Aigburth is well presented throughout with three comfortable reception rooms and three double bedrooms (all en suite). The property has a wonderful garden that surrounds the house on two sides with wide areas of lawn and a mature planting garden and vegetable patch. Parking is offered on the front driveway and within the open barn. Situation The pretty and ancient rural hamlet of Farley Green is situated in the heart of the Surrey Hills Area of Outstanding Natural Beauty, some six miles to the south-east of Guildford. The area is well known for its history as one of the largest Romano-British settlements in Surrey and has the site of a Roman villa on the nearby heathland. This sought- after location is sufficiently off the beaten track to offer the tranquillity of country living whilst being within easy reach of all necessary amenities and communications. A short distance away, the villages of Shamley Green, Albury and Shere offer convenience shops and Post Offices for daily needs, in addition to a farm shop, café and delicatessen, churches and public houses. A pleasant drive through Winterfold Forest leads to Cranleigh, the largest village in England, where there is a good range of shopping, including supermarkets, speciality shops, banks, restaurants and a leisure centre, whilst Guildford offers a complete range of shopping, leisure and cultural amenities, as well as a main line station, with a fast and frequent service into London/Waterloo, with journey times from about 35 minutes. A short distance away, the A25 provides the cross link between the main A3 and A24 radial routes between London and the coast, which in turn connect with the M25 for access to the airports and the national motorway network. Directions Proceed east out of Guildford on the A25, Epsom Road, into Merrow, and at the roundabout, take the third exit south into Trodds Lane. At the end of the road, turn right back onto the A25 and continue up and over Newlands Corner. After approximately 1km, at the bottom of the hill, by Silent Pool visitor attraction, turn right onto the A248, signposted Albury, take first left onto New Road continuing for approximately 1.5km through Brook and up Brook Hill. At the brow of the hill turn left onto a private lane immediately before the sign for Farley Green. Take the right hand fork for approximately 100m and Aigburth is ahead of you. BOAs are those areas where targeted maintenance, restoration and creation of Natural Environment & Rural Communities (NERC) Act ‘Habitats of Principal Importance’, ie.
