The PIM is being distributed for information purposes only and on condition that it is used for no purpose other than participation in the tender process. The PIM is not a prospectus or offer or invitation to the public in relation to the Site. The PIM does not constitute a recommendation by RLDA or any other person to form a basis for investment. While considering the Site, each bidder should make its own independent assessment and seek its own professional, financial and legal advice. Bidders should conduct their own investigation and analysis of the Site, the information contained in the PIM and any other information provided to, or obtained by the Bidders or any of them or any of their respective advisers. Each Bidder must conduct its own analysis of the information contained in the PIM and is advised to carry out its own investigation into the prospects of developing the Site, the legislative and regulatory regime which applies to commercial development in India, and all matters pertinent to the Site and to seek its own professional advice on the legal, financial, regulatory and taxation consequences of entering into any agreement or arrangement relating to the proposed Site. The PIM is for use only by the Bidders. The PIM may not be copied, or distributed by any Bidder to third parties (other than in confidence to that Bidder’s professional advisers) or prospective consortium members. Under no circumstances should Bidders make contact with officers or employees of MOR unless invited by the MOR or in accordance with the PIM. CITY PROFILE 2.1 INTRODUCTION Mumbai is the capital of Maharashtra and is one of the most populous cities in India and the second most populous city in the world. It has a population of 14 million. It lies on the west coast of India and has a deep natural harbor. As of 2009 Mumbai was named an Alpha world city. It is the richest city in the country and is referred to as the financial capital of India. It contributes to 5% of India’s total GDP. It also accounts for 25% of industrial output, 70% of maritime trade and 70% of capital transactions to India’s economy. The city consists of two distinct regions the Mumbai City District and the Mumbai Suburban District. The city district region is commonly referred to as the Island city or South Mumbai. The city lies at the mouth of the Ulhas river on the western coast of India. The city is bounded by the Arabian Sea to the west. Many parts of the city lie just above sea level. The Lokmanya Tilak Terminus (LTT) was formerly known as Kurla Terminus. The station is a rail head in a suburb of Mumbai. LTT is managed by the Central Railway. The Kurla and Tilak Nagar suburban railway stations are located nearby. It is one of the railway terminuses in the city. The others are Chhatrapati Shivaji Terminus, Dadar on the Central railway and Bandra Terminus and Mumbai Central on the Western Railway line. LTT has helped to balance the crowd from the Chhatrapati Shivaji Terminus. Land Area proposed - 1500 sqm. (50m x 30 m), Built up Area 1800 sqm. Existing development at site: None Surroundings - North: Railway platform South: Open circulating area East: Open Railway land West: Station building Accessibility - The site is accessible from circulating area . It has a wide network of roads. It is served by 3 National highways. The first ever Expressway built in India was the Mumbai –Pune expressway. Presently the Mumbai-Vadodara Expressway, Western Freeway and Eastern Freeway are under construction. The Bandra-Worli Sea Link Bridge, along with the Mahim causeway, links the island city to the western suburbs. The bus service of the city caters to 5.5 million people a day. The BEST operates a total of 4013 buses. The locals prefer buses for short to medium distances, while train fares are more economical for longer distance commutes. Railways Mumbai is the headquarters of two of India’s railway zones; the Central Railway (CR) headquartered at Chhatrapati Shivaji Terminus (formerly Victoria Terminus), and the Western Railway (WR) headquartered at Churchgate. The backbone of the city's transport, the Mumbai Suburban Railway, consists of three separate rail networks: Central, Western, and Harbor Line, running the length of the city, in the north- south direction. Trains are overcrowded during peak hours, with nine-car trains of rated capacity 1,700 passengers, actually carrying around 4,500 passengers at peak hours. The Mumbai rail network is spread at an expanse of 319 route kilometers. 191 rakes (ratin-sets) of 9 car and 12 car composition are utilized to run a total of 2226 train services. Mumbai is well connected to most parts of India by the Indian Railways. Long-distance trains originate from Chhatrapati Shivaji Terminus, Dadar Station, Lokmanya Tilak Terminus, Mumbai Central Station, Bandra Terminus, Andheri and Borivali. Airways The Chhatrapati Shivaji International Airport (formerly Sahar International Airport) is the main aviation hub in the city and the busiest airport in India in terms of passenger traffic. In 2007, it catered to over 25 million passengers. The proposed Navi Mumbai International Airport to be built in the Kopra-Panvel area has been sanctioned by the Indian Government and will help relieve the increasing traffic burden on the existing airport. The Juhu Aerodrome was India's first airport, and now hosts a flying club and a heliport. 2.3 DEMOGRAPHY As per the census of 2001, Mumbai had a population of 11914398. The sex ratio is 774 (females per 1000 males) in the island city and 826 in the suburbs and 811 as a whole in Greater Mumbai.
