The Old And The New Set well back from the road, down a long drive, and surrounded by parkland, Rackheath Hall is a quiet, exclusive development, centred around the attractive, sandy-coloured, historic building. The hall has a long and interesting history dating back to the 1600s. One of its earliest occupants was MP and Mayor of Norwich, Sir John Pettus, who was knighted by Queen Elizabeth I. The original hall burnt down and was rebuilt in 1830. During the Second World War, it stood at the centre of living quarters of a US Air Force base, which was home to the 467th bomb group. The house itself is a modern property, built as a ‘gatehouse’ in the grounds of the hall. With a large private garden, as well as the benefit of communal grounds, the enviable position greatly appealed to the owner. A Rural Retreat “I remember coming down the drive to reach the hall. At the time I was living and working in London and Birmingham and this felt so different. There were sheep grazing in the fields, it was lambing season and I fell in love with the peace and sense of open space,” he explains. This was the last house to be built on the development and he bought the property as a new build, full of character with wooden floors and flooded with light through large windows. It was a one bedroom home at the time and after a few years the owner added a significant extension incorporating the garage and building a new drive and detached garage. The property now has over twice its original floor area and offers impressive accommodation. The kitchen is the highlight with vaulted ceilings and roof lights as well as doors leading out onto a sunny porcelain tiled area which is fully lit. It’s a great area for entertaining, with drinks laid out on the breakfast table and the doors wide open for summer garden parties or barbecues. City Proximity The house has the largest garden of all the properties on the development. There’s a lovely sunny decked area and a long lawn stretching down the private plot. It’s wonderfully secluded here with lots of wildlife, but a short stroll takes you to the lake and communal grounds where you enjoy a real sense of openness. “You’re in the middle of the countryside here but around five minutes away is the new Broadland Northway road which gives you easy access to Norwich International Airport or to the A47 with connections on to Cambridge and London. You’re also close to the heart of the Norfolk Broads. The Park and Ride is also five minutes from here, as is a large supermarket and several takeaways. You don’t have to go far for anything. It’s a great balance of country living without sacrificing convenience.” Indeed the owner has found it a real wrench to leave his home and if he didn’t have to move away for work, would have been happy to stay here for many years to come. “This is a very special little community and I hope the new owners enjoy it as much as I have.” The Accommodation The current owner has sympathetically extended the house to form a large family home. The ground floor accommodation consists of a wonderful… Open Plan Main Reception Which benefits from vaulted ceilings and a wall of glass which offers wonderful views over the rear garden. Underfoot the timber floor continues through into here from the hall, whilst French doors afford access out to the timber deck. The focal point of the home is the wonderful… Breakfast Kitchen Which can be found on the southern side of the home ensuring plenty of natural light all day long. Upon entering the kitchen you can’t help but notice the wonderful space on offer, enhanced by its vaulted ceilings and exposed truss above. Additional oak cabinets can be found to two further aspects contrasting beautifully with the classical black granite work surfaces. With French doors affording access out to the rear gardens. Timber floors continue into here form the hall, whilst a door offers access through into a very spacious en suite bathroom, complete with separate shower. The first floor accommodation is accessed from the breakfast kitchen via a timber staircase; here you discover…

Two Further Bedrooms Which consist of a double and a single. Both of which, benefit from timber floors. The timber floors can also be found to the landing along with a large window that offers views over the communal gardens. The two bedrooms also offer plenty of windows that offer views of the surrounding area, whilst also providing plenty of natural light. Main Bathroom The white three piece suite includes a WC, a wash basin and a large double ended bath complete with overhead shower attachment and glass screen. A heated towel rail can also be found behind the bath. The Grounds The property is situated within the grounds of Rackheath Hall, but also benefits from its own private grounds. Tucked away to the corner of the park, a private drive to the house leads along its southern boundary to the rear garden directly to a combined garage and car port. Additional off street parking is available here for several vehicles. The rear garden is laid to lawn and is enclosed by a combination of close boarded fencing and mature hedging. A number of mature trees can be found throughout the garden including pine, oak and acers. A porcelain tiled area, which is lit for those lovely summer evenings, leads off the rear of the kitchen and conservatory. In all, the gardens extend to just under 0.2 acres. Agents Note Rackheath Hall has a gardens maintenance charge for the maintenance of the grounds which is £530 per year.
