Blunt House – The Annexe

A useful guest cottage fully vaulted, exposed timbers and oak floor, open plan living area, wood burning stove, kitchenette and bathroom, Victorian cast iron spiral staircase rises up to a mezzanine bedroom area.

Outbuildings

From the lane a gravel and grassed driveway leads up the western boundary to a weather boarded barn, half of which is an open fronted garage with an adjoining store/workshop which houses the oil tank and provides additional storage. The driveway continues up through a further five bar gate to the stable yard. In all there are four stables, tack room, hay store and a link between two of the buildings which provides parking for tractors, trailers etc.

The Gardens

The waterside gardens are a very special feature and are truly the classic English country garden, sweeping lawns, studded with a variety of trees including cherry and yew. There are herbaceous borders with a back drop of roses, shrubs and hedging. There is beautiful old cloud topiary, a greenhouse and grotto, the original old kitchen garden, fruit cage and chicken run, and partly concealed by hedging, a hard tennis court, which requires resurfacing and new netting.

Beyond the stable yard a five bar field gate gives access into a paddock. It has a water trough and field shelter and is partly protected with a shelter belt. The entire eastern boundary of the property is bordered with the River Meon. It should be noted that Waterside Cottage has no fishing rights.

Beyond the river are wonderful views across the water meadows and the Meon valley.

The Location

Waterside Cottage is surrounded by open countryside on the southern edge of the village of Droxford which lies in the Meon valley in the South Downs National Park on the A32 between the villages of to the north and to the south. The village has a village shop/post office, church, two public houses and a school. There are further local shops and senior school in the nearby village of , whilst Bishops Waltham caters for most everyday needs. The larger centres of and Petersfield are both within easy driving distance, have mainline stations to London Waterloo, and at Petersfield there is access onto the A3 north to the M25 and the airports and London. The coast is easily accessible down the A32 to , Portsmouth and Chichester. The beautiful South Downs National Park covers an area of some 1600 sq kilometres. The famous South Downs Way used by riders, cyclists and walkers, stretches the entire length of the park from Winchester to the white chalk cliffs of Beachy Head. It follows the old routes and Drove Ways along the escarpment and ridges of the South Downs.

At the southern end of Droxford, on the A32, at the first crossroads turn left signposted Soberton (Midlington Road) and Waterside Cottage will be found on the left hand side just before the white railings on the bridge under which the River Meon flows.

An enchanting detached period cottage, not listed, probably 17 th century, the original part of the cottage was thatched and over the centuries it has been extended and remodelled with the oak framed kitchen and dining room added eight years ago. The cottage has the prettiest mellow brick and flint elevations smothered in roses with inset casement windows under a tiled roof which has an eyebrow dormer on the front elevation. Totally unspoilt and full of many period architectural features including fireplaces, exposed beams, floors of brick and wood and old doors. The cottage requires very sensitive updating to retain its unique atmosphere and interior.

Adjacent to the cottage is a self-contained annexe which provides overflow accommodation.
