Dear Ms St.John Howe Additional Representations to Matter 3 Employment Land Requirement - Hearing Session 10th July 2018 On behalf of FI Real Estate Management, I hereby submit this letter and enclosed plan as a short additional submission to the Matter 3 Hearing Session, specifically regarding Question 84 and the soundness of the designation of the Gatehouse Industrial Estate.

Update since representations were submitted Since the representation was duly made in December 2017 there has been continued discussion with the Local Planning Authority as part of pre-application to bring forward a full application for residential development of the site. This will be for a development in the region of 118 apartments.

A public consultation on the proposals is to be undertaken on Thursday 21st June with a planning application programmed to follow in July during the opening of the EIP Hearing Sessions. It is anticipated that, subject to usual development management controls, a grant of planning permission will be issued in or around October 2018.

A second prior approval application was submitted today, 18th June 2018, for an amendment as part of the application proposal for conversion of existing Verney House into 28 apartments.

Enclosed with this letter is an additional plan to supplement that submitted to show the area of land proposed to be removed from the existing employment land designation for Gatehouse Industrial Estate. In addition to the site in control of FI Real Estate Management (edged red) it is proposed that consideration is given to removal of the connecting strip (edged black dash) as unnecessary to retain. Though FI Real Estate Management has no interest in this strip outside the redline, the rounding-off of the allocation by its removal will provide a sound, rational, long term boundary.

It is considered unnecessary for the changes to be subject to public consultation or sustainability appraisal.

Combining allows site and strip for proposed removal to be understood as a single change to the wider allocation, and illustrates the irregular site boundary currently created by retention of Verney House with little to no relationship with the main allocation to south and east.
