Lann3 The majority of Lann3 is made up of grade 3 and grade 3a (the best and most Soil, Historic versatile) agricultural land. Landscape Lann5 Lann5 is made up of grade 3 and grade 3a (the best and most versatile) Biodiversity, Soil, agricultural land. There is an area of Lowland Heathland in the south of Lann5 Water which is designated as a BAP Priority Habitat. There is a 1 in 30 year and 1 in 100 year surface water flood risk zone which cuts through the area east-west, with smaller zones present in the south of the area. There is also a fluvial flood zone 3b at the western boundary of the area. Lann6 Lann6 is made up of grade 3 and grade 3a (the best and most versatile) Soil agricultural land. The majority comprises grade 3a land. Lann7 Lann7 is made up of grade 3 and grade 3a (the best and most versatile) Soil agricultural land. The majority comprises land classified as grade 3 land. Lann8 Lann8 is made up of grade 3 and grade 3a (the best and most versatile) Soil agricultural land. The majority comprises land classified as grade 3 land.

Lann9 Lann9 is made up of grade 3 and grade 3a (the best and most versatile) Soil, Water, agricultural land. The majority comprises land classified as grade 3 land. Biodiversity There is a 1 in 100 year surface water flood risk zone which extends along the north eastern boundary. Area : Key constraints SA Themes for which constraints exist Looe1 A small portion of the south east corner of Looe1 overlaps with the Looe Historic Conservation Area and a County Wildlife Site. There Biodiversity, Soil, is also an area of semi-improved grassland recorded as a BAP non Priority Landscape Habitat present. The majority of Looe1 is covered by grade 3 agricultural land. A small area at the north west boundary of Looe1 is located within the South Coast-Eastern section of the Cornwall AONB. Looe2 The majority of Looe2 is covered by grade 3 agricultural land- it is uncertain Soil whether this comprises land classified as grade 3a land (the best and most versatile agricultural land). Looe3 Looe3 is entirely covered by Deciduous Woodland BAP Priority Habitat. The Biodiversity, ‘Kilmnorth Woods’ which make up a portion of this deciduous woodland are Water recognised as ancient woodland of semi-natural and planted origin and are designated as a Local Nature Reserve. Looe3 is also entirely within the East Looe County Wildlife Site. There is a 1 in 30 year surface water flood zone which bisects the centre of the area east-west. Looe4 Both the north and south of Looe4 are covered Deciduous Woodland BAP Historic Priority Habitat, and are also part of the East Looe County Wildlife Site. A small Environment, portion of the south east corner of Looe4 also overlaps with the Looe Biodiversity, Soil, Conservation Area. Water There is also a small area of grade 2 agricultural land present at the south of the western boundary and there is a 1 in 30 year surface water flood risk zone present in the north of the area. Looe5 Looe5 Is entirely covered by ‘St Martin’s Wood’ which is comprised of Biodiversity, deciduous woodland of semi-natural ancient origin that has been designated as Water BAP Priority Habitat. Looe5 is also entirely within the East Looe County Wildlife Site. There is a 1 in 30 year surface water flood risk zone extending down the western boundary of Looe5. Looe6 There is a small area of area of Deciduous Woodland BAP Priority Habitat at Biodiversity, Soil, the northern boundary of Looe6. The eastern half of Looe6 is covered by grade Water 3 agricultural land- it is uncertain whether this comprises land classified as grade 3a land (the best and most versatile agricultural land). There is also a small 1 in 30 year surface water flood risk zone present on the northern boundary of the area. Looe7 The majority of Looe7 is covered by grade 3 agricultural land- it is uncertain Soil whether this comprises land classified as grade 3a land (the best and most versatile agricultural land). Lost2 There is a grade II listed building known as Millham (circa 1830) located in the Historic north east corner of Lost2. Water, Biodiversity, Soil Lost3 There is an east-west 1 in 30 year surface water flood risk zone in the north of Water, Lost3. Lost3 is approximately 1,000m west of the Redlake Meadows & Hogs Biodiversity, Soil Moor SSSI, and is within an IRZ for this SSSI relating to residential development of 100 units or more. The area is covered by grade 3 agricultural land. Lost4 There are two grade II listed buildings in Lost4. These are located near the Historic eastern boundary and comprised a barn at Lanwithan Farm and Lanwithan Environment, House situated to the south. The north western boundary is within the Biodiversity, Soil, Lostwithiel Conservation Area. Water. Lost4 is approximately 1,100m west of the Redlake Meadows & Hogs Moor SSSI, and is within an IRZ for this SSSI relating to residential development of 100 units or more. There are three areas of Deciduous Woodland BAP Priority Habitat in Lost4: one at the eastern boundary, another in the north, and a further area in the south east. There is also a Traditional Orchard in the north east of Lost4 classified as a BAP Priority Habitat. A small area in the south western corner of Lost4 is located within a County Wildlife Site. The western side of Lost4 is covered by a fluvial flood zone 3b with smaller areas of flood zone 2. There are also 1 in 30 year and 1 in 100 year surface water flood risk zones in the same area. Lost5 There is a grade II listed structure at the south western corner of Lost 5, Historic comprised of a mid-19th century Limekiln. Area : Key constraints SA Themes for which constraints exist Mara1 The Marazion Bridge, located in the centre of Mara1 is a grade II listed Historic structure. The Old Marazion Bridge and accompanying boundary stone, located Environment, on the northern edge of the area are also grade II listed structures. Biodiversity, Mara1 is located immediately adjacent to the SSSI/SPA, which Landscape, is located to the north west. The majority of Mara1 is within the Marazion Marsh Water. County Wildlife site. A large part of the area is also located within the Cornwall South Coast-Western section of the Cornwall AONB. Most of Mara1 is covered by sea and fluvial flood zones 3b and 3a. There are also some areas of 1 in 30 and 1 in 100 year surface water flood risk zones. Mara2 Mara1 is located immediately adjacent to the Marazion Marsh SSSI/SPA, which Biodiversity, Soil, is located to the west. The majority of Mara2 is covered by grade 2 agricultural land, with an area in the east covered by grade3a (the best and most versatile) agricultural land. Mara3 The southern boundary of Mara3 overlaps with the Marazion Conservation Historic area. Approximately half of Mara3 is covered by grade 2 agricultural land. The Environment, other half is covered by grade 3a agricultural land. Soil Relating to the Marazion Marsh SSSI, Mara3 is within the SSSI’s Impact Risk Zone for residential of 50 units or more. Mara4 There is a very small 1 in 30 year surface water flood risk zone which overlaps Water, Soil the eastern boundary of Mara4. The entirety of Mara4 is covered by grade 2 agricultural land. Relating to the Marazion Marsh SSSI, Mara5 is within the SSSI’s Impact Risk Zone for residential of 50 units or more. Mara5 There is a grade II listed milestone on the northern boundary of the area, on Historic Turnpike Road opposite Henfor Farm. All of Mara5 is located within the Environment, Cornwall AONB, South Coast- Western section (with the exception of a small Landscape, area in the north east). Biodiversity, Relating to the Marazion Marsh SSSI, Mara5 is within the SSSI’s Impact Risk Landscape, Soil, Zone for residential of 50 units or more. A small section of the southern part of Water Mara1 overlaps with the the Marazion Marsh County Wildlife Site. The south western boundary has a small 1 in 100 year surface water flood zone, and a larger area designated as a sea flood zone 2. The majority of Mara5 is covered by grade 2 agricultural land, with an area in the east covered by grade3a agricultural land. Mara6 The majority of Mara6 is located within the Marazion Conservation area. Historic The whole of Mara6 is located within the Cornwall AONB, South Coast- Environment, Western section. Biodiversity, Relating to the Marazion Marsh SSSI, Mara6 is within the SSSI’s Impact Risk Landscape, Soil, Zone for residential of 50 units or more. The southern, seaward boundary Water encompasses maritime cliffs and slopes designated as a BAP Priority Habitat. There is a small 1 in 30 year surface water flood zone present, and a larger are along the southern boundary designated as a sea flood zone 2. The majority of Mara6 is covered by grade 2 agricultural land, with some small areas covered by grade 3.

Area Mount Hawke: Key constraints SA Themes for which constraints exist Moun1 There are two grade II listed buildings present in Moun1, including a mid-19th Historic century house on St Agnes Banns Road, and a bridge which is in close Environment, proximity to the house. There is an east-west 1 in 30 and 1 in 100 year surface Biodiversity, water flood risk zone crossing the centre of the area. There is also a fluvial Soil, Water flood zone 3b and 3a covering the same area. Whilst Carrick Heath SSSI is located approximately 900m away from Moun1, the area is located within the SSSI’s IRZ relating to residential developments of 100 units or more. The majority of Moun1 is covered by grade 3 agricultural land. A smaller area in the south east corner is classified as grade 2. Moun2 There is a north-south linear 1 in 30 and 1 in 100 year surface water flood risk Water, zone in the north of the area. Biodiversity, Soil Carrick Heath SSSI is located approximately 400m east of Moun2. The area is located within the SSSI’s IRZ relating to residential developments of 100 units or more. Most of Moun2 is covered by grade 3 agricultural land; however the north western part of the area is covered by grade 2. Moun3 A small portion of the southern edge of Moun3 overlaps with a scheduled Historic monument. This comprises a Roman round with a medieval field system, which Environment, is located 260m west of Coosewartha Farm. Soil, Water. A small 1 in 100 year surface water flood risk zone is present along half of the northern boundary. Whilst most of Moun3 is covered by grade 3 agricultural land, an area in the north is covered by grade 2. Moun4 There are also two grade II listed buildings present in Moun4. These are Historic comprised of a house (circa 19th century) and pair of cottages (circa 17th Environment, century) located near the south western boundary of the area. Biodiversity, In the south of Moun4 there is an east-west 1 in 30 and 1 in 100 year surface Soil, Water. water flood risk zone with further 1 in 30 and 1 in 100 year surface water flood risk zones in the northern part of the area. In addition there is also a fluvial flood zone 3b and 3a covering the same area. There is an area of deciduous woodland in the north western corner of Moun4, of which part is designated as a BAP Priority Habitat. The eastern side of Moun4 is covered by grade 3 agricultural land, with the western side covered by grade 2 agricultural land.

It is uncertain whether this comprises land classified as grade 3a land (the best and most versatile agricultural land). Mull2 Mull2 is situated wholly within the South Coast- Western section of the Cornwall Landscape, AONB. Historic Clahar Cottage (circa 18th century), located on Chypons Road at the eastern Environment, boundary of the area, is a grade II listed building. There is a linear north east - Biodiversity, south west 1 in 100 year flood risk zone immediately north of Chypons Road. Minerals and A significant portion of Mull2 is covered by grade 2 and 3a agricultural land. Geodiversity, Soil Mull2 lies within an IRZ of the Baulk Head to Mullion coastal SSSI, related to residential developments of more than 100 units. The SSSI is noted for both its biological and geological characteristics. Mull3 Mull3 is situated wholly within the South Coast- Western section of the Cornwall Landscape, AONB. The majority of Mull3 is covered by grade 3 agricultural land, with a Biodiversity, smaller portion covered by grade 2. Minerals and A fluvial flood zone 2 and 3a runs alongside the stream which flows through Geodiversity, Mull3, with a further 1in 30 and 1 in 100 year surface water flood risk zone Water located in the south of Mull3. Mull3 lies within an IRZ of the Baulk Head to Mullion coastal SSSI, related to residential developments of more than 100 units. The SSSI is noted for both its biological and geological characteristics. Mull4 Mull4 is situated wholly within the South Coast- Western section of the Cornwall Biodiversity, AONB. The majority of Mull4 is covered by grade 3 agricultural land, with a Minerals and smaller portion covered by grade 2 and grade 3a (which is land classified as the Geodiversity, best and most versatile agricultural land). A fluvial flood zone 2 and 3a runs Landscape, Soil, alongside the stream which flows through Mull4, with a 1 in 30 and 1 in 100 year Water surface water flood risk zone located along the length of the stream. Mull4 lies within an IRZ of the Baulk Head to Mullion coastal SSSI, related to residential developments of more than 100 units. The SSSI is noted for both its biological and geological characteristics.

Mull6 Mull6 is situated wholly within the South Coast- Western section of the Cornwall Landscape, AONB. There are two grade II listed buildings near the northern boundary of the Historic area (Angrouse cottage, circa early 18th century, and the Wesley Environment, Commemorative Stone, circa 1762). Biodiversity, The majority of Mull6 is covered by grade 3 agricultural land, with a smaller Minerals and portion covered by grade 2. There is a south east– north west 1 in 30, and 1 in Geodiversity, 100 year flood risk zone which passes through the centre of Mull6. Maritime, A small area on the south western boundary of Mull6 falls within the Baulk Head Landscape, Soil, to Mullion coastal SSSI, which is also internationally designated as part of the Water. Lizard SAC. These designations are for both its biological and geological characteristics. In addition, this coastal area also comprises Coastal and Maritime Slopes BAP Priority Habitat.

Pads2 Pads2 is situated entirely within the Camel Estuary section of the Cornwall Landscape, AONB. Historic There are two grade II listed buildings at the southern boundary of Pads2: the Environment, Fentonluna Lane Deer Park walls (circa 1770), and the Church of St Saviours Biodiversity, (circa 1372). The southern end of Pads2 is also located within the Padstow Minerals and Conservation Area. The Deer Park of Prideaux Place is a registered Geodiversity, garden/park and it occupies the southern half of Pads2. Deer Park is also listed Soil, Water as a BAP Priority Habitat (Wood-Pasture and Parkland). The Rock Dunes SSSI (designated for biodiversity and geodiversity) is located approximately 350 meters to the north east of Pads2 (across the estuary). This SSSI has been identified as in an unfavourable and declining condition. The area is located within an IRZ of this SSSI, relating to residential developments of more than 100 units. Pads2 is covered by grade 3 agricultural land. It is uncertain whether this comprises land classified as grade 3a land (the best and most versatile agricultural land). There is a small 1 in 30 year flood risk zone in Deer Park at the northern boundary of Pads2.

Area Padstow: Key constraints SA Themes for which constraints exist Pads3 The majority of Pads3 is located within the Camel Estuary section of the Landscape, Cornwall AONB. Historic There are a total of 15 listed buildings and structures in the area, associated Environment, with Prideaux Place. Three of these are grade II, ten are grade II*, two are Biodiversity, grade I. The two grade I structures comprise Prideaux Place and its entrance Minerals and gates. There is also a wayside cross in the grounds of Prideaux Place which Geodiversity, has been designated as a scheduled monument. The Deer Park of Prideaux Soil, Water Place is a registered park/garden. In terms of biodiversity constraints, a large proportion of the area is covered by Deciduous Woodland BAP Priority Habitat. The Rock Dunes SSSI (designated for biodiversity and geodiversity) is located approximately 1,700 meters to the north north east of Pads7 (across the estuary). This SSSI has been identified as in an unfavourable and declining condition. The area is located within an IRZ of this SSSI, relating to residential developments of more than 100 units. Pads7 The southern 70% of Pads7 is situated within the Camel Estuary section of the Landscape, Cornwall AONB. Biodiversity, The majority of Pads7 overlaps with a County Wildlife Site. Area : Key constraints SA Themes for which constraints exist Perr1 The coastal sand dunes present in the area side are designated as part of the Biodiversity, internationally and nationally designated Penhale Dunes SAC/SSSI. Water The majority of Perr1 is located within a County Wildlife Site. The majority of the area is also designated as a BAP Priority Habitat (Coastal Sand Dunes). The western site boundary of Perr1 is covered by a flood zone 3a, with smaller areas of zone 3b and zone 2. Perr2 The south western corner is located within a county wildlife site and the eastern Water, corner of is made up of grade 2 and grade 3a agricultural land (the best and Biodiversity, Soil most versatile land). Perr2 is located 320 meters from the Penhale Dunes SSSI and consequently it is within an IRZ. Here housing developments of more than 100, or more than 50 outside of existing settlements are considered a risk. Biodiversity, Soil The south east corner of Perr3 is located within a county wildlife site and also has BAP Priority Habitat reed beds present. The Penhale Dunes SSSI is located approximately 620m from Perr3. The area is located within the SSSI’s IRZ relating to residential development of 100 units or more. The majority of Perr3 is made up of grade 2 and grade 3 agricultural land. Perr4 Perr4 is located within an IRZ of Cligga head SSSI (designated for its Water, Minerals geodiversity) which is located 600m to the west. Area Perranporth: Key constraints SA Themes for which constraints exist Perr7 Perr7 adjoins the Cligga head SSSI (designated for its geodiversity), which is Water, Minerals located to the west. There are also small areas of BAP Priority Habitat and Geodiversity, deciduous woodland present. Biodiversity, Soil The majority of Perr7 is made up of grade 3 agricultural land, with a small area of land classified as grade 2 land. The eastern boundary of Perr7 is covered by a flood zone 3b and zone 2, along with a 1 in 30 and 1 in 100 year surface water flood risk zone. Perr8 Perr8 adjoins the Cligga head SSSI (designated for its geodiversity), which is Minerals and located to the west. There is an area of Lowland Calcareous Grassland BAP Geodiversity, Priority Habitat present in the south west of the area. Biodiversity, The western side of Perr 8 falls within the St Agnes Mining District of the Landscape, Cornwall and West Devon World Heritage Site. In this area is present a Round Historic barrow, located 550m north west of Treslow Farm, which has been designated Environment as a scheduled monument. Perr9 The southern half of Perr9 overlaps with the Cligga Head SSSI, and is also Minerals and listed as Lowland Heathland BAP Priority Habitat. Area Roche: Key constraints SA Themes for which constraints exist Roch1 Whilst the Goss and Tregoss Moors SSSI is located approximately 800m to the Biodiversity, Soil west of Roch1, the area is located within the SSSI’s IRZ relating to residential developments of 100 units or more. The area covered by the SSSI is also internationally designated as the and Goss & Tregoss Moors SAC. Roch 1 is covered by grade 3 agricultural land. It is uncertain whether this comprises land classified as the best and most versatile agricultural land (i.e. grade 3a). Roch2 Whilst the Goss and Tregoss Moors SSSI is located approximately 1,300m to Soil, Water, the west of Roch1, the area is located within the SSSI’s IRZ relating to Biodiversity residential developments of 100 units or more. The area covered by the SSSI is also internationally designated as the Breney Common and Goss & Tregoss Moors SAC. There is an east - west 1 in 30 and 1 in 100 year surface water flood risk zone present in the north of the area. The majority of Roch2 is covered by grade 3 agricultural land. It is uncertain whether this comprises land classified as the best and most versatile agricultural land (i.e. grade 3a). Roch3 Roche Rock SSSI, designated for its geodiversity interest, is located in Roch3. Minerals and As reflected by the presence of IRZs, within 50 meters of Roche rock, all Geodiversity, planning applications are considered a risk, and outside of 50 metres, Biodiversity, applications for 100 or more residential houses are considered a risk. The Historic medieval Chapel of St Michaels is also present here, which is a scheduled Environment, monument. Roche Rock is a distinctive local landmark for the local area and as Landscape such is a key landscape asset. There is a County Wildlife Site present in the eastern half of the area. Roch4 The north western corner of Roch4 is covered by grade3 agricultural Land and there are two small 1 in 30 year surface water flood risk zones located in the south of the area. The Goss and Tregoss Moors SSSI Breney Common and Goss & Tregoss Moors SAC is located approximately 8500m from the western boundary of Roch4. The whole area is within an IRZ relating to 100 residential units or more. Roch5 The area is heavily constrained by cultural heritage assets. In this context there Historic is one grade II* listed building (the Church of St Gomonda), eight grade II listed Environment, buildings and one scheduled monument located along the eastern boundary Soil, Biodiversity, next to Fore Street. Water The majority of Roch4 is covered by grade3 agricultural land and there is a 1 in 30 and 1 in 100 year flood zone present in the west of the area. The Goss and Tregoss Moors SSSI Breney Common and Goss & Tregoss Moors SAC is located approximately 270m from the western boundary of Roch5. Area Rock/Tredrizzick: Key constraints SA Themes for which constraints exist RoTr1 The area is highly constrained by biodiversity designations. In this context Biodiversity, almost all of RoTr1 is located within the Rock Dunes SSSI. This SSSI has been Minerals and designated for biodiversity and geodiversity, and is in an ‘unfavourable and Geodiversity, declining’ condition. As reflected by the Impact Risk Zone for the SSSI, all Water, Soil, planning applications within RoTr1 are considered a risk to this SSSI. The Maritime coastal sand dunes are also listed as a BAP Priority Habitat. There is a flood zone 2 located on the south western boundary of RoTr1. The whole of the area is covered by grade 3 agricultural land. It is uncertain whether this comprises land classified as the best and most versatile agricultural land (i.e. grade 3a). RoTr2 RoTr2’s western boundary adjoins the Rock Dunes SSSI (designated for Biodiversity, biodiversity and geodiversity); as such the area is within IRZs for the SSSI. At Minerals and the western boundary of RoTr2 all planning applications are considered a risk. Geodiversity, The rest of RoTr2 is within an IRZ for 100 residential units or more. Area St Agnes: Key constraints SA Themes for which constraints exist Agne1 There are eight grade II listed buildings located within Agne1, and the south Historic west corner of the area is located within the St Agnes conservation area. Agne1 Environment, is located entirely within the St Agnes Mining District of the Cornwall and West Landscape, Devon World Heritage Site, and the majority of the area is located within the St Biodiversity, Agnes section of the Cornwall AONB. Minerals and There are two areas in the north of Agne1 which are covered by County Wildlife Geodiversity, Sites. There are multiple areas of Lowland Heathland close to the shore and Water, Maritime Deciduous Woodland near the eastern boundary which are designated as BAP Priority Habitats. The north east and north west boundaries of Agne1 are located immediately adjacent to the SSSI and the SSSI. These are designated for biodiversity and geodiversity respectively. Agne 1 is located within the SSSIs’ IRZs relating to residential developments of 100 units or more. The eastern boundary of Agne1 is within a flood zone 3a and 3b, and there is also a 1 in 30 and 1 in 100 year flood risk zone present in the centre of the area. Agne2 Agne2 is located wholly within the St Agnes Mining District of the Cornwall and Historic West Devon World Heritage Site and there is a smaller section in the north of Environment, Agne2 located within the St Agnes section of the Cornwall AONB. There are six Landscape, grade II listed buildings present in the area and a scheduled monument (20th Biodiversity, century tin processing works). Minerals and The north boundary of Agne2 is located immediately adjacent to the Geodiversity, Trevaunance Cove SSSI (designated for geodiversity), and the Godrevy Head Water, Maritime, to St Agnes SSSI (designated for biodiversity) is located approximately 700 Soil meters to the west. As such, due to the presence of IRZs in the area, any proposals for more than 100 residential units or more are considered a risk, The northern half of the area is located within a County Wildlife Site. There are areas of Lowland Heathland and Deciduous Woodland BAP Priority Habitat located in the north of the area. There are also flood zones 3b and 3a present, as well as a 1 in 30 and 1 in 100 year flood risk zone along the north western boundary. There is a small area of grade 2 agricultural land located in the south. Agne3 The majority of Agne3 is located within the St Agnes Mining District of the Historic Cornwall and West Devon World Heritage Site. Environment, Trevaunance Cove SSSI (designated for geodiversity), is located 530m to the Landscape, north of the Agne3, and the area is within an IRZ for any proposals of more Biodiversity, than 100 residential units. A small area close to the northern boundary is also Minerals and within a County Wildlife Site. Geodiversity The southern half of Agne3 is covered by grade 3 agricultural land, with a small area of grade 2.

Area St Agnes: Key constraints SA Themes for which constraints exist Agne4 The majority of Agne4 is located within the St Agnes Mining District of the Historic Cornwall and West Devon World Heritage Site. There are also eight grade II Environment, listed buildings spread through the area and two scheduled monuments present Landscape, close to the western boundary. Biodiversity, Soil, Most of Agne4 is covered by grade 3 agricultural land, and the remainder is Water covered by grade 2. There is a linear flood zone 3b, 3a, and 2 which cuts north west – south east through the area. In addition there are is a 1 in 30 and 1 in 100 year surface water flood risk zone in the same area. Whilst the Godrevy Head to St Agnes SSSI is located approximately 1,400m from Agne4, the area is located within the SSSI’s IRZ relating to residential developments of 100 units or more. Agne5 Whilst the Godrevy Head to St Agnes SSSI is located approximately 2,300m Soil, Water, from Agne5, the area is located within the SSSI’s IRZ relating to residential Biodiversity developments of 100 units or more. Agne5 is covered by grade 3 and grade 2 agricultural land and a small 1 in 30 year surface water flood risk zone is present in the east of the area. Agne6 The north eastern corner of Agne6 is located within the St Agnes Mining District Historic of the Cornwall and West Devon World Heritage Site. There is also a grade II Environment, listed building (farmhouse) located in the south west corner of the area. Landscape Agne6 is covered by grade 3 and grade 2 agricultural land and a small 1 in 30 Biodiversity, Soil, year surface water flood risk zone is present in the west. Water Whilst the Godrevy Head to St Agnes SSSI is located approximately 1,900m from Agne6, the area is located within the SSSI’s IRZ relating to residential developments of 100 units or more. Agne7 Agne7 is located wholly within the St Agnes Mining District of the Cornwall and Historic West Devon World Heritage Site. It is also covered by grade 3 agricultural land Environment, with a smaller area of grade 2 present. There is a small, linear 1 in 30 year Landscape flood risk zone located along the eastern boundary. Biodiversity, Soil, Whilst the Godrevy Head to St Agnes SSSI is located approximately 1,600m Water from Agne7, the area is located within the SSSI’s IRZ relating to residential developments of 100 units or more. Agne8 The majority of Agne8 is located within the St Agnes Mining District of the Historic Cornwall and West Devon World Heritage Site. There is a scheduled Environment, monument (Roman earth works) split into two sections in the west of Agne8. Landscape, Most of Agne8 is covered by grade 2 agricultural land with a smaller area of Biodiversity, Soil grade 2, and a very small area of grade 3a present. A small part of the north western corner of Agne8 is located within an IRZ for the Godrevy Head to St Agnes SSSI (relating to 100 residential units or more).

BIPa2 A very small area in the north west corner of BIPa2 is within the Luxulyan Valley Historic Mining District of the Cornwall and West Devon World Heritage Site. Environment, There are flood zones 3b, 3a and flood zones 2 and areas of 1 in 30 and 1 in Landscape, 100 year surface water flood risk zones on the western boundary of BIPa2. In this Historic context there are two grade II listed buildings and two scheduled monuments Environment, present near the southern boundary of BIPa6. Additionally the Church of St Biodiversity, Soil Marys is located here, which has been designated as a grade II* listed building. The Tregrehan Estate is located in the south west of BIPa6 and is a registered garden/parkland as well as Wood-pasture and Parkland BAP Priority Habitat. A flood zone 3a and 2 ispresent on the western boundary of BIPa6 and the majority of the area is covered by grade 3 agricultural land. It is uncertain whether this comprises land classified as the best and most versatile agricultural land (i.e. grade 3a). Area St Breward: Key constraints SA Themes for which constraints exist Brew1 The Valley and Tributaries SSSI is located within 10m to the north Biodiversity, west of Brew1, which is also internationally designated as the River Camel Water SAC. The Moor North SSSI is also located 800m to the south. As such Brew1 is within IRZs of these SSSIs, relating to proposals for more than 50 residential units. A small area in the north east corner of Brew1 also overlaps a County Wildlife Site and contains Lowland Heathland BAP Priority Habitat. There is a flood zone 2 present in the south east of the area along within a smaller 1 in 30 year surface water flood zone. Brew2 There is a grade II listed building in the centre of the area. There is also Historic Deciduous Woodland BAP Priority Habitat and small 1 in 30 and 1 in 100 year Environment, flood risk zones present in the south east. Soil, Biodiversity, Brew2 is covered by grade 3 agricultural land. It is uncertain whether this Water comprises land classified as the best and most versatile agricultural land (i.e. grade 3a). The River Camel Valley and Tributaries SSSI is located within 300m to the north west of Brew1, which is also internationally designated as the River Camel SAC. There is also a flood zone 2 and a 1 in 30 year surface water flood zone along the southern boundary of the area. Brew4 A significant proportion of Brew4 is covered by a fluvial flood zone 3a and 2. Water, Additionally there is a 1 in 30 and 1 in 100 year surface water flood risk zone Biodiversity present in the area. The Bodmin Moor North SSSI is located 400m to the south of Brew4; the area is within the SSSI’s IRZ relating to proposals of more than 50 residential units. Brew5 A flood zone 3a and 2 and a 1 in 30 and 1 in 100 year surface water flood risk Water, zone is present along Brew5’s north eastern boundary. Biodiversity The south east corner of Brew5 shares a boundary with The Bodmin Moor North SSSI. As such, in the south of the site, all planning applications are considered a risk to this SSSI (as highlighted by the IRZ). Further than 200m away from the SSSI, the area is within an IRZ relating to proposals for more than 50 residential units.

The River Camel Valley and Tributaries SSSI is located within 130m to the north west of Brew6, which is also internationally designated as the River Camel SAC. The Bodmin Moor North SSSI is also located 10m to the west. As such Brew6 is within IRZs of these SSSIs, relating to proposals for more than 50 residential units. Brew7 The north western boundary of Brew7 extends into the River Camel Valley and Biodiversity Tributaries SSSI, which is also internationally designated as the River Camel SAC. According to the IRZs which cover the area, within 100m of the western boundary of Brew7 all planning applications are considered a risk to this SSSI. Beyond this limit residential units of more than 50 units are considered a risk. The north west side of Brew7 is covered by Deciduous Woodland BAP Priority Habitat. Brew8 There is a large Flood zone 3a, with smaller sections of 2 and 3b present in the Water, south of Brew8. Additionally there are also smaller areas of 1 in 30 and 1 in 100 Biodiversity year surface water flood risk zones in the same area. The River Camel Valley and Tributaries SSSI is located within 260m to the west of Brew8, which is also internationally designated as the River Camel SAC. The Bodmin Moor North SSSI is also located 700m to the south. Brew8 is within IRZs of these SSSIs, relating to proposals for more than 50 residential units There is also an area of Deciduous Woodland BAP Priority Habitat present in the south western part of Brew8.
