The surrounding countryside offers wonderful , riding and opportunities, over some of Exmoor’s most spectacular and unspoilt country, including the Oare Valley, widely known as the Doone Valley, based on its association as the setting for R D Blackmore’s novel Lorna Doone.

The village of Porlock to the East has a good selection of local shops, pubs, hotels and also at West Porlock, a picturesque tidal harbour, where more adventurous fishermen and sailors can launch boats from. Lynton and , to the west also offer a harbour and selection of pubs, hotels and local amenities. The A39 provides access to Taunton, with the M5 motorway at Junction 25 and a mainline railway station, offering regular services to London Paddington in under two hours. There are airports at and Bristol providing regular flights to the UK and international destinations.

DESCRIPTION Wellfield dates from 1860 and was originally part of , a romantic estate created by the Rev Walter Halliday in the early 1800’s. In 1898 Sir William Halliday left Wellfield to his daughter and her husband who used the property as a hunting lodge.

In 2003, the building was purchased by the current owners, who undertook a thorough restoration and extension of the building, to include a rear extension and double garage. More recently, a glazed side extension has been added, to take advantage of the views over the Bristol Channel and the distant Welsh mountains. The property sits in approximately 3.95 acres and has an adaptable layout, offering potential to create a self-contained annexe if required. ACCOMMODATION The house, which is not listed, offers spacious and well laid-out accommodation over two floors, comprising a reception hall with flagstone floor and staircase rising to the first floor. From here, double doors open to a fabulous open-plan kitchen and dining room with fireplace and wood burner. The drawing room has French doors opening onto the gardens, a fireplace with double sided wood burner and doors opening to a sitting room with a spectacular glazed atrium, offering views across the gardens to the Bristol Channel. From here, a staircase rises to a first floor study area.

On the first floor, there is a master bedroom with ensuite shower room, three further bedrooms, a family bathroom and separate WC on the half landing. At the back of the house, there is a modern extension, linked by a conservatory, which leads to a studio/ sitting area, with vaulted ceiling and a fireplace with wood burner. Separate staircases lead to two further bedrooms, one of which is ensuite. There is also a utility room and ground floor shower room. The rear extension, could easily be used as a self-contained annexe if required, subject to the necessary consents.

GARDENS AND GROUNDS The house is approached via a shared driveway, which leads to a substantial parking and turning area in front of the attached double garage. The gardens offer spectacular views over the surrounding area and coastline and have predominantly been laid to lawn, with a selection of mature trees and shrubs, including rhododendron and azalea. There is a copse of woodland with a pond to the west of the house and garden and a paddock to the north, suitable for keeping livestock and horses. Planning permission has been granted for a stable block with three loose boxes to be erected to the east of the house. WELLFIELD Approximate Gross Internal Area: 302.6 Sq.M. - (3258 Sq.Ft.)
