STATE OF TEXAS § § Economic Development Agreement § COUNTY OF DALLAS § This Economic Development Agreement (this "Agreement") is made by and between the City of Richardson, Texas (the "City"), and the Simon Property Group (Texas) L.P. a Texas limited partnership (the "Company"), acting by and through their respective authorized officers. WITNESSETH: WHEREAS, the Company is the owner of a portion of the real property commonly known as the Richardson Square Mall located in Richardson, Texas being more particularly described in Exhibit "A" (the "Property"), and intends to demolish the existing improvements thereon and consolidate the Dillard's Site into the Company Site Renovation Program (hereinafter defined); and WHEREAS, the Company owns or is under contract to purchase that pmtior. of the Richardson Square Mall formerly occupied by a Dillard's department store being further described in Exhibit "B" (the Dillard's Site"), and intends to demolish the existing improvements thereon and consolidate the Dillard's Site into the Company Site Renovation Program; and WHEREAS, the Site Renovation Program is anticipated to generate approximately $40 Million Dollars in taxable sales annually; and WHEREAS, the Company has advised the City that a contributing factor that would induce the Company to undertake the Site Renovation Program would be an agreement by the City to provide an economic development grant to the Company to defray a portion of the cost of such development; and WHEREAS, the City has adopted programs for promoting economic development; and WHEREAS, the City is authorized by TEx. Loc. Gov'T CODE §380.001 to provide economic development grants to promote local economic development and to stimulate business and commercial activity in the City; and WHEREAS, the City has determined that making an economic development grant to the Company in accordance with this Agreement will further the objectives of the City, will benefit the City and the City's inhabitants and will promote local economic development and stimulate business and commercial activity in the City. -

Designed by Architect Renzo Piano, this impressive complex has a roof that imitates the shape of the nearby Mount Vesuvius volcano, thus requiring a very special structural design. To integrate the building in the surrounding scenery, the designer and contractor needed to find efficient ways to vegetate the roof. In close co-operation with Renzo Piano, Colbond partner Harpo spa developed a solution featuring Enkadrain drainage and an Enkamat grip layer to create a foothold for soil and plants. The Enkamat variant was tailored to suit the specific demands of this project, providing reinforcing grids of two different strengths. They present us with safe and convenient environments to shop and to spend leisure time. Although malls have an important presence in our lives, not much empirical research on malls exists in the field of urban studies, especially on the spatial and locational distribution of malls. This research deals with the locational pattern of malls in Texas. I analyzed locations of malls in the larger context of the built and human environment. Specifically, the locations of eighty-one malls in four major metropolitan areas in Texas were studied in light of how highway networks, land availability, population density and household income affect mall locations, using a time-series methodology from 1970 to 2010. The results of this analysis show that the spatial distributions of the malls were primarily correlated with the existence of highway networks. The land availability was an essential but not a decisive factor for mall location. Moreover, household income was a more important factor than population density regarding mall’s site selection. These results indicate that existing urban settings and conditions influence mall locations, but malls are not equally accessible to everyone, especially to low-income households. -

This was a very significant visit for all port employees, as President Nerli often referred to after and who also said, in the traditional New Years address to the staff of the Port Authority,- “ 2007 has been an important year for us, not only for the results that have been obtained but also for the visits by the two Heads of State, President Napolitano and the Pope Benedetto XVI who arrived at our port on the 21st of October”. President Napolitano arrived at the port in the afternoon, after an intense day of meetings. The President of the Republic inaugurated the new passenger terminal at Calata Porta di Massa, - Francesco Nerli, the Mayor of Naples Rosa Russo Iervolino, the President of the Region Antonio Bassolino and the President focus of the Province of Naples, Dino Di Palma were present. The Head of State unveiled a plaque revealing a short history of the “New Maritime Station at President Napolitano at Terminal Conateco Calata di Porta di Massa: a goods warehouse that has become a building for passenger services and is set in the same stone as a century ago.
