The Aristo, Eco Botanic’s Clubhouse ISKANDAR PUTERI: WHERE ISKANDAR MALAYSIA’S ECONOMIC DRIVERS RESIDE The Malaysian and Singaporean real estate markets are poised to rise in the near future. The good years are set to return after some years of lows, due to the cyclical nature of the real estate market. Back in 2012, the Iskandar Malaysia property market was all the rage for several reasons, namely the rapid development of the education, healthcare, leisure and entertainment, government and industrial and transportation sectors. Today, Iskandar Puteri (the former Nusajaya zone) is where so many economic drivers are based. So, let’s catch up on where they are today. An integrated city designed as a world-class environment for business, leisure and living, Iskandar Puteri is one of the largest developments in Iskandar Malaysia. EDUCATION EduCity started in 2012 with only Newcastle University, University of Southampton and Marlborough College. Today, University of Reading, Multimedia University and Netherlands Maritime Institute of Technology, along with a full-fledged stadium and sports facilities have joined this ambitious project. Next year, the main campus of Raffles American School and MDIS Singapore will be opening their doors in EduCity. By 2020, EduCity is expected to host 21,000 students from all over the world, a vast increase from the few hundreds in 2012 and 3,000 in 2016. Newscastle University, one of 16 universities in the world to achieve Five Plus Stars from Quacquarelli Symonds, opened a medical campus in EduCity in 2011. EduCity is home to the first overseas campus of the University of Reading. The Phase 1 of the EduCity campus of Raffles American School has already been opened in 2016. HEALTHCARE The opening of the Gleneagles Medini Hospital in December 2015 was a big milestone for the healthcare industry in Iskandar Puteri. Healthcare in Malaysia has always been a big opportunity to tap, considering the relatively low cost as compared to Singapore, Japan and Western nations. It is especially appealing to Singaporeans, now that they are allowed to use Medisave at selected private hospitals in Malaysia, including Gleneagles Medini. For the future, medical tourism is an industry that is projected to thrive in Iskandar Puteri amongst Singaporeans, Indonesians, Japanese and Westerners. In fact, the potential is so huge that Gleneagles Medini is now building a separate block for its specialist suites to house specialist doctors. Gleneagles Medini Columbia Asia Hospital GOVERNMENT AND INDUSTRY The Johor State Administrative Centre, including the Menteri Besar’s office, moved to Kota Iskandar in 2011, and today, it houses over 6,000 staff members. The presence of the State Administrative Centre in Iskandar Puteri has resulted in increased efforts to develop the region, with plans for a new Johor football stadium and a new state zoo to be relocated here. There have also been discussions on increasing the development of affordable housing in Iskandar Puteri to provide a stable workforce for the companies that are operating here On the industrial front, numerous multinational corporations have set up manufacturing plants in Iskandar Puteri, the latest being a major production facility for a large Korean cosmetics conglomerate. Manufacturing growth has also led to increased traffic at the Port of Tanjung Pelepas, which recently hit 11 million TEUs of managed cargo in 2015, making it one of the top 15 busiest ports in the world. The relocation of the Johor State Administrative Centre to Iskandar Puteri ignited efforts to develop the zone. Several major projects were filmed at Pinewood Iskandar Malaysia Studios, including the critically acclaimed television series, Marco Polo. LEISURE AND TOURISM Tourism figures into Johor have skyrocketed since 2012, all thanks to popular destinations like LEGOLAND® Malaysia and Sanrio Hello Kitty Town, and the emergence of world-class accommodations. Moving forward, as many as 5 theme parks are being planned with most of them to be situated in Iskandar Puteri. This move to house various theme parks in proximity to one another will surely cement Iskandar’s position as the “Orlando of South East Asia”. LEGOLAND® Malaysia Resort comprises the first LEGOLAND® theme park in Asia, Asia’s first LEOGOLAND® Hotel, and the largest LEGOLAND® Water Park in the world. Many world-class theme parks have opened their doors in Iskandar Puteri, including the Sanrio Hello Kitty Town. TRANSPORTATION The Kuala Lumpur-Singapore High Speed Rail is one the most ambitious projects undertaken by the Government, and it certainly is a long-term catalyst for continued economic growth in Iskandar Malaysia, and especially in Iskandar Puteri. With a somewhat relaxed targeted completion date of 2026, the High Speed Rail will fix connectivity issues between Singapore and Iskandar Malaysia, which in turn will allow economic spillover from Singapore to happen even faster. This new route will also connect a population of an estimated 18 to 20 million, providing boosters to population growth and more economic activity. Expressway The Kuala Lumpur-Singapore High Speed Rail is set to shorten travel times and heighten Iskandar Puteri’s appeal. The strategic location of the Tanjung Pelepas Port allows it to be easily accessible from major industrial estates, highways and the Strait of Malacca, making it one of the busiest ports in the world. PROPERTY DEVELOPMENT With such an exciting future ahead, it is not surprising that Iskandar Puteri’s land prices on a per-square-foot basis have been rapidly increasing over the years. Analysts and experts have projected that in the years to come, the prices of houses in Iskandar Puteri will continue to grow exponentially. On top of the hefty price tags, freehold lands are also quickly running out, as more and more developers are starting to sit up and take notice of the immense potential that Iskandar Puteri possesses.     FOR IMMEDIATE RELEASE PORT OF TANJUNG PELEPAS SETS WORLD RECORD TO DEPART OVER 19,000 TEUs VESSEL 19 August 2018 –– Pelabuhan Tanjung Pelepas Sdn Bhd (PTP), a member of MMC Group became the first port in the world to depart a vessel with a final load over 19,000 TEUs. The milestone was accomplished on 18 August 2018 when Mumbai Maersk, one of Maersk’s 2nd Generation Triple-E vessels left the port with the record load of 19,038 TEUs. The vessel, deployed on the Asia-to-Europe Service (AE5) arrived from Shanghai, China to PTP and is now en route to Port of Rotterdam, Netherlands. Efficient planning and execution of container operations and good optimization of resources were identified as the reasons behind the feat. PTP Chairman and MMC Group Managing Director, Dato’ Sri Che Khalib Mohamad Noh in his statement remarked that the latest achievement is testament to PTP’s commitment in providing best in class service for our customers. “As Malaysia’s leading ports & logistics operators, we take pride in our ability to anticipate and understand the needs of our customers as well as our agility to adapt to the changes of the industries that we operate in, in order for us to stay ahead.” “As such, we are very proud of this significant milestone as it is only made possible by the passion and commitment of our employees and all parties involved.
