Executive Summary: The 737 North Michigan building management team works closely with the in-house leasing team. Both teams have bi-weekly calls with ownership. The management team also works with the onsite team to entertain key outside brokers throughout the year. An example of the relationship the building management maintains with outside brokers is the continued support of a key outside broker’s charity, the Lynn Sage Foundation. Annually the building displays the Lynn Sage cancer flag in October and participates in the annual Lynn Sage Foundation Golf Outing. The entire 150 North Michigan team attended this event to support CBRE’s philanthropic foundation in July 2019. More than $500,000 was raised, with 100% of proceeds benefitting numerous local charities, such as Schwarber’s Neighborhood Heroes, Jon Lester’s NVRQT campaign for the Pediatric Cancer Research Foundation, and Joe Maddon’s Respect 90 Foundation. 150 N. Riverside partnered with Open Books Chicago to host a book drive. Participants were instructed to drop off books at the box found in the lobby from October 7th – October 11th. Each year, Open Books puts the donated books to good use to provide transformative programs to more than 5,000 students in the Chicagoland area. 150 North Michigan is home to direct access to the Pedway, Chicago’s downtown pedestrian way system. Per the City of Chicago website, “This system of underground tunnels and overhead bridges links more than 40 blocks in the Central Business District, covering roughly five miles. Used by tens of thousands of pedestrians each day, the Pedway connects to public and private buildings, CTA stations and commuter rail facilities.” Approximately 50 people are employed directly or indirectly at 150 North Michigan in property management, engineering, leasing, security and janitorial services. The building provides office space for 59 tenants and over 2,500 employees. The 150 North Riverside team transformed a vacant lot with uncovered rail lines into a public green space contributing to the beauty of downtown Chicago. Creating an elevated park and plaza, the project team covered the rail lines and improved the acoustic and aesthetic experience for the surrounding neighborhood, including the adjacent condominium building. The small building footprint, public park, and riverwalk connection all serve to impact the community in positive ways. Additionally, the office building has already contracted 99% percent of its leasable space, adding to the thriving business community in downtown Chicago. With over 700 bee species heading towards extinction, 150 North Riverside took the initiative to sponsor 2 beehives on-site, to help rebuild a healthy honey bee population. They are located on the roof and when and if they make enough, we will be able to distribute the honey to tenants. There are 39 people employed directly or indirectly through 737 North Michigan in management, engineering, leasing, accounting, security and janitorial. Executive Summary: Each of the management teams at 123 N. Wacker, Center and 550 W. Washington had successful outcomes in 2019: from winning a 2019 BOMA International TOBY Award and BOMA 360 recognition, achieving higher levels of LEED certification, and being recognized as an outstanding management team, there was no shortage of accolades. Broker Relations: The property management teams at these buildings couldn’t excel at their roles without teamwork from others. All work collaboratively to achieve extraordinary results for their respective building. At 123 N. Wacker, the property management and leasing teams conduct tours and meet with prospective tenants to ensure they have a comprehensive understanding of leasing space. Management at works closely with Telos as the primary leasing team, in cooperation with JLL. The Telos office is located at Aon Center and daily interactions and meetings facilitate a great working relationship. They work together to conduct broker tours, lease prospect tours, the building of spec suites and in marketing efforts. At 550 W. Washington, the property management team works with brokers from MB Real Estate on tours and prospective deals. Additionally, brokerage and property management teams at 550 W. Washington came together to support the Children’s Service Board of Ann & Robert H. Lurie Children's Hospital of Chicago by donating $5,000 to the Gold Coast Fashion Show Fundraiser and attending the event. Over $1 million was raised for Lurie Children’s Department of Family Services. Community Service: Each property participates in various causes. Food and coat drives during the winter months are most popular among the properties, and additional philanthropic events include: a candy drive at 123 N. Wacker to benefit Ronald McDonald House Charities, a book drive and school supply drive benefitting Big Brothers Big Sisters at 550 W. Washington, and a toy drive/food drive and Step Up for Kids stair climb take place at Aon Center. Additionally, 20 employees from JLL Property Management volunteer at the Greater Chicago Food Depository each month. Community Impact: The surrounding communities benefit from programming hosted by each building. 550 W. Washington, together with anchor tenant CME Group, donated the lobby’s original, large, colorful sculpture to the Easterseals. It was recently installed in their new facility in the West Loop, a school for Autistic children who range in age from four to 22 years old. It was chosen because the students will respond well to its varied colors and shapes. Aon Center serves the community through initiatives that promote sustainability. The building has and only fully electric bus fleet that runs between Union Station and Ogilvy providing suburban commuters an easy way to get from work to the train. The building also has a private bike room and those who bike to work have full access to the locker rooms and showers on the Cloud Level. At 123 N. Wacker, tenants relocating from the suburbs to the city provides additional foot traffic for surrounding retailers and restaurants.
