Subsequently, the characterization of the building and the main characteristics of the Lisbon neighborhood was developed and the correspondence with the evolution of the real estate Parishes market was made through the database relating to real estate between 2008 and 2017 in the municipality of Lisbon in the parishes proposed for analysis. Finally, using the best subsets method, it is possible to determine the attributes of each property that determine its economic value for each parish. Although the importance of each variable is not the same for all parishes, it was found that the year of construction, the state of conservation of the apartment and the building, and the existence of burdens at the time of the transaction are the variables with the greatest influence on the determination of transaction indexes.
