With an office vacancy rate of 5.7% in Manhattan, pickings are slim when tenants go shopping. That com- pares with an 11% rise in the second quarter from the first. “Landlords see growth is slow- ing,” says Matthew Astrachan, an executive vice president at Cush- man. Rather than take a chance on an unknown entity,property owners are more willing to bargain to keep good tenants. Higher build-out costs that newfound flexibility dovetails with an explosion in build- out expenses,which experts say have jumped between 10% and 20% in the last 18 months. Most of the in- creases are related to the higher cost of raw materials and the tight mar- ket in skilled labor. Skyrocketing oil prices have af- fected the cost of plastic construc- tion materials, such as PVC pipe. Prices for timber, cement and steel have also spiked. And with all the building going on in the city, skilled laborers like plumbers and carpen-

GOTHAM GIGS Marathon man KARL DUSEN, 25, can keep up with the best of them. Of the 179 men attempting to qualify for the U.S. Olympic Marathon team, he’s the only one who also holds a full-time job on Wall Street.The Olympic trials will be held in New York for the first time on Nov. 3. A PURE SPORT Mr. Dusen began running in high school as part of his fitness training for soccer, but he soon discovered that he was more Erich Segal than David Beckham. Recruited by Columbia University, he set a school record, completing the 10K in 29 minutes. “It’s just a fantastic sport,” he says. “There are no politics involved; it’s competition in its truest form.” GOING THE DISTANCE Mr. Dusen, who lives on the Upper East Side because of its proximity to Central Park, runs for about 90 minutes every evening and most mornings. In addition, he embarks on a two-and-a-half- hour run once a week.
