In 197 2 the owners I r eta ined as prime consultant, Dewb er ry, Nealon & Davis, Engineers, Arch i tects , Planners and Surveyors to prepare a master develop­ ment pl an for City site. The planning process was I des igned to invo lve no t only Dewberry, Nealon & Davi s ' specialists, but also representat ives of neighborhood and c ivic groups, and County agencies. Since the ea rly 1960s, the area surrounding the Pentagon City s ite has been un de r continuous de ve lopment, creating an environment of high intensity deve lopme nt .

SITE BOUNDARIES, AREA AND USE

The Pentagon City site contains 116.324 acres bounded generally by Army-Navy Drive on the north, South Eads Street and South Fern Street on the east, 16th Street South and 18th Street South on the south, and South Joyce Street on the west. The only developed property within these boundar es that is not part of the Pentagon City tract is the Western Electric plant site, comprising approx­ imately 17 acres. Within the 116 acres, the principal developed property is a group of warehouse structures located on approxi­ mately 16 acres. These structures contain U. S. Government agency offices and commercial establishments. A rail spur enters the Pentagon City site along its South Eads Street frontage and ex­ tends through the tract to the warehouse structures and the West­ ern Electric plant. The balance of the site is vacant, with the exception of several areas being temporarily used as parking lots for commuters and apartment residents.

The source of water sup­ ply i the . Water is filtered and treated at the Dalecarl ia Reservoir in the Di trict of Columbia. The U. S. Army Corps of Engineers ponsible for operating the treatment facility.

Two major watermains, one 20" and the other 24" in diameter pro­ vide the potabl water supply to the Pentagon City tract, and sur­ rounding areas. The water distribution system has been designed to serve the projected population of Arlington in the year 2010. Thus, there i a reserve capacity built into the water system which should insure high quality of service for all existing and development at Pentagon City.

The water di tribution s serving Pentagon City consists of a grid of 8" and 12" diameter waterrnains which are installed in the exi tinq street. Portions of the 8" watermains will have to be replaced to provi adequate water service to the fully-developed Pentagon City tract. Arlington has agreed to construct the ma­ jority of the water main improvements required for proposed devel opment at thi ite.l
