H Statement on The Proposed Renovation of Gare du Nord, Paris Society of Architectural Historians Heritage Conservation Committee Background As Paris prepares for the 2024 Summer Olympics, Gare du Nord is slated to become a major conduit of visitors travelling from the Charles de Gaulle airport to the city of Paris. As well, the station serves as the terminus of the international high-speed Eurostar rail service. The station strains under the burden of its current passenger load, and that load will increase substantially during the Olympics. An expansion and modernization of this essential Parisian transportation hub is certainly in order. Work is scheduled to begin in 2020. Issue Gare du Nord is also one of the most significant rail stations in the Western world. Designed by Jacques I. Hittorff and constructed between 1861 and 1864, Gare du Nord serves rail destinations in northern France and Belgium, Germany, the Netherlands, and the United Kingdom. Some 222 million passengers pass through Gare du Nord in a given year, over 700,000 passengers daily, making it the busiest rail station in Europe. While functional improvements are necessary, its preservation is essential. The current renovation proposal, designed by S.N.C.F. Gares & Connextions, goes far beyond functional improvements. S.N.C.F. proposes an additional 164,000 square feet of space, and reimagines Gare du Nord as a commercial center, including a co-working space, fitness amenities, and an abundance of retail facilities. The proposed renovation focuses on R.E.R commuters, and creates a mall-like commercial development that threatens to overwhelm the historic rail station. -

PARIS Cushman & Wakefield Global Cities Retail Guide Cushman & Wakefield | Paris | 2019 0 Regarded as the fashion capital of the world, Paris is the retail, administrative and economic capital of France, accounting for near 20% of the French population and 30% of national GDP. Paris is one of the top global cities for tourists, offering many cultural pursuits for visitors. One of Paris’s main growth factors is new luxury hotel openings or re-openings and visitors from new developing countries, which are fuelling the luxury sector. This is shown by certain significant openings and department stores moving up-market. Other recent movements have accentuated the shift upmarket of areas in the Right Bank around Rue Saint-Honoré (40% of openings in 2018), rue du Faubourg Saint-Honoré, and Place Vendôme after the reopening of Louis Vuitton’s flagship in 2017. The Golden Triangle is back on the luxury market with some recent and upcoming openings on the Champs-Elysées and Avenue Montaigne. The accessible-luxury market segment is reaching maturity, and the largest French proponents have expanded abroad to find new growth markets. Other retailers such as Claudie Pierlot and The Kooples have grown opportunistically by consolidating their positions in Paris. Sustained demand from international retailers also reflects the current size of leading mass-market retailers including Primark, Uniqlo, Zara brands or H&M. In the food and beverage sector, a few high-end specialised retailers have enlivened markets in Paris, since Lafayette Gourmet has reopened on boulevard Haussmann, La Grande Épicerie in rue de Passy replacing Franck & Fils department store, and more recently the new concept Eataly in Le Marais. -

From there, take the #4 métro line (purple) north to Barbès Rochechouart station. Transfer to the #2 métro line (blue) going west to Victor Hugo station. The office is a short walk from the station. The Gare du Nord station is one of the most important stations in the world, and the most important station in Europe in terms of numbers of travellers. Over the decades, it has managed to adapt to the modernisation of the rail network, preparing for the arrival of Eurostar and opening new lines towards Northern Europe. With more than 700 000 people going through the station each day (i.e. 200 million travellers per year), the long-term increase in numbers of visitors has affected the quality of its facilities. Providing a solution to crowded traveller spaces is a priority for SNCF Gares & Connexions and necessitates a large-scale redevelopment. IMPROVE AND FACILITATE ALL MOVEMENTS WITHIN THE STATION The Gare du Nord station serves 4 European countries.
