Parameters for Commercialization in case of TMA, Rawal Town, .

(i) The roads which are exempted from the setback, commercial use of building is permitted on ground floor and residential on the upper floor/s as case may be. Further the cost of set back land would be recovered as per valuation table. (ii) The land use of the properties on which building have already been constructed may be regularized on payment of 10% surcharge based upon the calculated commercialization fee. (iii) In case of commercial building in the inner areas where parking has been exempted due to non availability of land an amount of Rs. 200000 (Rs.2 Lacs) per car space may be charged from the applicant at the time of declaration of commercialization of plot or approval / regularization / revision / addition alteration of building plan which ever is earlier. This amount would be reserved for construction of parking Plaza/ parking facility in those areas. (iv) Authority will open a separate account for the deposit of amount regarding deficient set back and parking space recovery. This will be spent ultimately for the construction of parking Plazas at Banni Chowk over TMA land or any other available space. (v) The decision of building height and building line will not be applicable on designated commercial areas of the approved housing schemes. (vi) In case of converted plots, the permissible ground coverage may be allowed as per Building and Zoning regulations of respective Deptt., of plot area under the above mentioned restrictions of height & building line.
