This is a Transit-Oriented Development (TOD) located adjacent to the DART Green Line Transit SUBMISSION Station. The City of Farmers Branch TOD objectives are to create a larger sustainable, livable station area district REQUIREMENTS while supporting pedestrian amenities and transit ridership. A sociable place with access, walkability, and activities STATION AREA integrated into a sustainable destination development is FARMERS BRANCH, TEXAS the vision for the remaining station area land. Commercial uses at street level, upper story residences and offices, hospitality and entertainment would be a welcome addition to the existing downtown development. Approximately 9.4 acres are ready for a development partner. SUBMISSION REQUIREMENTS The proposal should be a comprehensive and accurate presentation to include experience, organizational information, company letter and vision statement on a project concept. Please include an electronic copy of the following in the proposal: Letter with company name, statement asserting company has the financial capacity and experience to develop the proposed development, identification of the entity or person should an agreement be negotiated, and statement that all information within the RFQ is true and correct 1. Provide a detailed description of the company organization, identifying key personnel associated with the proposed development. If the proposal is made by a joint venture, all firms affiliated must be identified. 2. Provide experience of specific projects that demonstrate capabilities including location, land size, building area, development timeline and obtaining suitable financing. 3. Vision statement for proposed development that is compatible with transit and station area land use policies and community needs. A written narrative with a creative, innovative vision is encouraged and should be accompanied with conceptual graphics or maps. 4. A list of outstanding disputes between the City of Farmers Branch, DART, Dallas County, U.S. Department of Transportation and any other relevant agencies and/ or government entities. A list of any projects on which Respondent or any member of its Project Team has defaulted or declared bankruptcy, or in the process of doing so. Farmers Branch has created a transit-oriented development near IH-35E and Valley View Lane over the past decade with residential, retail, commercial and green open spaces. Public facilities include city hall, an amphitheater, rose gardens, playgrounds, Rawhide Creek and The Grove @ Mustang Station. THE GROVE is a city owned park located at the southeast corner of Denton Drive and Bill Moses Parkway. Investments include a concert stage, bathrooms, enhanced path for food trucks, lighting, picnic tables and farm house décor. Seasonal farmers markets, concerts and Christmas activities are held each year at The Grove. THE DALLAS STARS completed a renovation in 2018 of their Children’s Health StarCenter with the Texas Hockey History Museum, outdoor digital sign, Stars Alumni Lounge along with two ice rinks. Located at the southeast corner of IH-35E and Carrick Street, the StarCenter receives 200,000 visitors per year. THE FIREHOUSE THEATRE is located on Valley View Lane across the street from the new Shops at Mustang Station. A former Farmers Branch fire station is the venue for the award-winning theatre company. Located just west of IH-35E and Valley View Lane is MERCER CROSSING, a development of multifamily, residential and commercial on over 400 acres in Farmers Branch. The project will include over 800 single family home sites for townhomes and residential villas, a 5,000 seat outdoor amphitheater and a residential amenity center. The overall mixed used plans on the horizon include boardwalk restaurants with waterfront dining, retail destinations and family entertainment.
