The village of Branscombe boasts two fine inns, a good primary school and the important 12th Century Norman church of St. Winifred. The South West Coastal Path and the wide shingle beach at Branscombe Mouth are approximately one mile distant. Communication links are good with the A30 at Honiton M being about 8 miles to the north giving access to the M5 at Exeter and Taunton. Rail services are available from Honiton to London Waterloo or from Exeter or Tiverton Parkway to London Paddington. Exeter Airport with International and UK flight destinations including daily fights to London City Airport is 13.5 miles distant. This part of East Devon is renowned for its dramatic Jurassic S coastline designated a World Heritage Site which extends between Orcombe Point in East Devon and Studland Bay in Dorset. The delightful fishing village of Beer with its sheltered pebble beach, fishing boats and freshly caught fish stall, ancient stone quarry, inns, galleries and cafes is 2 miles distant. The Regency coastal town of Sidmouth is 6 miles away and has a more comprehensive range of amenities for educational, shopping, sporting and leisure activities. The cathedral city of Exeter is about 18 miles to the west and provides excellent educational, recreational, cultural and shopping facilities. One of England’s best performing selective state schools is in E nearby Colyton. Maynards Girls School and Exeter School in Exeter, Blundells School in Tiverton and Kings, Queens and Taunton School in Taunton are also highly regarded. For the golfing enthusiast there are courses at Sidmouth, G Honiton, Seaton, Lyme Regis and Woodbury. There are sailing clubs at Axmouth, Seaton and Beer and water sports facilities are available at Sidmouth and Exmouth. The South West Coastal Path is easily accessible and the area provides excellent walking and cycling opportunities. Description Keepers Cottage is situated in an elevated yet sheltered South facing location within the beautiful East Devon parish of Branscombe, the coastline of which merits World Heritage status and is largely held under The National Trust’s protection. Keepers Cottage is believed to have been built in the middle of the last century in traditional style with rendered and colour washed elevations under a reed thatch roof and originally formed part of the adjoining estate. Approached over a private road leading from a quiet country lane, the property has been skilfully extended and has undergone a sympathetic programme of modernisation including oil fired central heating, leaded hardwood double glazed windows, a bespoke fitted kitchen and laundry room, and luxuriously appointed bathrooms. Internally, the property has a very solid feel and surprisingly good ceiling heights. The sitting room has an impressive Beer Stone fireplace with a Bath stone hearth built by Exeter Cathedral’s stone- masons.
