Cambie Street/Marine Drive Information Session - COMMENT SHEET

Marpole is changing. The City has received rezoning applications in the area, including the corners of and Marine Drive. The applications propose new development with stores, services, increased residential density, and higher buildings.

After viewing the presentation materials, please provide your views on the following:

1. Comment on the City’s proposals for the Cambie Street/Marine Drive area (The Cambie Corridor Planning Program).

- Most part ? just the height of buildings 20 storeys or less. ? space nowhere to be seen. - It appears the whole area’s development is being planned on a piecemeal basis. - A complete comprehensive plan needed. - I think it is well overdue. is a thriving community that needs an upgrade with more options for living, entertainment, employment any overall upgrade of modern shops. I hope this is the beginning. - Need more mix of uses, even in areas that are currently industrial. Residential on the water potential? Waterfront community. - I am not familiar with the process – please let us know about these plans through more efficient means (more flyers…) - Great presentation. - Excellent for the community. - Good to see some added mixed-use density within this corridor giving it more of an updated vibrant feel. - The Marine Gateway project is too big as to height and density. Insufficient planning into the traffic impact and shadowing of the park and school and adjacent residential units. Lack of community amenities. - I think this plan needs to speed up, the area has left under development compared to other areas in the city. - Fabulous – just what the City needs. This area is UNDERUTILISED. It will change the “feeling” about the area, and create a neighbourhood feeling. Long overdue, and well tough through. Doesn’t seem to impact on anyone’s life – just brings NEW, PRACTICAL and TIMELY amenities. - This plan is fantastic for the area – let’s build it! - I think the plan is well developed. We should be densifying as much as our transit lines and hubs as possible. - PCI has done a fantastic job in their proposal and displays many benefits for their project. The waste management control, increased jobs and layout (unit size, shadow of buildings) shows that they care about the community. The access and transportation with the is an added bonus to this project. I hope the City approves this project for the growth and importance to the Cambie/South side area. - Planning is needed for community amenities to accommodate the additional population. Commercial units should be suitable for the family-oriented nature of the neighbourhood (i.e. no cheque cashing, porn, massage, etc.) - I don’t think the project should be approved because look what happened to the businesses along Cambie St. because of the Canada Line. Now you are planning to displace all the homeowners along Cambie St. Why are you so worried about housing for people coming into the country when you own people born here cannot afford a home. I live along Cambie St. - Hurry up! - I like the project and support the change. - Most commercial business and area buildings have height requirements. - I like it. Transit oriented densification is just what we need. - Until now there was not nearly sufficient community and neighbourhood input. Even now residents that are living in apartments have to hear by word of mouth. No notices were sent by the City in the mail. I had to learn of it on the news by a group that would never have existed but for their extreme concern in the planning process. Why is there NO UPDATED community plan? Why is Marpole’s 3 years old??? - Planning is proceeding responsibly and respectfully. - This corridor with the Canada Line and increased in population is idea for creative, sustainable and higher density mixed-up developments with open space and public/community amenities. - More clear information details regarding the Marine Gateway Project. Must consult that area residents before the final proposal. - I support this development it is really good project. - It’s too big. I would like Marine Gateway to be only south from Marine Dr. Please don’t build north from building. I enjoy living corner of Marine Dr. and Cambie St. There are many seniors living in same apartment. Where can we live if we will have to move out from this apartment? We don’t want to move out from this area! - We need a comprehensive plan for Marpole. Are we still considering the big box store of WalMart on Marine? What that will impact to the Cambie/Marine Drive traffic? - Exciting to see something finally happening in the stagnant neighbourhood (and I am a resident). - It is very exciting to me to have a Gateway Project with fantastic retail stores/retails in my neighbourhood. Marpole is old and tired looking it will be nice to rejuvenate the area. I think design charettes and a Marpole plan should be created for the rest of neighbourhood – but this is a great start. - Developing the area along the main transit route would help and aid people within the community and streamline the flow of traffic. Having things be central and accessible would be a good idea. - Planning has to progress especially around transit hub area – seems normal for ?? in such an area. - We need an area plan in place before a “spot rezoning” takes place. The Marine Drive plan doesn’t fit the surrounding. It is too tall. It is going to Metrotown in . The proposed high-rise is not too far from the air traffic to Vancouver Int’l Airport. The height of the building will be a safety concern. In addition, there is float plan traffic as well along south-north between Oak & Cambie. With more population density, we need more spaces for schools. - There has not been enough public consultation. - It’s too tall (residential tower), too large overall. Too much commercial space which will provide too much competition for the businesses on Granville St. - Looks pretty interesting and innovating. Will revive the area. - The Cambie corridor will serve to revitalize the area. It makes a lot of sense to have mixed-use residential and retail around the Canada Line station. - The profit much too large. Concern about stability of the actual LAND ……many, many underground streams. - The whole project’s remarkable and we, my wife and myself would like to see the project to get off the ground as soon as possible. - More consultation and research into the surrounding area is greatly needed. With 8 towers planned we need a comprehensive plan as far as now to proceed. - It is very comprehensive and addresses all the issues. there is no better place to promote EcoDensity beside a public transit system which allows people to WORK LIVE AND PLAY without using their vehicles. Great proposal! - This city cannot grow at this speed. There isn’t the room for the people, cars or enough parks to sustain it. - How come there’s no plan? Way the rush? - I always look for these amenities on any weekend. - Concerned about the 34+ storey building. Concerned about increase in traffic / pedestrian safety. Concerned about project being too dense. - Very exciting. Nice to see appropriate planning surrounding the new Marine Drive transit station. - I am in favour of this development. Marpole desperately needs more retail and commercial based locations. I have some slight reservations on the overall height of the towers. - Greedy developers should have their own neighbourhoods rezoned. Displace the fat cats and see how they like it. - Seems excellent project. - We support this proposal. - A great idea to revive and liven the area. Will have positive impact on the community. - I support the proposals. - Same old white wash, just more sophisticated now. - I like/strongly favour the development of this corner. I want large scale development of this corner it will make this a great place to be and live. A place with energy and activity. I like tall thin towers with great design and a great design and a great place along the streets that you want to be a place to sit, walk and enjoy. Thin not bulk please. - I find the development is out of proportion. It will create additional congestion in an area which is already too congested. If you want to put people closer to their work. Move this building closer to their work. Limit the height to 8 storeys. - Marine Gardens, 8150 Cambie, low income people ?? and lots of families where will everyone do. Do not redevelop these two locations. - Very much needed. - Not enough. - Why is it necessary for Marine Gateway Plaza to be so high and big since there are other developments that would augment the need for liveable, office space and low cost housing. - I support this but I have two concerns that relate to traffic congestion during the 3 years building and afterwards. I’m hoping the building together with the City will have thoroughly looked into it. ?? a secondary option (other than Yukon St.) will be considered for alleviating congestion from Yukon. - Totally unacceptable. - Fantastic! Finally someone to bring life into this dying community. - I really like the overall plan as long as the towers are not too high (couldn’t we/do we have an agreed-upon height for all new highrises in the area?) I am wondering if the new development is going to look like we’re all staring at a lot “of concrete” and the area will lose some of its old charm and character Would the development co. be willing to use brickwork/storework 25 facing so some of the street-level stores? I think this would lessen the harsh look of all the concrete and make the site seem more organic. - It’s wonderful to see high density corridors with rapid transit and mixed-use opportunities. It would be great to see the dwelling diversity make-up for the entire corridor. - Excellent! - I think it’s agreed idea. - Great plan. - The changes are a welcome plan for the area. - We need a community plan before these various high density projects impact on existing residents. - Exciting, innovating and will be amazing for the landscape on this side of Vancouver. - It’s long overdue. - Consider it a good proposal for our community – I hope it proceeds. - Excellent plan. The City need to expand at the same time create green areas. - We would like to have access to the back of . There is huge fenced land next from Canada Line bridge. It is empty. It will be great to bring life and recreation park there. - Developers plans will be vital for the growth of the area. - Progressive and forward thinking. - 37-storey building/highrise seems a bit high. If it were lower it would be better. We are so against the residential rental housing as this brings more unknown personnels into the neighbourhood and create a more crowded community. With increase rental home it would also create more traffic in a high prone-accident intersection. The City needs to first address the traffic along Marine and Cambie. - Great plans! - It’s what the neighbourhood needs to be revived. - Have more parking in the development so that even parking will not be overflowing to neighbourhood small streets. - I think it is a great idea to help the Marpole community with convenient places to go. - Corridor plan was good process – get on with it. - Has a good plan to have development along Canada Line. - corridor plan process positive process. - It was inevitable that this area would be redeveloped. Good to see consideration being given to technology for environment, waste, energy, reuse YAY. Has enough consideration been given to NIGHT and DAY use and safety? I’m not sure. People in wheelchairs do not (at least me) prefer NOT to deal with elevators. They ??? are not always in convenient locations. I understand the grade of this location but does pose issues. Would the ??? large community future plan?/ Sorry I will never be an advocate of 25 storey plus high building. I am an advocate of sustainability. Geological study hasn’t it been done?? Why not? Water table? - Even though there is the perceived stages of approval being followed. There needs to be a “comprehensive area plan” with the community instead of a development/developers driven approach. A master plan for the area should be developed before approving redevelopment. A master plan will give the builders a directive outside of just profit. - I would Cambie Street/ Marine build town house along Cambie Street. DO NOT INCREASE density same as Downtown - some comments that I have with the city’s proposal for the Cambie Street. There will be increase of population, which would mean increased crime rate around Cambie. Not too much development of high rises due to property devaluation.

- Wasn’t one during the Marpole Day Festival? Why would you do that? Why not have representation at the Marpole Day Festival? - Never received any notes.

3. Comment on the application at 8430 Cambie Street (PCI’s Marine Gateway)

- My main concern is traffic and height of the building (20 storeys okay). 34 storeys is and doesn’t work ??? to this area and too high. This design looks terrible – he might be a world famous designer – but not this building. - Not convinced about your claim car traffic will be reduced just be being next to the transit station. - Too big, don’t need the extra people or shadow. Canada already crowded at rush hour. Too tall. - I am interested to stay involved. Good. Like mix of uses, especially the retail. Good walkability. - I welcome it – however be aware of the sound level (among other issues you seem to already know about) – make sure you use sound reduction materials, especially for the residential units. Please provide ample parking. Please provide EV charging stations. - The proposed size of this project means that it is greatly over-blown. At 35 storeys this building is taller and larger most of the downtown office towers. There are 30 – 40 large tress on this site. Some of ?? onsite should be used as park space with their trees on it. We should already be feeling sorry for these trees because of the fate that awaits them. Namely the ?? and power saw. It is amazing how real estate no’s get around the city laws concerning about cutting down no more than one large tree per year. Any replacement trees will take more than 50 years to grow to the size of the present trees on this site. - Well thought out and welcome the new addition to the south Cambie-Marpole area. Have been living in South Cambie for 50 years and look forward to its completion. - It is a very good project. - I like the ?? pedestrian plaza with a solid mix of retail/restaurants. - See above – complete lack of community consultation re: this and other planned projects. - I like it, I would like to see it complete ASAP. - You guys go the distance. Thanks for engaging us. - I think it is a great plan for an area that needs it. - I think this is a well thought-out development and the area is need of quality retail operators. - See #3. With the reduced parking on-site, we do not want shoppers/tower residents etc. to park on existing residential streets. We have no opposition to the increased density and are not keen on the idea of increased rentals in this development. - By allowing this project you are just creating a traffic jam along Cambie and Marine. Like that old saying – the rich companies get richer while people get poorer. - Shadowing on the school / playground is an issue. - Transit is convenient. - Nothing I can think of. It seems to have everything I need. Surrounding industrial areas could be relocated though. - The building in question is too high. - Market residential tower is very bulky. - There should be NO development until a community plan has been completed. - Well thoughtful – well planned – well designed. - The location is ideal for a high density mixed-use project at the Canada Line Station to reduce traffic vehicle. The Marine Gateway project is creative, sustainable and respects the community concerns and transportations, shopping and cultural benefits. Good project by the developers. - The rezoning project (away from the principle). - No parking. - I like this project. - Too big and too tall. Too many people to move in this small area. Need to consider school and park. - Agree w/increased density and retail. As a resident, needs to commute to get any consumer goods or services. - I love it. Can’t wait to utilize the new amenities and retail space. I’m tired of driving out of my community to get to a theatre or a good grocery store. I did like it when it was two separate buildings with more rental and I think less concern should be placed about separation from industrial. Finally – bring on a community feel to this disjointed Marpole area. - Project proposed sounds too big, there will be too many cars on the road at the intersection of Cambie and Marine Drive. However I do support development for the community and increase in amenities and commercial uses for people living in the area. Just not on the scale PCI wants. - Seems a reasonable proposal especially considering their willingness to provide funding for reducing odours from nearby waste disposal facility. - It’s too tall (residential tower), too large overall. Too much commercial space which will provide too much competition for the businesses on Granville St. Good! What about the Waste Transfer station Æ any idea about moving it. - I think the proposal is great. The well designed- attractive buildings will create a sense of arrival to the City for Canada Line users. This area could use the retail stores and housing. - I support the idea of having the area planning done before the rezoning application for the Marpole Gateway. - Proposed grocery store “high end”. The tower too high. Need more rental units. Great concern about safety and crime prevention safety. - PCI’s project (Marine Gateway) is a gem. It fits into any area (Oakridge is where we live) very well. My wife and I would like to see its development to be completed as soon as possible. - I am disappointed at the amount of disinformation put out by PCI, regarding the size and look of the building. I am frustrated by the lack of community consultation that happens before the residents make a fuss, it has created distrust. More long term planning is needed. - This is a necessary development to take advantage of the Canada Line. The EcoDensity theme of residential, commercial and office in the same development is brilliant. There is no better way to provide people a living facility with the ability to walk or take transit to work or for pleasure. - Way too tall, large and not attractive. - Too high. Too big. Will bring too much traffic to the area. Intersection is overloaded already. - Too high. What about access to the river by pedestrians? Steveston’s fishermans wharf would be nice. I always look for these amenities on any weekend trip to re-stock my family needs: produce shops (Kins), fresh seafood stores, supermarket, library, bank. If I could do all of these in one trip, this will cut down on making multiple trips. The retail space on this PCI project is very small and will not enjoy my patronage. - It will be a catalyst of good things to come. - In favour but mixed feelings on height. - Obviously it will be what it will be – we peons can’t hold a candle to the rich (and getting richer). How sad! - Best location and convenient for commuters. - Give full support on this. - The location is good. - A well put together plan, very excited to see it deliver. - Today at 5:30 – traffic is backed up from Marine Drive/Cambie all the way to 49th and beyond. This is a weekday – everyone going south and that’s with no towers. What will that look like but only disaster traffic if towers are there? - Really good idea to put this up around our area. - I support the PCI’s Marine Gateway project. - Height is ok but the bulk of the tower is too much. I like retail, grocery and office. I do not like the mega movie complex. Make this happen soon. First application with two thin towers better. - I’d like a different design but otherwise a great addition. - This will have an enormous impact. Everyone’s concerns are primarily the crime impact. If a real police station was put right on Marine Drive. I would probably endorse the application (real police station vs. hangout for police). Also it is indecent to destroy the park – it should be incorporated in any proposals. - This development is so huge. Why was there considered now as compared to the WalMart application? In this development, Nothing was mentioned in the amenities pertaining to seniors services. Is there? I have not seen a greenspace nor a park space in this development. Is there any? - Looking forward to complete in 2014. - Totally against it. - I hope that this is given approval. Like idea of having community art as well as historical info on the Fraser River. - I like the idea of more amenities for Marpole. Unique restaurants and shops and a plaza area that is safe and friendly would be great. Benches and seating to read – street musicians?? - Well, there are no banks, drugstores or large grocery stores, south of Oakridge and east of Granville so especially during the winter-time. If one doesn’t have 2 take the car or transit nearby, one can end up carrying home groceries up to 2 miles which is slippery and dangerous sometimes. We also do not have enough medical doctors in this area and most of them are older people in their 50’s or 60’s. - Great to see the possibility for tie-in to district energy/heat exchange. Commercial and community services will be essential to the development and increase the sustainability of the area. - Excellent! - It’s about time something was done here! We need more businesses and reasons to stay here instead of driving out of Marpole to do what I need to do. - Long overdue. Marpole died when the mills all left. We now have prostitutes, street people and drug addicts on our streets. We are long overdue for fresh development. - Excellent project and design. I appreciate PCI’s consideration to the balance in the neighbourhood. - Too high. 2/3 storeys existing residential housing across Cambie Street – how can a 34- storey highrise (etc.) “fit in ?” you are in an existing – working class – lower rent neighbourhood. - Hope that it goes through. Will be a big benefit for the community. - I think it will bring up the neighbourhood. - It’s about time. I’d like to see direct access to Canada Line (not having to go outside from condo building). I’m looking for affordable housing in high-rise with a view. - Supportive to the idea, will need to increase density around the Skytrain stations to encourage car free living in Vancouver. - Please don’t cut down trees, build a small park there. Keep Vancouver green. - Encourage more density! - Much needed updating to the services and housing and employment needs of the Marpole area. - Same as above. Security and safety around the community. - Can’t wait to see the finished project. Start ASAP. - Again, it’s what the neighbourhood needs, they have showed great vision in creating a community that serves the existing community. - Support….provide convenience for the neighbourhood. No need to go to Richmond. - I like the proposal. - Massing too big. Height ok, shopping great except movies. - Concerns raised are trivial – shadows poor plant growth, traffic, etc. Property values go up around train stations. Changes are inevitable. - Can it be – yes! - NOT WANTED. - More information needs to make it’s way to the people. By media, I mean main line media, mail-outs that talk about specific things like thermal energy, energy waste. Bring us along side specifics. I am seeing more though than usual. Whether I agree with all aspects of plans NOT so sure. Would like to see what LONG TERM plan for area along Fraser River from endowment lands to New Westminster. I would like to see it all connected along the River that has been a long term dream. Emergency Services can be met. Schools, library, gym. A community is important not just a place. Why not something like False Creek (south-side), Granville Island Market, community gardens? - It’s too big, if it’s going to be 34 storeys it needs to be a thin slender building. If they want a wide building it needs to be shorted 2-25 storey building. The mass of the structure is just too large, all area building should be consistent. The amenities are good but you can just sell that alone. - The towers are too high, the view that many of the houses that are near Marine Drive will not have any sunlight in the morning as the towers would block the sun. There will be increase in crime rate around Marine Drive Station. - Reject it, It is too high, too big, not enough parking for those business/ residence units. How they can create 800 parking in such a small area.

- Never received any notes. 5. Comment on amenities in the Marpole Area. Is there anything you would like to see in your community?

- Would like to see a walkway all the way to the Fraser Park. Would be nice to see the swimming pool back in the Marpole Community Centre …take the bus to Kerrisdale or Riley Park. ?? needs to be 3 times the size. - More shops and entertainment. Park space and playground. - More parks and pathways. Fewer people. - Clothing stores, medical facility, restaurants, arena for youth, football and baseball facility. - Need more amenities, esp. retail. Waterfront community – currently untapped potential. - Yes- we need updated recreational facilities – parks, children areas, swimming pool, indoor sports. - More coffee shops, ??, pub, wine bar. - More beverage/food amenities. - Upgrade to the Marpole Community Centre. - Food court. - A community centre and exercise facilities, daycare and ACTIVITIES. A few restaurants – not just fast foods. Coffee shops for casual meetings. Specialty supermarket. - Everything we need seems to be addressed in this proposal. - The area is in need of a retail centre. Other than Oakridge where else can you go for one-stop shopping? Food, liquor, etc. - Better playgrounds and park! We live near Winona Park which has a circa-1970’s play structure. This is the only park east of Cambie and its not very usable for the neighbourhood. We have a toddler and he’s only able to sit in the 1 toddler swing. Also the Marpole CC is old and not as functional as alot of other newer CC in the city. - Nothing I can think of. It seems to have everything I need. Surrounding industrial areas could be relocated though. - More parks and daycare spaces. - Daycare – a non-profit – the one proposed by PCI is not non-profit. The only one’s able to afford the care will be the one’s who could afford to purchase a condo. That kind of daycare is NOT an amenity. What a joke! - Community hall upgrades and/or new. - Path to River. - Linear parks, boardwalks are given pathways to connect to Cambie Boulevard and to the waterfront ($1 million to False Creek, Coal Harbour). - Healthcare. - Community centre is old, and hasn’t changed in 20 years I have lived here. - I am in favour of big box shops such as WalMart, Canadian Tire on Marine Drive. Reduces my trips to Richmond and Burnaby. Higher FSR for duplex zoned areas to another RS1 to 70%. Allow 3 storeys – 1 in the basement. Improve community centre. Allow higher density housing on areas on busy streets e.g. Cambie, Granville, Oak. Allow entertainment, retail, ?? on the Marine Corridor. - Yes. - A new CC with indoor swimming pool. A senior centre on Cambie. - RETAIL. - Bigger library, swimming pools, theatres, good restaurants! - Library, community centre, bicycle store (cycling facilities and infrastructures). More green spaces – parks, trees and shruberries. - More park space – places to walk. Possible boardwalk by the river?? - We need a new community centre. - Not informed. - I have worked in this area since 1987 and have tried – without success to find decent amenities in the area. I would welcome a fitness gym, Save-On-Foods, Starbucks Coffee, theatres, hair salon. - Enrich / what is there now? This is a single family area – children need green space and homes, apartments not suitable for children. School capacity big concern too. - Community needs this development. - More parks, more bicycle paths, more community centre, more public transit. - Library, parks. - Bigger library with more coffee shop and restaurants close by. Community centre; right not it is closed on the weekends in the summer. More walkable around the neighbourhood. Integrated design for all the proposed developments” Shannon Mews, Pearson, Granville /20th, etc. - Library, coffee shops, restaurants/cafes, doctors, health facilities. - Should be designed to CEPTED principles to prevent/discourage the crime associated with transit hub. - A recreation centre would be great. - Various shops for seniors. - No more! - Entertainment, shopping, restaurants, youth services and activities, childcare. - A reasonable priced food-store especially since there are so many rentals. - Staples. - A place to walk, a people gathering place. Parks ok but they are always empty. Plazas and gathering spaces. Places to walk to eat and enjoy a coffee. Improved community centre improvements. - Food – shop, dine, entertainment, social amenities. - Large grocery store closer that Superstore on Marine as well I heard builders are applying for a permit to tear down Safeway at 70th/Granville and rebuild. - Yes, agricultural land for community use. - Amenities greatly lacking. You need a car or transit to go anywhere. Now that the Canada Line is in; that helps somewhat. However would prefer to be able to walk and access all the amenities that are being offered in my own community. - Drug store. - Well, there are no banks, drugstores or large grocery stores, south of Oakridge and east of Granville so especially during the winter-time. Cement plazas don’t “cut-it”. - Doctor’s offices, independent pharmacy, shops, restaurants. - I would like to more architectural beautiful better looking building and more taller. - I hope this project proceeds. I look forward to its completion. It will certainly be handy for me as I live across the street on Yukon. - Indoor pool, sauna/steamroom, whirlpool, WalMart, large pharmacy (London Drugs, Shoppers), large grocery store, bigger library, better medical facilities. - Focus of live/work project. - More walking accessible retail services, especially groceries and entertainment. - Coffee, shops, places for young adults to hang out. Theatre (part of Cineplex). - Movie theatre, market (like Granville Island), bike path along river. - Childcare facilities, entertainment, shopping incorporated into local area with job creation. - Gym? Workout place? - Good homely area. Can do with some new buildings. - Things are OK just the way things are. Just look after the street and sidewalks better. - More activity areas for children, youth, and young adults (keep them busy and they won’t get into trouble). Open, well-lit, safe spaces with lots of benches, drinking fountains. Less to zero stains and curbs for free easy access for seniors, wheelchairs, bicycles, baby buggers. Be able to age in place. More stores that deliver. Medical centres. Activities for ALL seniors i.e. daycare for children and seniors, activity centres. Places for bicycles i.e. storage, air water, rest-station. Areas that are safe NIGHT and DAY. Places to recharge power wheelchairs and scooters. Places to charge cell phones. - I am in agreement that there be development, but when I look at the plans and do not see the old neighbourhood. Just another high-rise jungle. 60-year resident of Marpole. Why is there a bike lane on Cambie Street when Ontario Street is the bike route. - Why is an overall area plan not done prior to going ahead on this ambitious development?? How will all their developments integrate with the entire neighbourhood? - How about developing the Downtown Eastside instead it need we don’t. - I hope once it is built, that it will be maintained against vandalism and unlawful activities as Skytrain facilities usually attract drug dealers and other illegal activities. - Provide more details (technical details) about the constructions proposed – how much will cost, what to expect on renting/buying, water consumption (does the infrastructure support it?) cost for affected business ?? construction, etc. - Not sure if I like the design of the “leaning” building. It’s a good idea to have something memorable, but ….something else? - I really like the tower “look” any the location to transit could not be better. - Build it! - How does the Marpole Community Plan work if the Cambie Corridor Plan is already done? - Develop Marpole but leave the Cambie St. corridor. I see by the charts all Cambie is black out. Does that mean all the homeowners will have to move? You have Oakridge- Lansdowne-Richmond Centre all within driving distance. Do we need more shopping centres? I don’t think so. All you are is creating more congested areas, you have Superstore, a future Canadian Tire, possible WalMart in this area. Planning should allow for public walkway/seawalk along river and allow the public the views of the river and water. For example, New West. Quay (Fraser River). - I support this project. - I am in my thirties and lived in this community for 5 years. Please pay attention to my demographic – we are here and happy to see development for our young families. A lot of my peers just aren’t as vocal – so please seek out our support! - Pedestrians’ need around the intersection needs to be addressed. Cars and other vehicular traffic are sometimes very aggressive. I personally see people running the lights or not giving the right of way for the pedestrians in the crosswalks. Perhaps pedestrian footbridges would better address foot traffic needs. When areas are over-densified, quality of life decreases. - Marpole needs an area development plan, and a moratorium on any major rezoning (including Marine Gateway) until the area development plan is completed. - That you for keeping us informed. Any intention to go close to Fraser River?? - I have over 100 employees who would benefit from having some decent retail outlets. They may also choose to rent an apartment next to their workplace to avoid long commutes to the Fraser Valley. - LISTEN to us!! I was born in the area – I note and will not tolerate my community to be negatively impacted!! - A must to keep the spirit of reducing the carbon footprint with the EcoDensity mixed-use component. - Development is way too fast. No time to reflect on the implications. Do we have the sustainability? Water resources and can Iona sewage plant handle the extra people’s sewage. The City already is dealing with the smell that it emits. Especially in Marpole it smells more frequently in the last 5 years. - We need to slow down and PLAN. - Being so close to the airport, has safety issues been looked at? Remember the incident of a private plane crashing into an apartment building in Richmond a few years ago. - Go ahead! This whole area needs a good facelife. - Nope. - Looking forward to see larger units to live (e.g. 1220 / 400 sq. ft.) 3 bd. Or 2 bd. + den at least for some available. Hard to find larger units in GVD area. - To have a building (34 storey) that looks like a bunch of box-cars on top of each other is disappointing – it even looks like its going to fall to its side and topple over. What happened to designing such a tall building that will be seen from some distance that at least would look nice if it has to be so tall??? - Integrate the corner that has been part of a good Cambie corridor plan now. Stop Safeway plan till area plan in place it is different than corner of Cambie and Marine. Protect rental in but improve it. - Go. - Council should vote against it and kill it. - Glad that will this project will be sustainable / energy conservation. A developer that listens …what a concept! - Could you include a red post office please? - Would love to see the project achieve platinum! - I fully support this development. - Cambie/Marine Dr./ is the fifth most dangerous intersection in Vancouver – where is the plan for all future car traffic? Where is the City community plan first – before these various high-density “RAMPANT” proposals? - Fully would support this project. - The Marine Gateway project will bring some much needed renewed vitality to the community. It is a very high quality and world class approach to set the standard for other redevelopment in the area. It will bring many benefits to the community including making it a more desirable place to live. - Go for it! Bigger and higher better! Get it done quickly! - I BELIEVE ANY CHANGE IN MARPOLE SHOULD BE PUT to the residents for a BINDING VOTE. Marpole is different form other areas in the city. It’s the very last REDOUBT of Vancouver residents who simply want a peaceful quiet life. It’s at the EDGE of the city. There is no further SOUTH that we can without ending up in the FRASER. We simply want to be left alone. There are AMPLE other areas for EXPANSION AND DEVELOPMENT. - Good to see sound use of energy – waste use – thermal energy etc. THANK YOU. Grocery store and drug store would have to DELIVER or they are no good to ME. Make all washrooms wheelchair accessible because everyone likes to use them and h/c can’t get across. Also same with curb dips, etc. every-one wants to use them. And what about the hearing and visual impaired – will sidewalks, bus-stops, etc. have ?? bumps etc. You may talk about affordable but what is your understanding of affordable. Traffic, parking, long term plan of ?? development. What make a community?? Walls, access and river. We that live in Marpole like the small town community feel and would like to see as much of that feel kept. But how? Dog waste collection? Traffic is a problem and you are adding to it. Parking – not everyone is going to leave their cars. - Listen to the people of this neighbourhood not just what the developer says. Their open survey is saved and they questions are goaded to make it sound like people approve this project. Slow this process down and develop an area plan for developers to work against. - Why Olympic Village only thousand units on such huge area, but the Marine/Cambie Project proposed 400 units on such small area, Cambie/Marine needs low density town house, NOT highrise.
