(a) This Agreement incorporates the Standard Conditions of Sale Fifth Edition (2018 Revision). Where there is a conflict between those Conditions and this Agreement, this Agreement prevails. (b) Terms used or defined in this Agreement have the same meaning when used in the Conditions. 2. The Property is sold subject to the Incumbrances on the Property and the Buyer will raise no requisitions on them. 3. Subject to the terms of this Agreement and to the Standard Conditions of Sale, the Seller is to transfer the property with the title guarantee specified on the front page. 4. The chattels on the Property and set out on any attached list are included in the sale. 5. The Property is sold with vacant possession on completion. 6. In the event that either party is required to serve Notice to complete upon the other under condition 6.8 the Seller shall allow to the Buyer or the Buyer shall pay to the Seller in addition to or by deduction from the purchase monies the sum of £100 plus VAT towards the other party’s legal costs in respect thereof and other matters attended to as incidental thereto as the case may. 7. The Buyer will pay on completion the sum of £186.03 to the Seller’s conveyancer for reimbursement of local search and water and drainage search fees. 8. The Seller will remain at risk for the buildings insurance until the Completion Date and Standard Conditions 5.1.1 and 5.1.2 do not apply to this Contract. 9. Each occupier identified below agrees with the seller and the buyer in consideration of their entering into this contract, that the occupier concurs in the sale of the property on the terms of this contract, undertakes to vacate the property on or before the completion date and releases the property and any included fixtures and contents from any right of interest that the occupier may have NOTE: this condition does not apply to occupiers under leases or tenancies subject to which the property is sold Name(s) and signature(s) of the occupier(s) (if any): Name: Signature: 10.
