ANGER: Just when Manhattan’s landlords thought the time had arrived to get excited about rebounding Wall Street profits and a quickening pace of hiring across the board, a new challenge is rearing its parsimonious head.Through densification, employers are cramming more people into their existing spaces, or even smaller ones. DFrom cosmetics giant Avon to law firms and media companies, businesses large and small are finding innovative ways to do more with less square footage.They are using the space-lite, privacy-starved model that Michael Bloomberg brought to City Hall, based on his days in crowded Wall Street trading rooms. “Twenty years ago, 400 square feet per person was the standard,” said Frank Edwards, executive managing director of Colliers International’s project management group. These days, he said, 225 square feet is the average, “and I’m already starting to see people plan for 190 square feet.” Space planners chalk up the trend to a potent combination of the need to cut costs, a growing belief that open offices foster creativity and collaboration, and a new generation of workers who prefer camaraderie over corner offices—and who, many employers fret, would use privacy simply as an opportunity to text friends or shop online.
