COMMUNITY SERVICES GROUP Planning Cambie Street/Marine Drive Information Session - COMMENT SHEET Marpole is changing. The City has received rezoning applications in the area, including the corners of Cambie Street and Marine Drive. The applications propose new development with stores, services, increased residential density, and higher buildings. After viewing the presentation materials, please provide your views on the following: 1. Comment on the City’s proposals for the Cambie Street/Marine Drive area (The Cambie Corridor Planning Program). - Most part ? just the height of buildings 20 storeys or less. ? space nowhere to be seen. - It appears the whole area’s development is being planned on a piecemeal basis. - A complete comprehensive plan needed. - I think it is well overdue. Marpole is a thriving community that needs an upgrade with more options for living, entertainment, employment any overall upgrade of modern shops. I hope this is the beginning. - Need more mix of uses, even in areas that are currently industrial. Residential on the water potential? Waterfront community. - I am not familiar with the process – please let us know about these plans through more efficient means (more flyers…) - Great presentation. - Excellent for the community. - Good to see some added mixed-use density within this corridor giving it more of an updated vibrant feel. - The Marine Gateway project is too big as to height and density. Insufficient planning into the traffic impact and shadowing of the park and school and adjacent residential units. Lack of community amenities. - I think this plan needs to speed up, the area has left under development compared to other areas in the city. - Fabulous – just what the City needs. This area is UNDERUTILISED. It will change the “feeling” about the area, and create a neighbourhood feeling. Long overdue, and well tough through. Doesn’t seem to impact on anyone’s life – just brings NEW, PRACTICAL and TIMELY amenities. - This plan is fantastic for the area – let’s build it! - I think the plan is well developed. We should be densifying as much as our transit lines and hubs as possible. - PCI has done a fantastic job in their proposal and displays many benefits for their project. The waste management control, increased jobs and layout (unit size, shadow of buildings) shows that they care about the community. The access and transportation with the Canada Line is an added bonus to this project. I hope the City approves this project for the growth and importance to the Cambie/South side area. - Planning is needed for community amenities to accommodate the additional population. Commercial units should be suitable for the family-oriented nature of the neighbourhood (i.e. no cheque cashing, porn, massage, etc.) - I don’t think the project should be approved because look what happened to the businesses along Cambie St. because of the Canada Line. Now you are planning to displace all the homeowners along Cambie St. Why are you so worried about housing for people coming into the country when you own people born here cannot afford a home. I live along Cambie St. - Hurry up! - I like the project and support the change. - Most commercial business and area buildings have height requirements. - I like it. Transit oriented densification is just what we need. - Until now there was not nearly sufficient community and neighbourhood input. Even now residents that are living in apartments have to hear by word of mouth. No notices were sent by the City in the mail. I had to learn of it on the news by a group that would never have existed but for their extreme concern in the planning process. Why is there NO UPDATED community plan? Why is Marpole’s 3 years old??? - Planning is proceeding responsibly and respectfully. - This corridor with the Canada Line and increased in population is idea for creative, sustainable and higher density mixed-up developments with open space and public/community amenities. - More clear information details regarding the Marine Gateway Project. Must consult that area residents before the final proposal. - I support this development it is really good project. - It’s too big. I would like Marine Gateway to be only south from Marine Dr. Please don’t build north from building. I enjoy living corner of Marine Dr. and Cambie St. There are many seniors living in same apartment. Where can we live if we will have to move out from this apartment? We don’t want to move out from this area! - We need a comprehensive plan for Marpole. Are we still considering the big box store of WalMart on Marine? What that will impact to the Cambie/Marine Drive traffic? - Exciting to see something finally happening in the stagnant neighbourhood (and I am a resident). - It is very exciting to me to have a Gateway Project with fantastic retail stores/retails in my neighbourhood. Marpole is old and tired looking it will be nice to rejuvenate the area. I think design charettes and a Marpole plan should be created for the rest of neighbourhood – but this is a great start. - Developing the area along the main transit route would help and aid people within the community and streamline the flow of traffic. Having things be central and accessible would be a good idea. - Planning has to progress especially around transit hub area – seems normal for ?? in such an area. - We need an area plan in place before a “spot rezoning” takes place. The Marine Drive plan doesn’t fit the surrounding. It is too tall. It is going to Metrotown in Vancouver. The proposed high-rise is not too far from the air traffic to Vancouver Int’l Airport. The height of the building will be a safety concern. In addition, there is float plan traffic as well along south-north between Oak & Cambie. With more population density, we need more spaces for schools. - There has not been enough public consultation. - It’s too tall (residential tower), too large overall. Too much commercial space which will provide too much competition for the businesses on Granville St. - Looks pretty interesting and innovating. Will revive the area. - The Cambie corridor will serve to revitalize the area. It makes a lot of sense to have mixed-use residential and retail around the Canada Line station. - The profit much too large. Concern about stability of the actual LAND ……many, many underground streams. - The whole project’s remarkable and we, my wife and myself would like to see the project to get off the ground as soon as possible. - More consultation and research into the surrounding area is greatly needed. With 8 towers planned we need a comprehensive plan as far as now to proceed. - It is very comprehensive and addresses all the issues. there is no better place to promote EcoDensity beside a public transit system which allows people to WORK LIVE AND PLAY without using their vehicles. Great proposal! - This city cannot grow at this speed. There isn’t the room for the people, cars or enough parks to sustain it. - How come there’s no plan? Way the rush? - I always look for these amenities on any weekend. - Concerned about the 34+ storey building. Concerned about increase in traffic / pedestrian safety. Concerned about project being too dense. - Very exciting. Nice to see appropriate planning surrounding the new Marine Drive transit station. - I am in favour of this development. Marpole desperately needs more retail and commercial based locations. I have some slight reservations on the overall height of the towers. - Greedy developers should have their own neighbourhoods rezoned. Displace the fat cats and see how they like it. - Seems excellent project. - We support this proposal. - A great idea to revive and liven the area. Will have positive impact on the community. - I support the proposals. - Same old white wash, just more sophisticated now. - I like/strongly favour the development of this corner. I want large scale development of this corner it will make this a great place to be and live. A place with energy and activity. I like tall thin towers with great design and a great design and a great place along the streets that you want to be a place to sit, walk and enjoy. Thin not bulk please. - I find the development is out of proportion. It will create additional congestion in an area which is already too congested. If you want to put people closer to their work. Move this building closer to their work. Limit the height to 8 storeys. - Marine Gardens, 8150 Cambie, low income people ?? and lots of families where will everyone do. Do not redevelop these two locations. - Very much needed. - Not enough. - Why is it necessary for Marine Gateway Plaza to be so high and big since there are other developments that would augment the need for liveable, office space and low cost housing. - I support this but I have two concerns that relate to traffic congestion during the 3 years building and afterwards. I’m hoping the building together with the City will have thoroughly looked into it. ?? a secondary option (other than Yukon St.) will be considered for alleviating congestion from Yukon. - Totally unacceptable. - Fantastic! Finally someone to bring life into this dying community. - I really like the overall plan as long as the towers are not too high (couldn’t we/do we have an agreed-upon height for all new highrises in the area?) I am wondering if the new development is going to look like we’re all staring at a lot “of concrete” and the area will lose some of its old charm and character Would the development co.
