr, the last property along the lane. COMMON LAW TENANCY FOR GRAZING BY HORSES AND PONIES – MAIN HEADS OF TERMS Term The land will be let on a Common Law Tenancy for Grazing by Horses and Ponies. A copy of the draft agreement will be available for inspection at our Denbigh and Menai Bridge offices. The Landlord or the Tenant may terminate the tenancy at any time on giving eight weeks written notice to the other party. Rent The rent will be due in equal instalments on before the 1st day of each month with the first instalment due prior to taking occupation of the land. Deposit A deposit payment of £500 will be due prior to taking occupation of the land. Insurance The Landlord will be responsible for insuring the property. Maintenance and Repair The Tenant must manage the land in a way to prevent poaching or damage to the pasture. Services Mains water is included with the rent, however the electricity will be charged separately. Muckheap The Tenant will be responsible for the removal of the manure, the tenant is permitted to spread the manure on the land if they wish to do so. Trailer Storage The tenant will be allowed to store their trailer on the yard if required. Restrictions Available for horses or ponies (a maximum of 4) used for recreational purposes only, the land must not be used for exercising or training horses or for any such activity that may evoke a business tenancy. The Tenant will not be permitted to sub-let, assign or otherwise share or part with possession of any parts of the land. VIEWING All interested parties are welcome to inspect the land, by foot only, however subject to making an appointment via our Denbigh or Menai Bridge offices. All persons when viewing must ensure that they are in possession of these letting particulars and furthermore ensure that the gates etc. are left entirely as found. We nor the owners will be held liable for any injuries which may be sustained whilst viewing the land. OFFERS Reasonable offers are invited.
