Landmarks Preservation Commission March 24, 2009, Designation List 411 LP-2311 NEW YORK BOTANICAL GARDEN MUSEUM (now LIBRARY) BUILDING, FOUNTAIN OF LIFE, and TULIP TREE ALLEE, Watson Drive and Garden Way, New York Botanical Garden, Bronx Park, the Bronx; Museum Building designed 1896, built 1898-1901, Robert W. Landmark Site: Borough of the Bronx Tax Map 3272, Lot 1 in part, consisting of the property bounded by a line that corresponds to the outermost edges of the rear (eastern) portion of the original 1898-1901 Museum (now Library) Building (excluding the International Plant Science Center, Harriet Barnes Pratt Library Wing, and Jeannette Kittredge Watson Science and Education Building), the southernmost edge of the original Museum (now Library) Building (excluding the Annex) and a line extending southwesterly to Garden Way, the eastern curbline of Garden Way to a point on a line extending southwesterly from the northernmost edge of the original Museum (now Library) Building, and northeasterly along said line and the northernmost edge of the original Museum (now Library) Building, to the point of beginning. On October 28, 2008, the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the New York Botanical Garden Museum (now Library) Building, Fountain of Life, and Tulip Tree Allee and the proposed designation of the related Landmark Site (Item No. 5). The hearing had been duly advertised in accordance with the provisions of law. Six people spoke in favor of designation, including representatives of the New York Botanical Garden, Municipal Art Society of New York, Historic Districts Council, Metropolitan Chapter of the Victorian Society in America, and New York Landmarks Conservancy. -

Old Buildings, New Views Recent Renovations Around Town Have Uncovered Views of Manhattan That Had Been Hiding in Plain Sight
The New York Times: Real Estate May 7, 2021 Old Buildings, New Views Recent renovations around town have uncovered views of Manhattan that had been hiding in plain sight. By Caroline Biggs Impressions: 43,264,806 While New York City’s skyline is ever changing, some recent construction and additions to historic buildings across the city have revealed some formerly hidden, but spectacular, views to the world. These views range from close-up looks at architectural details that previously might have been visible only to a select few, to bird’s-eye views of towers and cupolas that until The New York Times: Real Estate May 7, 2021 recently could only be viewed from the street. They provide a novel way to see parts of Manhattan and shine a spotlight on design elements that have largely been hiding in plain sight. The structures include office buildings that have created new residential spaces, like the Woolworth Building in Lower Manhattan; historic buildings that have had towers added or converted to create luxury housing, like Steinway Hall on West 57th Street and the Waldorf Astoria New York; and brand-new condo towers that allow interesting new vantages of nearby landmarks. “Through the first decades of the 20th century, architects generally had the belief that the entire building should be designed, from sidewalk to summit,” said Carol Willis, an architectural historian and founder and director of the Skyscraper Museum. “Elaborate ornament was an integral part of both architectural design and the practice of building industry.” In the examples that we share with you below, some of this lofty ornamentation is now available for view thanks to new residential developments that have recently come to market. -

Built 1888-89; George B. Post, architect; enlarged 1903-05, Robert Maynicke, architect. Landmark Site: Borough of Manhattan Tax Map Block 101 , Lot 2. On December 15, 1998, the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the (former) New York Times Bu ilding and the proposed designation of the related Landmark Site (Item No. 3). The hearing had been duly advertised in accordance with the provisions of law. Three witnesses, representing the New York Landmarks Conservancy, the Municipal Art Society, and the Historic Districts Council , spoke in favor of the designation. The hearing was re-opened on February 23 , 1999 for additional testimony from the owner, Pace University. Two representatives of Pace spoke, indicating that the university was not opposed to designation and looked forward to working with the Commission staff in regard to future plans for the building. The Commission has also received letters from Dr. Sarah Bradford Landau and Robert A.M. Stern in support of designation. This item had previously been heard for designation as an individual Landmark in 1966 (LP-0550) and in 1980 as part of the proposed Civic Center Hi storic District (LP-1125). Summary This sixteen-story office building, constructed as the home of the New York Times , is one of the last survivors of Newspaper Row, the center of newspaper publishing in New York City from the 1830s to the 1920s. -

Landmarks Preservation Commission April 19, 1966, Number 10 LP-0148 OLD BROOKLYN FIRE HEADQUARTERS, 365-367 Jay Street, Borough of Brooklyn. 1892; architect Frank Freeman. \ Landmark Site: Borough of Brooklyn Tax Map Block 147, lot 2. On February 8, 1966, the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the Old Brooklyn Fire Head quarters and the proposed designation of the related Landmark Site (Item No. 49). The hearing had been duly advertised in accordance with the provisions of law. One speaker spoke in favor of designation. There were no speakers in opposition to designation. In a letter to the Commission, Fire Commissioner Robert O. Lowery recommended designation. DESCRIPTION AND ANALYSIS As an example of the Romanesque Revival, this fire-house on Jay Street is one of New York's best and most striking architectural compositions. It was designed to display much splendid Romanesque ornament and was constructed of granite with handsome red sandstone trim. The walls are of fine, dark brown Roman brick with terra cotta detail to relieve the smooth surfaces. The red tile roof is trimmed with copper and the combination of colors is both subtle and ingenious. These rich materials make this an extremely beautiful and architecturally noteworthy building. The exterior of the building expresses its ftmction to perfection with the great, richly decorated arch for the exit of the fire-engines, flanked by a watch-tower used for spotting fires in the area. This building served as the Brooklyn Fire Headquarters until 1898, when Brooklyn was consolidated with Manhattan, at which time the headquarters were moved to Manhattan. -

The same could be argued that in Chicago, depending on how much clout one has, some Landmarks are more equal than others. Based on some recent proposals for downtown skyscraper projects, a separate and unequal set of standards has revealed itself regarding how the Commission on Chicago Landmarks considers changes to existing Landmarked buildings and Landmark Districts. Case in point is the current redevelopment plan proposed for the New York Life Building, one of William LeBaron Jenney’s seminal early skyscrapers. History: William LeBaron Jenney revolutionized world architecture with the development of the first skyscraper, the Home Insurance Building in Chicago in 1884. His pioneering use of the steel skeleton frame, rather than the thick heavy masonry bearing walls that were then the norm, set the standard for modern high-rise construction that is still in use today. With the demolition of the Home Insurance Building in 1931, the New York Life Building became the last remaining example of Jenney’s early steel frame skyscraper construction and is the closest link with the ground-breaking technology of Jenney’s Home Insurance Building. Furthermore, the role of Chicago as the “insurance broker to the West” cannot be understated, and this building serves as a key link to that history. -

Bruce Eichner very much enjoys showing off his latest building. We're in rarefied air, 777 feet above Manhattan's Beaux-Arts Flatiron District — well higher than the golden tops of the Metropolitan Life Tower and New York Life Building a few blocks north. "We're actually looking down on Rupert Murdoch's three floors at the top of that tower there," said Eichner, founder of the real estate development firm The Continuum Company, with a rather professional smile. He's pointing down to the top of One Madison, which, until about a month ago, owned the airspace above Madison Square Park. No more. All photos by Hollis Johnson unless noted. The building as seen from the corner of Park Avenue and 22nd Street. In his late 60s, Eichner is a thin man in a pinstripe suit, round tortoise shell glasses, and a local's accent. His company is already responsible for several New York skyscrapers, two condominium towers in Miami, and a casino in Las Vegas. He likes to share the big numbers surrounding his newest project, throwing around phrases like "five hundred thousand tons of rebar," or "two thousand yards of concrete," or "a one-million-pound tuned-mass damper" at an unsuspecting reporter. He takes great joy in watching me copy them down. -

Landmark From D+D, September 2010 By Joe Maty Editor, Durability + Design New York Life Insurance Company has successfully built an indelible brand identity by calling itself “The Company You Keep.” Perhaps equally firmly etched into public consciousness of the venerable Empire State-based concern is its landmark headquarters building on Madison Avenue, a Gothic- revival, Indiana limestone edifice designed in 1926 by the legendary Cass Gilbert. The towering structure has loomed large in the company’s media imagery for many years. No doubt it’s the building the company will keep, considering its intimate connection with the corporate identity. Recently, the company also demonstrated that the building’s roof it is surely determined to keep—intact in all its gold-gilt glory, a gem glittering amid Gotham’s steel, stone, and concrete canyons. New York Life summoned The Gilders’ Studio Inc., based in Olney, Md., to formulate and execute a restoration and regilding program for the pyramidal, lantern-topped roof, composed of 25,000 gilded tiles. The job entailed an in- depth evaluation of materials and methods to return the roof and lantern to their former, glittering appearance. The company also serves as construction manager for the project.
