This project involved the construction of a brand new, 25,000-square- foot Goodwill retail facility in Viera, FL, one of three new stores that RTM designed and are being built in central .

RTM provided mechanical, electrical, plumbing, and fire protection design services for the standard prototype retail box. RTM also designed the site lighting for the parking lot, which required careful coordination with the project’s landscape architect to ensure all local jurisdiction requirements were met, and the parking lot had adequate lighting to provide a safe and secure environment for workers and patrons. RTM has worked closely with the architect as well as LA Fitness in designing multiple ground-up and retro-fit locations nationwide. The clubs, ranging from 31,000 to 48,000 square feet, involve the MEP/FP system design for pools, work-out/fitness areas, racquetball and basketball courts and juice bars.

RTM has been instrumental in improving the prototype design for LA Fitness by modifying certain HVAC and electrical concepts used in their previously designed clubs. For example, RTM has helped reduce humidity problems throughout the clubs and within the pool/spa areas by analyzing the current loads, the size of the pool and the airflow equipment. Through the use of new wire raceways, RTM has also developed more efficient and aesthetic ways of delivering power and cable to their fitness equipment. RTM is continually providing cost effective and sophisticated designs for the health clubs’ MEP/FP systems, creating value for both the owner and the client. Kohler Waters Spa Chicago, IL

RTM is providing engineering design services for the build-out of Kohler Waters Spa, the latest retail tenant in the mixed-use Lincoln Common development under construction in the Lincoln Park neighborhood of Chicago.

The two-level space will occupy the base of a new six-story office building. The spa will feature 21 treatment rooms as well as luxurious indoor and outdoor relaxation areas, a manicure and pedicure salon, hair salon, and hydro-massage pool in a thermal suite. To enhance the water experience, hydrotherapy services include cool plunge pools, saunas, and steam rooms. This new location will be the fifth Kohler Water Spa in the world and second in the Chicago area.

The six-acre, $350 million Lincoln Common project hopes to revitalize Lincoln Avenue, vacated by the former Children’s Memorial Hospital complex. Grand opening is scheduled for June 2019. 900 North Michigan Avenue Shops Chicago, IL

RTM provided engineering and design of the MEP/FP systems for the remodel of 900 North Michigan Avenue Shops along Chicago’s famed Magnificent Mile. RTM designed new signage, lighting, and HVAC renovations throughout the space.

The front entry of the building under-went a complete renovation to accommodate a new illuminated entry portal. Inside, LED digital art is displayed on the mall ceiling above the atrium. The new screen projects imagery with a nature theme along with promotional information about various stores in the mall. The 184-foot-long LED installation is believed to be the first of its kind in a mall setting. The LED display panels required a return air path to allow heat to flow from the panels and remain within normal operating temperatures. Active and passive strategies were assessed for air movement over the panels in the plenum space and a dedicated room for the media equipment required supplemental cooling. 9 West Erie Chicago, IL

RTM is currently designing the MEP/FP systems for this planned two-story, four- tenant, core and shell retail building in Chicago’s River North neighborhood.

The building is proposed to be a steel structure with no basement and two elevators. Both elevators will stop at the first and second floors and one elevator will provide access to the roof top deck. RTM provided MEP engineering design for the new, 115,000-square-foot O’Reilly Automotive Inc. headquarters building located in Springfield, . The three-story building features a 2-story atrium with monumental staircase with stainless steel and glass handrails. The exterior of the building included a curtain wall design as well as clerestory windows that provide occupants plenty of natural light throughout the building.

Additionally, RTM has completed the design on 1000+ O’Reilly Auto Parts retail stores nationwide. Retail store projects have ranged in size, but averaged about 7,500 square feet each, and a majority being newly constructed stores. For any store additions, the existing spaces were retrofitted with all new interior and exterior LED lighting fixtures.

Over the years, we have developed a close relationship with O’Reilly, and have begun contracting directly with them on projects. Nevertheless, our team is still able to successfully work with the architectural team to provide a seamless integration of engineering systems to support and enhance the architectural design with energy-efficient and cost effective building systems. RTM is providing engineering and design of the MEP/FP systems for the remodel of a 115,000-square-foot historic building at 2222 S. Michigan Avenue. Renovations include the lower level, floors 1-5, and rooftop.

The mixed-use space will feature a variety of amenities. The intent of the ground floor is to create a food hall venue with retail and restaurant tenants. The second floor will provide shared offices, yoga studio/meditation rooms, lounges, and conference space to promote a social creative-feel. The third floor will accommodate 27 hotel keys, along with a theater and small event room. The fourth floor will accommodate 44 hotel keys of various sizes and layouts, including two oversized presidential suites. The fifth floor will acccommodate 31 hotel keys and will include hotel amenities, rooftop pool, sun deck and indoor lounge. 3030 North Broadway Avenue Chicago, IL

RTM provided MEP/FP engineering services for this new five-story, 120,000-square-foot mixed-use development in Chicago’s Lakeview neighborhood.

RTM designed a warm shell for multiple tenant spaces within the building, including Mariano’s Supermarket, XSport Health Club, Starbuck’s, PNC Bank and a number of smaller retail shops and restaurants. A 250-space parking garage is also on site.

Construction began in April 2015. RTM provided construction administration and reviewed tenant documents for consistency of the MEP/FP systems to ensure connection to the base building systems. The base building is LEED certified and will be considered a high-rise per the City of Chicago.
