 Lights  Should you arrive while it is dark outside there are illuminated night lights for your safety however a lamp will be on your immediate left upon entering through the front door.

 Garage Door Entry:  The garage door is equipped with a touch key pad entry located on the left (if you’re looking at the door) side of the garage door. Enter the four digit code and press the large button to open.  The portable electric garage door openers are in the welcome basket.

 Keys: House/Garage Key o Are in the lock box located at the front door; the code will be provided in your arrival instructions via email. Any extra house/garage keys provided will be in the welcome basket. o THE HOUSE and GARAGE KEY ARE THE SAME

WHAT TO EXPECT

Besides expecting an amazing stay in Scottsdale we understand it is beneficial to know some of the items available to you in the home to better prepare you for your stay. We recommend scoping out the place PRIOR to heading to the store.

Please note we do provide many items but we also work on an honor system. Some items (napkins, laundry soap, garbage bags, tin foil, sandwich bags etc…) we have provided or also may have been “donated” by previous tenants…kind of like the “take a penny leave a penny system”.

 Smoking Policy  WE DO NOT ALLOW ANY SMOKING OF ANY KIND IN THE PROPERTY.  NO VAPES – NO E-CIGARETTES – NO CIGARS - NADA!!!  There will be an additional $250.00 cleaning charge for any smoking in the home.

 Pet Policy  We do NOT allow any pets or animals with the exception of legal service animals.

As a “rule” (I know, eye roll here) and we don’t think we have to say this but we will…Please respect the home as if it were your own…enough said!

 Timers  The home has two timers that control the outside lights in the front and the rear of the home. We kindly ask that you do not manually turn the lights on or off. (They require an engineer’s degree to set…not really…but it’s pretty embarrassing the amount of time it took us to set them).

 Trash Collection  GARBAGE AND RECYCLE PICK-UP ARE ON TWO DIFFERENT DAYS  Trash collection (black cans) is on Tuesday and recycling (pink can) collection is on Friday each week.  Trash containers and contents must be stored in an area not visible from the streets or adjoining lots. Trash may be placed outdoors for collection no earlier than 24 hours prior to scheduled pickup. Empty containers must be returned to out of sight storage no later than 8 hours after pickup. Please place TRASH CANS and PINK RECYCLING BIN here.

PLEASE recycle your plastic and glass. We and the environment thank you!!

 Drying Facilities  No outdoor clothesline or other clothes drying facilities are permitted at any time.

 Parking Instructions  THERE IS NO PARKING IN THE DRIVEWAY AT ANY TIME.  Any additional vehicles are required to have the yellow provided parking pass hanging from the rearview mirror and park in the guest parking only.  Resident parking of motor vehicles is limited to garages. Paved parking spaces are for guests only. Exceptions are loading/unloading and emergency vehicles. Parking on the grass, streets or driveway pads is not allowed. Stopping, standing, or parking in fire lanes is prohibited at all time with the exception of emergency vehicles. No commercial or recreational vehicles of any type may be parked or stored in Arroyo Verde. The restriction includes boats, trailers, pickup trucks, motorcycles, motor homes and vans. Any vehicle found to be in violation of this section will be subject to towing at the owners' expense. Disabled or non-registered vehicles are not allowed on the property and will be towed at owner expense. No covers shall be placed over any vehicle parked in common areas.* Towing will be done in accordance with Association rules and City of Scottsdale Code Compliance. Guest passes for overnight guest parking spots or weekly visitors must be obtained from us by request and placed in the driver's side window. Vehicles of resident owners and tenants must be in the garage.

 Garage Doors  Garage doors MUST be kept closed unless a vehicle is entering or exiting, or for placement or removal of personal items, or for cleaning purposes. Garages may be used for storage, PROVIDED this does not prevent the garage from being available for the parking of ALL of the resident's vehicles within the garage.

 Pool & Hot Tub  The pool gate must remain locked at all times while you are in the pool or not.  Spa/Jacuzzi jets can be turned on by the switch near the shade canopy.

 Pool and spa hours are from 7 AM to 11 PM. No food, glass items or smoking is permitted within the pool and spa area at any time. (All Arizona Statutes and Maricopa County Code Regulations apply)

HOW TO….

House Instructions

 Heat and Air Conditioning – The home does not have forced air or heat therefore it does not blow out of the vents like a furnace. It is a bit different if you’re used to hot or cold air blowing through your vents. Below are instructions for the thermostat. We can control it via Wi-Fi should there be any problems.  NEST Thermostat - https://nest.com/support/thermostat/

The thermostat lights up when walking past to show you the temperature and time. Please familiarize yourself with the screen below to see the different features.

The screen will change to visually tell you at a glance what your Nest Thermostat is doing: the screen turns blue when cooling, orange when heating, and black when the system is off.

Status

Above the target temperature is a text representation of what your Nest Thermostat is doing. It will tell you things like HEATING or COOLING or show you the Time-to- Temperature, which is an estimate of the time it will take for your system to heat or cool your home to the target temperature. Time-to-Temperature appears as soon as you adjust the target temperature up or down.

Target Temperature

When you look at the Nest Learning Thermostat temperature screen, either on your thermostat or the Nest app, the large number is the target temperature.

Current Temperature

The small number next to the small tick mark is the current ambient temperature in your home.

Nest Leaf

A Leaf will appear below the target temperature when the target temperature saves you energy.

To heat or cool:

1. Press the Nest Thermostat silver ring to bring up the menu. 2. Choose the thermostat mode icon. This icon will change depending on which mode your thermostat is in:

COOL

HEAT • COOL

OFF

3. Select the mode HEAT, COOL, or HEAT • COOL, or OFF

Note: You can also switch between heating and cooling simply by turning the temperature while heating all the way down, or all the way up when cooling. You’ll see "Press to cool" or "Press to heat" appear on the thermostat screen. Press the thermostat ring to switch modes.  Fireplace  Only use clean burning wood such as Duraflame or something similar. We request that you do not use real wood. One Duraflame will last many hours.  Damper/flue control is here in the middle. Remember to close when not in use.

CHECK OUT PROCEDURES PLEASE READ PRIOR TO YOUR DEPARTURE!! Please….

1. Empty all garbage cans (kitchen, bathrooms and laundry). 2. If your departure day falls a day prior to a regular garbage (Tuesday) or recycling (Friday) pick up day please make every attempt to get as much garbage out of the home as possible on that day. 3. If your departure day falls on garbage (Tuesday) or recycle day (Friday) please set the appropriate cans outside prior to your departure. Any other day, please leave cans sealed in the garage. 4. The day of your departure wash all soiled kitchen, bath, and cleaning towels, place in dryer, and begin a drying cycle. If you’re feeling super generous (the cleaning team would love you for it) fold and put away the kitchen, bath, and cleaning towels but it is not required. 5. Remove and dispose of all perishable food items (not the mustard etc…) If you’re still feeling generous (and do not want to drag home) any unopened, non- perishable, non-expired, and non-refrigerated food items you may leave them for the next guests. 6. Place all dirty dishes in dishwasher and start a wash cycle. 7. Empty coffee grounds and unplug coffee maker. 8. Check to ensure stove and oven are off. 9. Remove soiled bed linens and place on bed. 10. Check to ensure exhaust fans in kitchen, bathrooms and laundry area are all off. 11. Check to ensure there are no clothes in washer and dryer. We have enough socks 12. Check to ensure damper is closed in the fireplace (see instructions). 13. Lock both patio doors via the floor lock and handle. 14. Lock all windows via the black stick in the sills. 15. Close all blinds. 16. Turn all INTERIOR lights off (including the closets, hall, and laundry). 17. Is the microwave empty? No furry tea cups please 18. Do you have all your chargers?

And finally, after your car is packed, out of the garage, and you’re ready to head back home…

19. Return parking pass to the welcome basket. 20. Return all garage door openers to the welcome basket. 21. Return the mailbox, pool, utility electrical box, and any spare house keys that were provided to the welcome basket. Remember to keep one for the lock box! 22. Lock the homes front door and small garage door. 23. Replace a key into the lockbox and lock the lock box. 24. Please double…no triple check to ensure the large garage door is closed. The garage door openers will open the door from inside the house so if you toss the openers into the welcome basket or something hit them inadvertently, the door MAY have opened without you knowing. Yep, we did that and didn’t know the door was open! 25. Get going home back to reality….awwwww…and tell your friends and family about your awesome stay in Scottsdale!
