It is listed Grade II as being of special architectural and historic interest and has recently been refurbished and extended by the current owners, Subincluding replacingHead all the bathrooms, enlarging and creating a superb new kitchen/breakfast room and fitted an excellent utility area. The accommodation, which is very well presented, extends to just over 3500 square feet and is flexible in its useage. It is currently configured as a 4 bedroom family house but if more bedroom space is required, both the sitting room and gym could potentially be used and in particular the sitting room which has direct access to a ground floor shower room. The double garage extension which is linked to the house by a lovely glazed atrium is effectively an annexe and could be relatively easily reconfigured to provide separate living space for guests/relatives if required. Gardens and grounds The house is approached to the rear via a gravelled drive which Subleads through Head wooden five bar gates to a substantial double garage and generous parking and turning areas. The rear garden is enclosed by Cotswold stone walls and is principally laid to lawn interspersed by a variety of trees and bushes including a fine Magnolia. Beyond the garden there is a small paddock with stone walls on two sides and a stable block with two stables and a barn currently being used as workshop and for storage. A path leads from the parking area to a charming side garden, bordered by a Cotswold stone wall with lawn and flower borders and a paved sitting area from which there is direct access into the house. The grounds are extensive yet easily manageable and in total extend to just under three quarters of an acre. Services Mains water and electricity are connected. Private drainage. Oil fired central heating. Ultrafast Gigaclear broadband is connected. LocationSub Head Yew Tree Cottage is quietly situated along a no-through road on the northern edge of the small unspoilt village of Ampney St Mary, with lovely rural views and in the an area designated as being of outstanding natural beauty. Ampney St Mary is one of a cluster of three Ampney villages to be found about 4 miles east of SubCirencester Head which between them support three churches, a primary school and a pub. There is also an excellent gastro pub, The Falcon, about a mile away in the neighbouring village of Poulton which is within walking distance, as is the Red Lion (which is currently closed). The nearby attractive market town of Cirencester offers an excellent range of shopping, recreational and educational facilities including two highly regarded secondary schools, doctor surgeries, dentist, a hospital, large supermarkets, boutique shops, a modern leisure centre and numerous clubs and societies. The property is very well placed for communications being within about a 5 minute drive of a junction on the A419/417 dual carriageway giving quick access to the large commercial centres of Swindon and Cheltenham and access to both the M4 and M5 motorways. There are also many recreational activities in the area, including golf at the nearby Cirencester Golf Club at Badgendon with a number of other courses in the area; racing at Cheltenham and water sports at the nearby Cotswold Water Park. ThereSub are theatresHead in Cirencester and Cheltenham as well as music and literary festivals. The surrounding countryside also has many footpaths and bridleways giving excellent walking and riding. Directions (GL7 5SN) From Cirencester take the A417 towards Poulton and Fairford.
