CASA SPRING @ YISHUN

Casa Spring @ Yishun is bounded by Yishun Street 42 and Yishun Avenue 6. The details are set out in Table A(1)(a).

2 Located within Casa Spring @ Yishun, the publicly accessible roof garden provides space for community gathering and bonding.

3 Residents can patronise Yishun Mall, an HDB Neighbourhood Centre, which offers a variety of food choices and goods and services. For recreation, residents can visit and Yishun Swimming Complex or participate in the various activities organised by the Nee Soon East Community Club. Medical services are available at Yishun Polyclinic, Yishun Community Hospital and Khoo Teck Puat Hospital.

4 The development is well-connected to the Yishun Town Centre by a network of bus services, where more shopping and dining options are available at Northpoint City and the town centre.

5 To encourage an eco-friendly lifestyle, the development is designed with several eco-friendly features such as eco-pedestals in bathrooms to encourage water conservation, motion sensor-controlled energy efficient lighting at staircases, and regenerative lifts to reduce energy consumption, etc. Casa Spring @ Yishun will also have a Pneumatic Waste Conveyance System to provide a cleaner and greener living environment for residents.

8 Residents of Fernvale Dew will be served by Fernvale LRT station which connect residents to a wide range of transportation networks and facilities in Sengkang Town Centre such as the Sengkang MRT/LRT station, bus interchange, Sengkang Public Library and Compass One. A wide range of commercial facilities in Sengkang Town, include Kopitiam Square, Rivervale Mall and Rivervale Plaza (an HDB Neighbourhood Centre). Residents may also visit the nearby The Seletar Mall for their shopping and dining experiences or the eateries located at Jalan Kayu. Recreational facilities such as the Community Club, , and Punggol Reservoir are also nearby.

10 Kim Keat Beacon is located along Kim Keat Avenue. The details are set out in Table A(1)(c).

11 Within Kim Keat Beacon, there are various publicly accessible roof gardens where residents and the community can enjoy open spaces for relaxation, bonding and social interaction.

12 Transport facilities serving the development include the Toa Payoh MRT station and bus interchange located at the Town Centre, the Pan-Island Expressway (PIE) and the Central Expressway (CTE). There is a wide range of amenities in Toa Payoh Town Centre. Residents of Kim Keat Beacon can also patronise HDB Neighbourhood Centres such as Kim Keat Palm and Toa Payoh Vista for a wide variety of goods and services. For leisure, residents can visit Toa Payoh Public Library, Toa Payoh Sensory Park, , , Toa Payoh Sports Hall, Toa Payoh Swimming Complex, Toa Payoh South Community Club and Toa Payoh East Community Club. Medical facilities such as Toa Payoh Polyclinic and Chung Hwa Medical Institution are within easy access.

15 The roof gardens and sky gardens in Tampines GreenVines serve as alternative outdoor spaces for residents to enjoy, interact and bond as well as provide visual green relief. The roof and sky gardens are also open to the public.

16 Residents of Tampines GreenVines will be served by a wide range of facilities in Tampines Regional Centre, where the Tampines MRT Station and bus interchange are located. There are plenty of shopping, dining and recreational amenities such as Tampines 1, Tampines Mall, and Century Square (undergoing refurbishment).

17 For leisure, residents can visit , Singapore’s first integrated community and lifestyle hub, which houses a variety of sports facilities such as swimming pools, sports hall, gymnasium, and Tampines Regional Library. Dining options are also available at the hawker centre located conveniently within the Hub. They may also participate in the recreational activities organised by the Tampines North Community Club and Tampines Central Community Complex.

a) 2-room Flexi Flats

19 The 2-room Flexi flats will be available in two sizes, 36 sqm and 45 sqm for Casa Spring @ Yishan while for Fernvale Dew, the sizes are 38 sqm and 45 sqm respectively. Buyers of the 2-room Flexi flats at Casa Spring @ Yishun will have the option of flooring (Package 1) and sanitary fittings (Package 2) under the OCS. For Fernvale Dew, which will be built using the Prefabricated Prefinished Volumetric Construction (PPVC) method, the 2-room Flexi flats will come with floor finishes, internal doors and sanitary fittings. Hence, OCS for Package 1 and 2 is not applicable to Fernvale Dew.

20 Elderly buyers of 2-room Flexi flats on short leases for Casa Spring @ Yishun and Fernvale Dew, who wish to have a flat in a move-in condition can choose an additional Package 3, see Table A(2) for details. The cost of the optional components will be added to the selling price of the flat. Grab bars will be automatically provided for short-lease 2-room Flexi flats.

The cost of the optional components (see Table A(3)) will be added to the selling price of the flat.

22 However, for Fernvale Dew to be built using the PPVC method, the flats will come with floor finishes, internal doors and sanitary fittings. This will allow flat buyers to move into their flat more quickly as less renovation works are required. With these provisions, the OCS will not be applicable to PPVC flats.
