14 7. If you could change one thing about the Texa-Tonka area what would it be?

ResponseID Response

7 The look.

8 Update the buildings

12 It looks dumpy. All four corners need a serious facelift. Also, Minnetonka Boulevard is in rough shape, the are terrible, and so are the bike lanes. Pawn shop, liquor store, crap businesses in the . I know that's more than one thing.

13 Vacant parking lot and garbage flowing from Texa Tonka into other areas

15 Texa-Tonka Shopping Center really needs some re-development. The previous owners were not nice to their tenants and it was getting run down.

17 Clean it up! it has so much potential to be a thriving part of the community that we can walk to. Think Blue Zones! A little coffee/tea/wine bar with live music, organic/local grocer, a couple of restaurants that are healthy and different than the wok. There is plenty of room for shops with living space above. This builds a great sense of community and way to meet your neighbors with no pressure

18 Better stores, food. Its visually not appealing

20 Clean up look and feel to match the rest of the city.

25 Add more restaurants

15 ResponseID Response

26 Bring it out of the 50's and the car first development pattern into a walkable 'mini' downtown with a. Clear place identity like Texa Tonka Town. It needs focus on place making and then a development pattern that encourages walking and cycling

27 Clean it up and use the space...should not be vacant for 20 years!

28 Put in Single Family Dwellings/Residences in the open lot on Texas to remove lot and align with ALL other residences on Texas. Remove the liquor store, or re-do the building. Fill out entire Texa-Tonka shopping center with restaurants/stores.

32 1) Re face of the shopping mall. 2) Parking lot be made into houses like the surrounding houses

33 Make it more of a destination-locally-owned restaurants, shops, etc, with easy access by bicycle.

34 Would love a coffee shop and an ice cream shop. A decent small would be nice. The whole mall could be made to look a lot nicer.

37 Develop the NE corner of texas and Minnetonka already!

38 NOTHING

40 It's so outdated & trashy looking. Needs better shopping & restaurants. Maybe a decent bar with a patio?

41 The vacancies. As a resident of the neighborhood for 10 years now, the sad state of the Mall and the former adult daycare/parking lot on Texas as been such an eyesore for years now, they bring down the appearance of the entire area.

42 Outdoor seating for restaurants.

43 Clean it up! Put in more useful businesses!

46 The whole area needs to be cleaned up, bakery ,restaurants, retail.

48 I would want to turn the parking lot into a farmers .

49 More shops/restaurants. Coffee shop.

50 Hominess. It could similar to Minnetonka Mills.

54 general facelift- the stores/restaurants look old &rundown. The mix of business is good for the neighborhood, but it does not appear appealing.

55 More clear pathways for pedestrians and bikers, including much better lighting and a more welcoming feel to the area.

16 ResponseID Response

56 update it aesthetically and with businesses in empty storefronts

57 More restaurants.

58 Aesthetics

59 Develop something in the open parking lot.

60 Fill the empty spaces up with places the community would actually utilize. Restaurants, a coffee shops perhaps?? Gift shop, specialty store, gym! Anything really. Because it's so empty it looks so run down and dumpy

61 Have a family friendly cafe/coffee shop. Have more mom and pop type of stores or restaurants.

62 It is pretty fun down looking right now. A facelift for existing business and addition of more businesses/variety would be great.

63 The empty parking lot on Texas is an eyesore and a waste of space.

64 More local restaurants, cafes, and shops. This area should be like the many local shopping districts found in Minneapolis and St Paul.

65 Traffic flow: Access to/from D&D can be a challenge through traffic and vehicles turning off Texas can cause congestion.

66 Updated buildings to look more modern.

67 Texas/Minnetonka intersection is sometimes scary. Cars seem to come from nowhere.

68 Needs a coffee shop

69 Space and walkability. In its existing condition it doesn't feel like a good use of space. It feels both cramped and uninviting in some areas yet has that vast wasteland feel in the empty and aged parking lots. This area needs to be more pedestrian/bike friendly so that people choose that mode of transportation to get there. This area has a potential to be a hotspot so do it right SLP.

70 The area is always under construction and visually unappealing (landscaping, streetscape). Too much rusty metal and broken asphalt/concrete. Cramped parking with uneven/unnaturally hilly egress to sidewalks, bike lanes.

71 we Need a breakfast restaurant that isn't a big chain. Remember Marie Bs?

72 Add more local owned restaurants

73 Clean it up. Convenient store on end next to bowling alley attracts trouble. Getting more and better businesses in there

17 ResponseID Response

74 I'd make more restaurants with green space and maybe even a playground/community space

75 It looks totally rundown and unappealing. I would love to see the shopping center redone & have shops & restaurants that people actually want to go to go in.

77 it's very outdated and run down looking, there is an opportunity for so much more here

79 Add a coffee shop!

80 Make improvements to the infrastructure. It looks like a run-down mess and a concrete/asphalt jungle. Way more paved areas than necessary.

81 Better shops/restaurants in the area-make them more appealing to more people. Also, do something about it the vacant parking lot across Texas from the strip mall. It has been vacant and decaying for many years, create a usable space for the neighborhood and community.

82 Get a coffee shop and 2 non-chain, neighborhood restaurants added

83 Local coffee shops or retailers and small restaurants, make more pedestrian friendly

84 Have something that would make me go there. Restaurant, coffee shops, shopping, green space. Shame such a high traffic area is just sitting there for TOO many years.

85 More restaurants and a great coffee shop!

86 It is run down looking.

88 The old buildings, especially the liquor store, are an eyesore. The whole area needs to be refreshed. I hate that I live so close but rarely go there because it's all so run down.

89 Buildings need a major refresh or tear-down and rebuild. Especially the liquor store. I'd go there a heckuva lot more if it wasn't so run down.

90 More local restaurants

91 Mall seems run down. Wish there were more stores or food options. Mostly go for Wok in the Park, Eriks Bike shop and the Dry Cleaners

92 Update the entire area

93 Prettier buildings, better parking, less unused space

95 More shops/restaurants

96 It definitely needs a facelift! Cleaner, nicer, more family friendly restaurants would be nice.

18 ResponseID Response

97 Slow traffic for pedestrian safety, and beautify so the neighborhood can feel proud.

99 It's ugly. Its a big ugly parking lot and ugly buildings. It's not inviting. That whole intersection is ugly. It's needs to be more welcoming for people - not cars. More trees, bigger sidewalks, outdoor space, a place to park my bike, easy to enter/exit by bike or on foot. A coffee shop and bakery would be great. A place that creates community. With vegan/organic options. No more fast food!

100 Public bathrooms were kept tidy and more accessible. That Yesmart would stay and be able to sell tobacco.

103 More pedestrian oriented buildings, density

104 Open parking lot should be covered by homes like the others on the street, not apartments! Liquor store is tacky looking and should be moved.

105 Breakfast restaurant

106 More modern and update visually along with new options for eating. We are in need of a coffee shop/bakery!

107 Clean it up to look nicer. It would be nice to have a restaurant with a patio

108 It's whole "Homely-architecture" needs to be UPDATED! It's the Ugliest & Tired 1950's- blah, area of the city! Get-rid of those (over-built) asphalt-parking-lots! Add bus- shelters, benches, ped. walking/biking trails, etc. Plant-trees! Bring-back "USEFUL" stores, i.e. Coffee-shop, Grocery, Hardware, Diner, Drug-store, Bakery, etc! Make ALL the bldgs. cohesive & a similar-attractive design together!

110 Access in/out of parking lots

111 It is an eye sore. Would love some new restaurants with patios, brewery, appealing storefronts, local coffee shop (kid friendly). Please no more dollar stores, housing, fast food, or mattress stores! Let's build a charming place with character.

112 Overall curb appeal

113 Have a coffee shop and/or nice restaurant. A yoga studio would also be a nice plus.

115 Better parking. Turn lanes into the shopping center and wok in the park- I've been rear- ended at the intersection and have seen several accidents and have nearly avoided being rear ended many times. A coffee shop or sandwich place would be nice. Get better shops/restaurant and get rid of that pawn place! It's so trashy right now.

116 Have more restaurants and unique shopping options

19 ResponseID Response

117 Rooftop restaurant

120 Add more restaurants and coffee shops or turn into condos AND shops.

121 Updated shops and restaurants

122 A facelift to make the buildings more appealing. I haven't tried some of the eateries there mainly because the area just looks run down

123 More restaurants and an updated look. Get more businesses so that it doesn't look so empty and sad. Love Wok in the Park and Best of India. Don't make them move.

124 I would love to see an increase in the amount of restaurants/cafes/bars. I would love them to be unique, appeal to people in the neighborhood and not be too commercial/chain. Walkability and bikeability would also be nice.

125 N/A.

127 Rejuvenate with useful shops! Market w/fresh food & staples, COFFEE SHOP, cafe, etc.

128 Small non chain retail and shops without creating more congestion.

129 Fill in the vacant stores with lively businesses such as a pub/tavern restaurant, coffee shop, yoga/Pilates studio, Trader Joe's like market. Fix side walks!!!! I know it said only one. Sorry. Hope they both count.

131 The side walks!!! We need to fix the side walks and clean up that Blvd! It looks just awful.

132 Add a coffee shop!

133 The aesthetic - less abandoned strip mall.

134 More food options I guess

135 I would love to have a couple more mom/pop type eating establishments.

136 Visual appearance (e.g. business signs) and vacant or appearance of "empty" establishments. The parking lot for stores on the north side of Minnetonka Blvd. is probably larger than necessary, if there is no change.

137 More restaurants or . Something unique that would get people coming to visit - DIY center? Hopkins has done such a great job updating their downtown - we have to be able to do the same!

139 It's an eyesore. Embarrassed to live by it. A very busy area, intersection. I am sure it would get a lot of people coming to it to shop, eat, be entertained if it was developed into a updated, attractive area.

20 ResponseID Response

140 Upgrade the exterior to make it look more inviting.

141 The buildings look dismal. Sidewalks are broken.

143 Update and make ATTRACTIVE. We need small restaurants and interesting shops that work together. Now it's a hodgepodge

144 It needs a facelift, badly!

145 More bike and pedestrian friendly Update the buildings and parking area More food options

146 Add a coffee shop!

147 More accessible to bikers, especially optimizing connections to the regional trials near by.

148 It would be nice to have better shops, more restuarants and more diverse stores in this area. It's so close to the bike trail, it's a really great spot for a brewpub or restaurant with a nice patio as well that is bike friendly.

149 More variety of shops

153 It is rundown and shops are emptying quickly. Doesn't seem especially family friendly because it is so derelict. We live in the Texa Tonka neighborhood and use the shops, restaurants, and bowling alley but it doesn't always feel like a nice place to be. The empty lot on Texas and Minnetonka could be a great opportunity for a new business or a community garden.

155 Get rid of/repurpose unused store fronts.

156 Lower the speed limit in Minnetonka Blvd and install pedestrian crossing lights.

157 Give the commercial area a facelift. Do something with that mess of an unused parking lot. Affordable housing - REAL affordable housing.

165 More gathering areas/coffee shops...

166 Add a place to get coffee, small meals, and hang out in our neighborhood

167 Add more restaurants/ coffee shops / shopping

169 Fill empty storefronts and general upkeep to the buildings/parking lots in the area. Would love a neighborhood coffee shop/cafe/breakfast place with outdoor seating. We love going to Wok in the Park in the evenings, but would love someplace local within walking distance to go for breakfast/lunch.

170 Get some restaurants / bars into the area

21 ResponseID Response

171 How run down it looks.

173 Turn lanes so traffic isn't backed up behind someone turning

175 I live a couple blocks away, the only business I go to is Wok in the Park. I would like to have shops, restaurants, businesses that fit in with the neighborhood. Coffee shop, food/bar options, different retail/businesses. I think the transformation of Knollwood has been great, hopefully we see something similar with texa Tonka. Bowling alley isn't important, park tav and tuttles w/in a few miles

176 More variety restaurants. ice cream?

177 Update

182 More businesses!

185 There needs to be more variety of shops and restaurants.

186 More restaurants, better shops. It just feels junky right now.

187 more retail in the mall. Less government interference.

188 Push the store fronts to the and move the car parking to the back of the stores. Put apartments on top of the stores. The empty parking lot across the street from the East side of Texa-Tonka should be developed as well, sidewalk store fronts with apartments. If Texa Tonka is fixed up, stores and restaurants will want to come back.

189 Change to be more attractive an safer to walkers and bikers

190 More Restaurants in the existing commercially-zoned space.

191 Developing something with parking lot on the north east corner of Texas and Minnetonka Boulevard

193 Improved curb appeal

195 Clean it up and support good, solid quality local business opportunities (food and retail) - not dollar stores.

196 Make it more of a green space with small locally owned small businesses, restaurants and coffee shops. I would love to see it a place that draws in family's and people to eat, shop and congregate both in doors and out. I dislike the current strip mall vibe.

197 Currently there are more vacant storefronts. The markets and some restaurants have closed. Eric's is great! It is ugly and there are often people hanging out near the convenience store (Yes Mart). It has the potential to be a great neighborhood commercial area if done right.

22 ResponseID Response

198 New signage if businesses are occupying. Unfortunately, the dull look of the area pushes people away from a place that could be prosperous with business.

200 Coffee shop

203 A coffee shop!! More businesses that were relevant to the area. Another good restaurant would be nice too although Wok in the Park already rocks!

204 Update the look of the project which will help attract better quality tenants.

205 Provide a greater variety of walkable stores/restaurants for the neighborhood. I see Texa-Tonka as a tremendous neighborhood resource and would like to see greater easily accesible places (small grocery store, coffee shop, etc.). Ideally the design would allow for more walk friendly and bike friendly accessibility.

206 The look of the shopping area.

207 do something with the vacant lot along texas ave, it's an eye sore

210 Use landscaping/parking redesign to make the area more welcoming to all modes of travel.

211 Remodel the shops/restuarants, improve Minnetonka/Texas intersections (bad site lines), add co-op grocery store, independent coffee shop, more pedestrian friendly

213 Put in a restaurant that is a cute little cafe that you could walk and have breakfast at. One was there when we 1st moved in and the gal retired about a month after.

214 more diverse and range of quality/price restaurants

215 improved landscaping, fewer vacancies, and better use of the empty parking lot on the NE corner (housing, and complimentary landscaping and amenity space along the roads and next to Rainbow Park.

216 MOre green space and less impervious surface

218 The aesthetics / atmosphere

219 Kick out people who just sit with empty building for no reason. Way too much empty parking space. Need a cafe/coffee shop.

221 Modernized the whole thing. Get a few restaurants or a brew pub in there. Maybe a small shop for groceries.

223 Make it better looking and more usable.

224 Clean it up, strip malls are a thing of the past. Too many empty locations

23 ResponseID Response

225 Needs to be updated

226 Updating, new food options.

227 Looks very run down and needs upgrades.

229 Make it less ugly

232 Bring in new businesses

233 Add a (small/medium size) convenience type grocery store. Similar to Penny's of years ago (it was where Eric's Bike Shop is currently located)...or Sol's Superette (once located at Westwood shopping center).

235 Add more stores

236 Businesses that are actually open

237 Better signage for businesses, freshen up building facades. Northeast corner/block vacant and run down.

238 More restaurants/cafes and small shops. Location is great and would love to see local entrepreneurs succeed.

239 Less car-centric and more people-centric. Make it a desirable and walkable area for the people close by that will frequent it most.

240 More chef inspired restaurants with outdoor patios. At the very least a coffee shop with outdoor patio-hopefully not a chain coffee shop

241 Shops and restaurants i would frequent. Bagel shop, trader Joe's Marie b's restaurant.

242 More restaurants, coffee shop, food co-op, yoga type studio, more green/plants, and the buildings spruced up.

243 It looks old and trashy. It need more fun shops and it needs a facelift.

245 More variety of shops / restaurant.

246 Update shops, hardware store, convenience store, bakery,

247 Add a co-op grocery store and more family owned restaurants. - we would walk up there for dinner all the time. (My husband might be interested in opening an authentic Puerto Rican restaurant) Maybe a music venue? A little bistro / wine bar with outdoor seating. Little art gallery for local artists? Redesign the building and landscaping.

248 That place needs remodeling. It's convenient but aesthetically not pleasing.

24 ResponseID Response

249 most of the stores there aren't really ones I ever need to visit except wok in the park and the Indian restaurant. I think Erik's is a good tenant for the neighborhood. D&D gets great reviews and I think having a laundromat there is good for the nearby apartments. It just never looks utilized properly or maybe it's just that it looks run down. Something needs to happen with the northeast corner.

250 Change the aesthetic away from runned down to modern.

252 Update the look, make it FAMILY friendly. It's right by a school and neighborhoods; the area should match that feel.

254 Bring back a neighborhood grocery store

255 I would get the city council to allow parks not follow the mtc and their damn plans

256 It is very run down looking, it needs to be revamped with fun neighborhood shops and restaurants (gift store, coffee shop, restaurants)

257 Variety of businesses, overall aesthetics

259 Add more shops and restaurants that are relevant and current. Many of the current establishments are outdated and not of interest to a majority of St. Louis Park residents.

260 Curb appeal and shops/restaurants. Eric's bikes is the only valuable tenant... Please...please...please NO MORE APARTMENTS/HOUSING!!!!!! it's just getting out of control in SLP and is completely taking away from small town feel. The traffic is getting ridiculous!!! Just seems SLP is all about making big money!!

261 Fill the current mall with shops.

263 The slum brand and look — remove the low brow businesses & residential low cost housing. Respectfully, to attain a goal of attract & retain, low cost housing must leave this area.

264 Make it look nicer. A pub might be nice.

265 It is kinda grubby. I kinda sorta makes me turn up my nose when I see it. I might be more likely to go rather in the opposite direction and bike to Miracle Mile for any of the services I might want at TexaTonka.... Miracle Mile has more shoppes, the same services (bike repair at Hoigaards), plus a hardware store -- and at Excelsior & Grand is my acupuncturist Trader Joe's.

266 There are no businesses I like there, and it seems run down compared to knollwood. The giant empty parking lot is unsightly.

267 Fill the empty storefronts with inviting shops including Indian grocery, 1-2 more restaurants, at least one that has a full bar. A smaller more intimate version of West End that includes green space with trees.

25 ResponseID Response

268 More restaurants

270 It looks old and run down.

271 Simply update the buildings. They are outdated.

272 Modernize it and make it fit with the surrounding area. We live pretty close yet never go there. Add more locally-owned shops/restaurants so people want to go there.

273 Do something about the vacant parking lot in the northeast corner

274 Coffee shop

275 To develop shops in the area that could be used by more people on a daily basis (e.g., local market with fresh produce; ; meeting rooms).

276 I would like to have stores that would be more useful.

277 More independently owned ethnic restaurants, community space for music / food trucks and a bakery

278 Eliminate empty store fronts. Do something with the empty parking lot and empty, until recently, building on the northeast corner.

279 Too much impervious surface—the area needs landscaping and sustainable ways to deal with storm water and the heat island all of the parking lots create.

280 Better restaurant options

283 The look of it needs to be modernized and look more inviting. Perfect spot for a smaller restaurant/bar with outdoor space

284 Too conjested

285 Less vacant space. Better maintained storefronts. The neighborhood feels abandoned and run down.

287 It's run down from deferred maintenance. Do some infrastructure improvements and a decent restaurant and I think the rest will fall into place.

288 Appearance— the shopping center does not invite you in.

290 More businesses that cater to families

292 More inviting and more restaurants.

26 ResponseID Response

293 The stores and restaurants aren't places I would normally go. I'd like to see a better offering.

296 Needs dressed up, not a concrete jungle. I could do without the liquor store, but others might like it.

297 Less empty unused business space.

298 If there's an opportunity for affordable housing units, even just a handful, I think that should be SLP's #1 priority. I'd like the area to be more visually attractive, but not in a cookie cutter strip mall way. How about public art and sustainable plants?

301 Add more local business and services

302 Tear it down and rebuild, add in stores that people would frequent, such as coffee shop, retail and restaurants.

306 More Shopps. We don't need anymore condos/apartments in this city, the explosion of West End, has created an area where most people can't afford to live.

307 Clean it up. It's out dated. Dirty . Try and add some shops that would bring me to Texas tonka.

308 Add a breakfast diner, restaurant and or coffee shop. NO MORE BIG BOX companies either.

310 Upgrade shops and restaurants. It is within walking distance of my home and so many others, would love a place to walk to with kids where we could sit outside at a restaurant or brewery, visit an ice cream shop, shop at stores, and type of activity as the area is so convenient. It definitely needs a facelift too!

311 Dated retail & unused space. The entire area could use a total refresh. Wok in the Park is one of the few signs of life left.

314 Upgrade the strip mall with restaurants and businesses on levels 1 and 2 and residential living on levels 3 - 5 with appropriate parking for all. No more low income housing — SLP already is 50% rental and much of that housing stock is on the verge of becoming trash. The city needs to do a better job of maintaining our current rental housing stock to maintain the standard of living in our city.

315 Make it look nicer/modern and have shops and restaurants people actually want to visit. I'm 30 and have either lived in the area or at least had family in the area my whole life and it has been run down and poorly managed the entire time. Only place I still go to is Wok in the Park and maybe Erik's Bike Shop when needed. About time something was done.

316 It is old and outdated looking. The parking is also limited for busy restaurants like wok in the park

27 ResponseID Response

317 Different types of foods/restaurants "around the world"

318 Updated appearance, newer restaurants, a coffee shop

319 A cafe that serves breakfast and coffee would be really nice!

323 More compelling business to visit, restaurants, coffee, etc...

327 To have more local restaurants

329 Add a bike/pedestrian lane that direct connects to the nearby regional trail (Cedar trail) from westbound side of Minnetonka Bvld.

331 More aestheticlly appealing buildings, more pedestrian friendly, better mix of restaurants/shops.

332 I would like to see it be more of a neighborhood hub, a place for people to gather. It's a perfect area for a coffee/wine bar (live music?), more restaurants, boutique thrift...unfortunately, parking seems to be the primary view. More green would be awesome.

333 Please evict YesMart. I would also like to see a local breakfast coffee shop.

334 more food and shopping options in the strip mall; there's currently a lot of vacancy

335 Open a neighborhood coffee shop that is high quality, fair trade and reasonably priced. This area desperately needs a friendly place for neighbors to meet over coffee and pastries / light food (Rustica style), which is a walking or short biking distance from home. It may feature occasional live music, a talk by an expert on a topic or just a conversation circle, but this is not a must....

336 Open a coffee shop!

337 Coffee shop!!

338 Empty stores make things look bad

339 Obviously it looks dated and the constant accumulation of cigarette butts and empty liquor bottles isn't appealing. I would like to see better use of the retail space. We need more restaurant or cafe options, places where the community can and wants to socialize at.

340 Needs a facelift. Would love to see more dining options and specialty shops.

341 More restaurants and a coffee shop

342 It would be nice to have a buffer from the busy streets and some green spaces. Also having a left turn lane for westbound Minnetonka Blvd would be helpful.

28 ResponseID Response

343 More businesses that would be able to be staying consistently. Too many open retail spaces.

344 Leave it retail! NO more apartments! We have been built up for years. Can't keep packing people into the area. Our quality of life here isn't what it used to be

345 Adding coffee shops

346 Clean it up. Signs are shabby and too many empty storefronts.

347 Updated buildings with new restaurants/bars along with patio and outdoor seating. Connection to greenway and other trail systems would be great as well.

348 More food options. For example, would love a coffeeshop!

350 It definitely needs a complete facelift. An attempt to attract small local businesses. Restaurants, Barber/stylist, coffee shop, retail shops, services.

351 Places to eat and someplace to pick up convenience items quickly

352 Make it more appealing to visit

353 Not sure.

354 Difficult intersection when ice covered because of the hills.

355 Replace old shops with new, trendier ones. The old shops don't make this area look as good as it could be.

356 A complete make-over is needed. Clean it up and increase the character level. Something the neighborhood can be proud of.

357 More sustainable retail and restaurants. Love that Eric's is there, but we need more unique, but popular stores. D&D and Wok in the Park could be bigger.

358 Needs updates. Feels somewhat dumpy. Better sidewalks and traffic flow in the parking areas.

359 Offer more retail services

361 It needs a face lift. I would like to see more restaurants and a small grocery store

363 currently the whole are is in disrepair and old. the street configuration for pedestrians is very challenging and dangerous. connecting the areas across Minnetonka Blvd could be very valuable.

364 It is ugly. Need more trees, gardens, prettiness.

29 ResponseID Response

365 More restuarants

366 Upgrade the center and get it filled with businesses.

367 Better sidewalks, biking and crosswalks to access the area

368 Something that would be kid friendly

370 I would change the restaurants they don't last long the only thing that has been there forever is the tom thumb.

372 Family restaurant home cooking.See

374 It needs a coffee shop or family restaurant (aside from the always packed Wok in the Park). I was really disappointed to hear someone recently interested in opening a coffee shop could not do so because there was apparently insufficient parking.

375 The quality and quantity of the shops/businesses and the hideous dated exterior.

376 There seems to be a lot of vacancy in the strip mall. The corner lot has been vacant and unused forever - or at least it seems that way. The area is a bit run down and the low income apartments near by don't help with that.

377 Would like to see it cleaned up. Some good things there. Erik's, Wok in the park, D and D, bowling alley - but it always looks a bit rough around the edges. Nice to have the mix of smaller scale businesses close to housing like you see in the city

378 I would love to have a co-op grocery!

379 More shops and restaurants. This used to be an interesting, vibrant strip mall but now it is simply sad and abandoned. I am sad the coffee shop went out of business, but not surprised. The business model was odd. I miss the sandwich shop and art gallery.

382 More family friendly non-chain restaurants.

383 Clean it up, update and get some specialty retail and/or more restaurant options - need a more city neighborhood feel in SLP.

384 Dead space

385 the strip mall area, too many old empty spots that detract from overall

386 Care for the parking existing parking lot. Update it, make it more appealing looking.

387 Types of store that are more relevant to the neighborhood.

388 More restaurants. Healthy deli, Mexican, trendy, high quality coffee ( not Starbucks or caribou); outdoor dining/seating

30 ResponseID Response

389 It looks so run down. The selection of shops is not great. I think having a liquor store and smoke shop so close to an elementary school is not sending a good message.

390 Renovate the current building so that more restaurants/up and coming shops can move in. If you remove Wok in the Park I will cry

392 The strip malls on both sides are just so outdated and ugly. I'd like new buildings to brighten up the area and bring more businesses.

393 More restaurants, updated look.

394 A coffee shop would be nice. Curb appeal could improve.

396 It's an eye sore with so many vacant store fronts. The most popular restaurant is on the south side of Minnetonka Blvd where there is limited parking. I would move the popular businesses/restaurants to the Northside where there is more parking. Or, do a total remake and create an urban oasis with plazas, entertainment, meeting spaces, and locally owned vendors.

397 Just update the design ...small business and restaurants should remain

398 The roads and lack of quality stores and restaurants

399 Upgrade so it doesn't look so run down and shabby

402 Better design, more parking, add a coffee shop and a couple restaurants

403 Cleaner area

404 More local restaurants.

405 The outside appearance

406 Curb appeal and family-friendly restaurant options.

407 Update the area! It's hard for a restaurant to survive in the space due to the physical location which doesn't need to be the case. It would be great to have some outdoor area for a real patio :)

409 Add a local coffee shop (no caribou or Starbucks). Dunn bros gets a pass though =)

410 Better places to get food weather it is fast food or a sit down restaurant.

411 Local coffee shop

31 ResponseID Response

412 Bring Than Do (then called Kai & Little Crustacean) back or have other unique cuisine option.

414

416 Slow traffic, poor flow on Texas. All right turn lanes were removed causing unnecessary backups.

417 Use the huge empty parking lot on the east side of Texas that was connected to the Super Valu! Why have we been wasting this space for decades?

418 Coffee shop

419 add nature (trees, bushes and flowers,) change overall asthetic

421 more shops

423 More restaurants

425 It's ugly and there is a lot of unused space that has a lot of potential.

426 Put in more businesses (miss the tanning place) and use the building across from Erik's Bikes that was going to be a daycare and turn it into a teen center

427 Coffee shop, better stocked convenience store, bulk/natural food store, another restaurant or two, hair salon that is actually open

428 The overall esthetic.

429 Update the buildings/facade.

430 Eliminate the sea of parking. Add housing. Bring buildings to the street. Create a walkable neighborhood center.

434 More restaurants

435 Add a decent bar/restaurant

436 Getting in and out of the parking lots is tough, particularly on and off Minnetonka Blvd. I would like to see a dedicated left turn lane into the main mall area

437 Make it more aesthetically pleasing, and more restaurants in the mall.

438 Gain a good coffee shop!

439 More shops and restaurants

32 ResponseID Response

441 Update architecture

442 Different shops and nicer look

443 I suppose the large, crumbling, disused parking lot would have to be high on my list for change (Is it for anything in particular? Presumably it was at some point…) The sidewalks/boulevards along Minnetonka are in pretty rough shape, particularly on the north side—right now it's just uneven, messily paved, sunken old asphalt. It's practically indistinguishable from the street.

444 Modernize store fronts add green spaces. It's such an ugly intersection/street space with old worn pavement in the strip mall lot, worn and dated signage. Decent parking at the strip mall, but south side is difficult to access when traffic is high.

445 Get rid of the pizza place Gaels that does nothing and add an outdoor seating area

446 Update the strip mall in appearance and tenants.

448 Good old American restuarant or something of that nature - good place for brunch, etc.

450 Unique store front to bring people to shop. Places to eat,

451 No more shopping, we have the shopping by knollwood which is enough for this neighborhood

452 More green space and trees. More diverse shops. and a small movie theater.

453 It would look more aesthetically pleasing.

454 Center turn lane on Mtka Blvd between Texas and Xylon.

455 Do something with the northeast corner of Texas/Minnetonka. What a waste!

457 Better mix of commercial uses

458 Add a coffee shop and/ or more food intriguing food options

460 Facelift fit and updating of the buildings

461 Coffee shop! Update, cleaner, plantings, no empty stores, walking/biking bridge over Minnetonka blvd, garbage cans,

462 More family-friendly businesses/activities

463 That there would actually be good restaurants and shops there

465 Modernize!

33 ResponseID Response

466 Use the land east of Texas.

467 We need restaurants and coffee shops in this area. There are so many "neighborhood" areas (linden hills, Bryn Marr, 44th and ave.) We have nothing.

470 The stagnant spaces. I wouldn't want any high density housing or draws that create huge transportation messes. Minnetonka blvd can't support high volume traffic like Hwy 7. Please consider existing infrastructure when determining future development opportunities.

472 Bring in a cafe and a bookstore.

473 Landscaping and make nice pathways for easier access.

474 More shops/restaurants

477 remodel and revive the area. Missing is a good and unique coffee shop (not really Caribou or Starbucks). Small restaurants and other service businesses.

479 It looks somewhat deserted, not enough business in the area.

480 It doesn't look good and only a couple of the current businesses are of interest to me.

481 Get rid of the blight. Fix it up. Fully integrate the area with the trail and nearby parks (Texa-Tonka, Rainbow, and Aquilla)

482 A coffee shop would be great. More casual restaurant options or a bakery would be wonderful. A small grocery store. Basically more places for our family to walk to, fewer empty buildings. Preserve Wok in the Park which is amazing.

483 It looks so dated and we need better shops/cafes.

484 Currently, it's a terrible eyesore and has vacant storefronts. It needs to be redeveloped to look better. Would love to see restaurants and shops.

485 -local coffee shop -farmers market -Zero Waste store -(bring back the) Indian grocery store -Mexican restaurant with liquor license -book store/cafe

486 add restaurant/bar add coffee shop outdoor dining space update the facade to look more modern. add trees, greenery

487 Bar

488 The appearance needs improvement.

489 Better Looking, Better roads.

34 ResponseID Response

490 Do something with the empty parking lot overgrown with weeds and chained off... It's been there, looking bad, for 25 years.

493 More versatile shops/restaurants. The current businesses are very specific. If they were more generic, i would most likely visit the area more often as i live right down the street on Texas. I've never needed to go to a bike shop..

499 More businesses to choose from.

500 The area has not been kept up.

502 needs a clean-up. Looks run-down and outdated

503 K

504 coffeeshop nightclub / jazz club in the property at northeast corner of Texas and Minnetonka; it has big parking lot.

505 The look, very dated, needs upgrades

506 Add more local restaurants, brewery, distillery, winery.

507 Need a good coffee shop/breakfast spot

508 All of it

509 More restaurants. Maybe a bar. Maybe a clothing/furniture consignment store. Improved safety

510 Grocery options - co-op and farmers market

512 Fill the vacant shops with more fun food places.

513 Update the strip mall. Maybe attract a brewery or patio space.

514 Update and add more

515 Better parking, more restaurants

516 Add more things and make it more walkable and accessible.

517 Spruce up aging business fronts and image in general. The Liquor Store is an eyesore at best.

518 Update the heck out of it! It looks so run down and out of date, and let's get those empty spaces filled with worthwhile stores, cafes, restaurants, etc!

35 ResponseID Response

521 More shops and restaurants. No more housing buildings.

523 make more inviting, update,

525 Make it look nicer. It's so run down and not inviting. I would love to see small business restaurants, coffee shops, etc. no more chain nonsense business

526 Nicer C-store, have a Wendy's

531 It need a major face lift. The region looks like its falling apart appearance wise. Living on Texas it would help lift the appearance of the neighborhood if this area but updated from the outside.

533 K

534 More attractive, spruce up the area and add new shops/dining options.

535 Aesthetics

537 Update the strip mall to attract small businesses and create a place to a fun place to shop and eat.

539 Bring in more restaurants or a coffee shop. A bookshop would be fun!

542 better parking.

544 coffee shop, breakfast / lunch restaurant.

545 Get another good restaurant.

547 Upgrade the appearance while adding eating options.

548 More restaurants and a small grocery store...like the Almsteds that used to be on Cedar Lake and Louisiana.

549 Provide more services - It's been vacant way too long!

552 Open stores

553 More updated both cosmetically and retailers/restaurants

554 Add a coffee shop, and replace the abandon store fronts.

555 More restaurants, coffee/bagels, improved appearance

556 To update the Texa Tonka strip mall and get rid of the Aquila apartments which cause lots of problems for the neighborhood.

36 ResponseID Response

558 More green, less asphalt !

560 I would like to see some small businesses and non chain restaurants

562 Bring back or add ethnic grocery store(s).

563 More local restaurants

564 I'd love to see more restaurants.

565 More local and shops. Coffee shop

566 It's sad looking now ... Just some thriving businesses would be great.

568 Modern appeal in functionality and appearance with electric vehicle charging

570 More restaurants and a coffee shop. Update exterior of store fronts so it doesn't look so dated.

571 Start over

572 It looks like crap. vacant storefronts and the sidewalks/trees are in terrible shape. It needs to be maintained.

573 Renovate Namaste Plaza and populate with more small businesses.

574 It would be cleaned up. It's kind of an eyesore and needs fresh sidewalks, retaining walls, etc. Make it more walkable and then put in smaller, independent restaurants, coffee shops, shops so that it becomes a destination for neighbors living in the area and visitors.

575 take down the ugly billboard

576 Outdoor dinning. Better shops.

579 I would like to see more local restaurants (with full liquor license). SLP is really lacking in unique offerings. Knollwood only has fast food and West End are all chains. We would love to have a neighborhood restaurant we could walk to, meet our neighbors, etc.

580 More shops and restaurants. Bring the Indian Store back!!

581 Updating needs to be done!

582 More modern restaurants and relevant shopping

585 Need a coffee shop

37 ResponseID Response

586 more bars or restaurants

587 More food options. Casual family places

589 See question 8

590 The look of the shops on minnetonka

591 Less unused space

592 That it's been unfortunately half empty of businesses for 15 yrs since moving here, and often new business tenants don't tend to stay long. Miss the firkins store and love the Erik's shop. Mixed reviews on restaurants there. Would be great to attract a neighborhood spot, coffee/tavern etc

593 Improve Texa-Tonka strip mall appearance & tenants in addition to re-developing the low-income apartments surrounding the area

594 Nice restaurants or coffee shop

595 The entire area is a but of an eyesore and needs an update. I'd like to see a new restaurant or coffee shop or another area to enjoy as a family.

596 I would like to see actual business/restaurants/ coffee shops. Currently the whole area is an eye sore and not inviting. I would like to see something along the lines of 44th and france. Preferably no more apartments or housing

597 No more empty, dilapidated storefronts, esp on SW corner. Parking for Wok in the Park needs adjusting, lots of wasted space.

598 I would love to see more "mom and pop" ethnic restaurants, like Best of India. SLP is still lacking ethnic food variety, that is not a chain.

599 Tear down and start over.

601 More shops. We need a small grocery store

602 It needs Cohesiveness. And more modern features/parking/signage.

604 Tenants. Add retail/restaurants please

605 We frequent wok in the park - otherwise the businesses across the street have not had a draw. I think the parking lot could be redesigned to offer a more welcoming area. I would love some additional buffering between Minnetonka and the businesses. I would also support less parking to have the businesses closer to the street.

606 Would love if there were more shops or community gathering locations, like a neighborhood coffee shop or something

38 ResponseID Response

607 Bring back 31 Flavors/Baskin Robbins.

608 More outdoor dining options...patio. Bar..

609 Clean it up. Better restaurants and shops

610 Update to a more modern, contemporary view.

611 fix the parking lot

613 Put a restaurant and coffee shop in the mall

614 I want more food options. Quick and sit down.

615 More restaurants, coffee shops. Make it a place to stop and stay.

617 Bring in more specialty shops, restaurants, coffee shop, study area, family oriented destinations.

619 Update it and bring more local businesses

620 I would love to see some interesting, independent restaurants and shops. Please, please, please no more chain restaurants. There are so many nearby. I would be so happy to see this area turn into an eclectic area that the community can be proud of!

621 More single family home development.

622 It is super blighted and dumpy-looking with too many vacancies! Also, I want to see Wok in the Park be able to expand, since they are so popular and the wait times are long because they don't have a big-enough kitchen. The area could also really use a local independent coffee shop too!

623 Modernization of the structures. Area looks run down. We currently don't shop or use any of the businesses in the study area even though we live only a quarter mile away.

624 Unattractive strip mall with too many empty businesses

625 More options. Easier to cross Texas from the laundromat over to the shops

628 Make use of the large parking lot, have a healthy grocery store near there- maybe a co- op or a place we could get fresh food.

629 Make it cleaner & more modern

39 ResponseID Response

630 I miss the Indian grocery. I would prefer it to be fully occupied with local shops and restaurants I think the businesses and development should be accessible and affordable for the many diverse families who live in rentals around Aquila. I don't think SLP needs any more high-end or fancy retail. Keep it simple with a little freshening up. If we have to go bigger it needs to be affordable housing

631 Serve the diverse population of the apartments with ethnic grocery and restaurants. Have the area be not so fancy that local groups can afford it.

632 Yesmart attracts the wrong people. A convenient store without knives or smoke shop would be more desirable.

633 More walkable and bike friendly

635 It looks so rundown. Put some excitement into it.

638 Coffee shop!

639 Change the appearance of the mall and have more variety of shops. Please, no more apartments or office space. There is more than ample of that around here!

640 Better looking More food options

641 Clean up the look and feel of the area. It is outdated and appears unkept and not in line with the new look of the city.

642 My family was in a bad car wreck at the intersection of Texa-Tonka a couple summers ago, and we also walk there a lot and ride our bikes. I don't know the fix, but I feel like the intersection area could be safer for both vehicles, bikes, and walkers crossing Minnetonka.

643 more green space

646 Make it feel more welcome. More greenery.

647 More local dining

649 More local business that provide eating and drinking/social events

650 More shops and restaurants

651 Make it more upscale and friendly! We have so much opportunity with SLP growing to make this a meeting place of bikes, trails, coffee shop like spyhouse to fit the neighborhood and patios and dining! SLP is behind the of many cities closer to downtown and this is a huge opportunity.

652 Landscaping

40 ResponseID Response

653 This area seems underutilized. I'd love to have another restaurant, maybe in place of one of the empty storefronts. Or a local coffee shop.

655

656 It needs stores. Eriks is the only store! A second thing would be a major facelift.

659 Area beautification. It's an eye sore on our neighborhood. The City needs to do a better job of enforcing the rules that are already on the books and make the owners do their due diligence and clean the area up.

660 Keep it looking nice. It is tired and so old looking.

661 The huge empty parking lot and additional ethnic restaurants.

662 outward facing view

663 It is unattractive, dated, and does not offer any sense of community. It identifies our area of St Louis Park as run down and uncared for, distracting from the many lovely residential blocks, the creek trail and Aquila Park. I would like a sense of modern walkable community and design.

665 More restaurants and bars

667 Everything - the strip mall and shops in general are severely dilapidated. We enjoy supporting local business, but there are few to select especially with the current vacancy. The convenience (three blocks) is the only factor bringing us there.

668 It's really run down looking! We would love to have some family friendly stores and restaurants that we could walk or bike to

670 I wish we had a gas station!

671 Overall appearance and better quality stores. Seems rundown in areas and is not the most appealing

674 Make it look less trashy.

675 Make it nicer and less run down looking.

676 Add more.

677 More restaurants, stores and services. Clean it up. Looks so run down and uninviting at the moment.

678 More options for shops, different variety, maybe a park, food court

679 Have more restaurants and stores to go to

41 ResponseID Response

680 Make it More attractive for young families

683 The atmosphere...make it more fun and inviting.

684 Add a grocery store, gas station or fast/healthy convenient food like crisp and green

685 Get a grocery store and more food options.

686 Updated look to buildings

687 Updated buildings

688 Fill that vacant parking lot and empty storefronts

689 More restaurants and update the look of the area.

690 It would be nice to see the area more kept up.

691

692 A coffee shop and/or more convince type places

693 It looks junky. Is very industrial, no plants, no design

694 More variety of stores, easier to access from north of Cedar Lake Rd

695 More restaurants, shopping

698 There needs to be major updates to the roads and intersections in order to make them more safe along with updating the aesthetics of the area and making it all "flow" better. There is too much wasted space, more restaurants, a coffee shop and community space would be welcome!

701 Keep updated

704 More restaurants would be nice

708 Revitalize it - make it more community friendly small downtown like

709 More retail, restaurants, better looking.

42 ResponseID Response

710 It has been 50% vacant for 20 years on the north side. It needs shops/restaurants! We love Wok in the Park, D&D Auto. Needs a coffee shop, ice cream shop, sandwich shop, maybe some small shops. A dinner/casual restaurant. Live in Birchwood & this be super convenient. PLEASE do not turn this into another West End or Excelsior & Grand w/o parking! That kind of development is making SLP unlivable.

711 Attractiveness

714 Make it look clean and modern. The current look is very old and run-down.

715 Safer walking areas

716 I would like to see the business area get a complete cosmetic update and wider pedestrian and bike space. There is also a lot of opportunity for more greens space - trees, planters, landscaping instead of dead space. More curb appeal Mexican restaurants Outdoor eating space for businesses and restaurants

720 Would like to see better local restaurants and coffee shops. Less pawn shops

721 Refresh the aesthetic and feel, especially on the west end.

722 As a resident of the Aquila neighborhood, I think the area is really lacking a laid back brewery/restaurant type gathering space with good patio seating to bring pets. We utilize those brewery events frequently, but are typically driving to Minnetonka, GV or Mpls and it would be nice to share that in our home community. Our main social space is 2 bowling alleys, or we drive to west end

723 Clean it up! And add retail or restaurants

724 Addition of a neighborhood brewpub.

726 Modernize the area in hopes of filling the vacant buildings

727 The area is very convenient and has a lot of potential. The buildings need a face life to attract more consumers. It would be nice to have this as an area to walk and enjoy the local businesses- shopping, dining, coffee, services.

730 Get rid of the blighted liquor store. It attracts a bad crowd.

733 add a food co-op, like Seward Co-op, or The Wedge Community Co-op. or add more casual restaurants.

734 More restaurants! A grocery store would be nice. Better parking lot layout.

737 Store like Cub or Aldi

738 More up-to-date and more places to eat and hang out. More patio space.

43 ResponseID Response

739 Keep axe men but utilize the other areas

741 Give it a desperately needed facelift!

742 More variety, needs major updates to the look.

743 Establish a food co-op such as Lakewinds.

744 Tear it down and rebuild. Have a better variety of restaurants.

745 Appearance

747 More stores such as small grocery, coffee shop,

748 One thing?! The left turn from Utah Avenue onto Minnetonka....when people are turning left out of the horrible shopping center across the street, and poor pedestrians are trying to cross at the same time. It is amazing that no one has been killed.

751 The appearance should be updated. Crosswalk lights to alert drivers of pedestrian walkers.

753 More relevant stores and a reason to spend more time there/linger

754 Get rid of the empty parking lot

759 Looks a little run down. Empty building and cracked parking lot is an eyesore. Minimal greenery and that is only due to Wok in the Park efforts. Parking availability uneven in the area.

760 Fill up the empty stores

761 Lots of things. Landscaping, interesting street lighting .. something artistic interesting, small privately owned restaurants and shops. Make the area a destination for interesting food and shops. Get rid of cheap low budget stores like Yes, the pawn shop and that cheap gadget store. No fast food or chain restaurants or outlets leave that for Knollwood and the Dales. Easy access walking bikes

762 The looks of the area. It looks old, run down. I would like it to look as nice as the excelsior area in st. Louis park

763 Get some business in there that would benefit the whole community. Over the years it has become ugly.

766 Needs Modern restaurant

767 More restaurants. Bring back Marie B's!

44 ResponseID Response

769 A small movie theater for films that not big main stream similar to Edina now that we have lost the one by Miracle Mile and the one that was in Knollwood.

771 I would not build apartment building that no one working in the area could afford on minimum wage.

773 Nothing!

774 I would want you to make sure you have parking for people to drive there

775 Not very attractive right now. But we would hate to see businesses we frequent driven out because their rents have skyrocketed.

778 Fill in the empty spaces in the shopping mall!

779 Store frontage need to be updated. The empty lot across from bike shop is an eyesore.

780 somewhat higher quality of services & restaurants. Love the convenience but the mall feels so run down. And SLP already has too many high end areas areas it can't sustain.

781 Beautify the area, i think it has great potential to be a thriving neighborhood hub. (parks, restaurants, easier walking access, etc.)

782 I wish SLP had a real diner, like Key's Cafe. A cheaper spot for all day breakfast than Good Day Cafe and more local than Perkins.

783 Restaurants!! More! Better! COFFEE SHOP!!!! A drive thru coffee shop!

785 A diner restaurant would be great! No where in the close vicinity can you go out to breakfast without it being a chain. Miss being able to go to Maria B's! We DONT need any more dollar stores in this area either! Maybe a restaurant for night time too, where friends can gather for a good time but not have to spend too much money.

787 Upgrade the entire area. It's depressing & run down. Currently not many reasons to go there.

789 Better accessibility for wok in the park

790 Better food

792 More shopping and a coffee shop.

795 Fill the vacant stores which would likely happen if the strip didn't look like the 1960s. It's all an eye soar. Needs serious modernization to entice new business. Best of India has survived because the food is outstanding.

796 More businesses. ..shops and restaurants

45 ResponseID Response

798 Honestly, I'd love a coffee shop!

799 Several of the buildings have been empty since I moved to the neighborhood 7 years ago. I would like to see local small businesses in the empty spots, but I have heard that the rent is too high for a business to be viable.

801 Turn the giant unused parking lot into multi-family homes.

802 I would add more single family homes. We do not need anymore apts or condos

803 More upscale shopping/dining (no pawn shops etc, instead have bakeries, coffee shops, boutiques)

804 more diverse retailers

807 I would love to see Texas Tonka add a brewery. Unmapped Brewing has a similar site and its turned into a social center for the neighbors in the area. Something modeled after that site would be a great fit for the area.

809 Better parking

810 That unused parking lot is an eyesore and a waste of space and when will that daycare building ever get used for something?

815 Rather see taller building and leave the open space (Penny's annex)

818 Updated facade

819 Fill the empty stores

822 Have more restaurants and shops available.

824 clean up the empty parking lot on 29th. texas ave. Perhaps single family homes. No apartments please. Too many in the park.

827 It looks a little dated so a face lift would be nice, but I do not want to see any major buildings constructed, there are already enough apartments as it is.

828 update the mall .. it looks run down

829 Update it and add back a grocery store, Aldi or Trader Joe's would be nice

831 We live just blocks away, to walk up there for bagels, coffee, ice cream, just like the old days would be amazing! Even a quick stop grocery store would be nice.

832 It needs to look more inviting and appealing and have more restaurants and a coffee shop.

46 ResponseID Response

833 Easier parking lot. More services and keeping good restaurants going there.

835 Appearance, and add more restaurants/bars/breweries.

838 More food and bar options

842 Make it more aesthetically pleasing

843 It could use a nice facelift. It has a 1950's feel to it but could be quite a nice area if it could just be updated. Take out some of the unneeded parking and include outdoor seating for those who need a break from the bike path. Some stand alone food trucks maybe. It's a great location!

845 Modernize and add more outdoor spaces.

846 Improve the parking lot. Make it all flat. Update the area, with new shops. No condos or Apts.!

848 Clean it up, get all spaces rented, maybe with more restaurants and shops of interest.

850 Little coffee shop or more variety of restaurants

851 More food

852 I wish we had no empty storefronts

854 Improve aesthetics, seek out local businesses ie coffee shop that is not a chain that can provide a neighborhood gathering space but also high quality coffee/tea.

855 Maybe a few high end store

857 More restaurants

858 Modernize facade and parking lot

859 Do something with that parking lot.

861

862 More useful stores. A grocery like the the old supervalu, coffee shop. I would change that it looks like badly used space. The popular spots are over crowded. The parking could be better planned.

864 No Apts or condos. No low income. Too many in st. Louis park already.

865 Add more small businesses like boutiques, mom and pop stores, unique stores. Let local small business thrive.

47 ResponseID Response

866 No apts, condos, no low income. Maybe a 55 plus villa or townhouses. Too many apts and condos in st Louis pk.

867 Add some more locally owned shops

868 more food options in better looking building

869 Straighten the bikeway on Texas / Minnetonka. Because of the slight shift, it becomes dangerous when car drivers don't pay attention to the road shift moving northbound. Add: farmers market, food trucks, pop-ups, & community events in the parking lot by Erik's Bike Shop. Add a small business startup co-op center promoting entrepreneurship supported by SLP grants.

871 Upgrade the buildings

872 Make it a more universal natural space.

873 More local shops and restaurants.

874 Provide more services besides restaurants like a drug store.

875 Update outside of shoping center and open new up to date businesses. Modernize look and feel of the area.

877 Add more shops and restaurants. Create better parking and flow around south west corner stores/restaurant. Revitalize the area- it just looks so run down. The area has so much potential!

878 Buildings are outdated and need a face lift

879 It's overall dated look and the weedy empty annex lot must be dealt with. More interesting dining options on a quality scale of Wok would be nice....the current center could never draw a nice place or two.

880 Aesthetics. It's an eyesore and blight.

881 Clean it up a bit.

883 More useful stores, like a hardware store, small grocery and drug stores, Ice cream shop, etc.

884 That it doesn't look old and rundown

887 I'd make it more upscale, with more restaurant, deli, and stores like Erics that specialize in a specific type of item.

891 I don't know.

48 ResponseID Response

892 I wouldent, I am a young 20 year old living in the city and love the old town charm of texa tonka. It is this type of charm that I have seen built over for apartments and hope the same thing does not happen here.

893 More local stores/restaurants to support

898 Make more aesthetically appealing, do something with the huge empty parking lot. Make it a place people/families want to use.

899 Clean it up and make it attractive place to sit outside in summer and some options of clean friendly places to sit inside in winter. Coffee Cafe, Restaurant, Bakery, Grocery,

900 Clean up the store fronts and bring in more businesses. I feel like SLP lacks in the fun shops that Minneapolis has. Even if those shops are local shops. It's always good to support local business.

901 Less retail, maybe more residential but not apartments

902 Just clean it up and get something in there it's an eye sore

904 A coffee shop Ora breakfast cafe

905 Develop northeast corner—get rid of the unused, neglected parking lot. New single family homes?

906 The area looks run down. Better upkeep is needed

908 The ascetics to bring more revanue to S.L.P . Removing it would take away all the great memories that so many of us have made there . Rebuild to make it more modern to many useless places being built sick of looking at apartment buildings . Keep the look of small town with Texa Tonka Shopping center has . The Flynn Family

910 A great local coffee shop would be awesome and add some great character to the area.

912 Put in a Hyvee grocery store

917 More restaurants/bars

918 Revamp. It looks run down.

920 updated look, more useful shops and additional restaurants. Such a waste of great space!! Something more like West End or Excelsior/Grand

923 The dated, run down look of the area.....

926 Dense housing in the unused parking lot at the NE corner of Texas and Minnetonka Blvd.

49 ResponseID Response

928 Update the building structures. Make them more inviting by planting some trees and flower gardens, have outdoor seating.

929 Make it look less run down. Get rid of the pawn shop. Get rid of the convenience store. Both of the businesses have brought more crime to the area.

930 I'd like to see the mall full and thriving

931 Better bike accessibility/bike lane protection. Minnetonka Blvd is a busy, narrow corridor and it can be intimidating to bike on, especially now that it's an official LRT trail detour.

932 Needs complete updating and fill up the unused storefronts with restuarants/bars/shopping

936 Bring back a supermarket and good coffeeshop

939 No more low income housing, condos, senior housing. Dollar store, small grocery store, subway, coffee shop, blaze pizza . Bigger business space for d/d auto shop. I have been going there for 20 years love the guys. Friendly, fair prices.

941 Small grocery store, better restaurants

942 Add a gas station with car wash to the auto mechanic that already exists.

943 Get rid of Erik's Worst customer service ever

945 More restaurants!

946 I would like to see businesses in the storefronts that have been vacant for years. I would also like to see additional restaurants, and improvements to the exterior/landscaping of the strip mall.

947 Modernize, upgrade

948 Bring back more shopping, grocery, hardware, dining.

949 More parking

950 I would simply use funds to give the area a facelift and use the money saved for road repairs and such. I think it is a charming area just the way it is.

951 The large parking spot is a waste of space and usually an eyesore. Also, I'm looking for a diversity of shops/services.

952 Increasing character to this neighborhood area (ideas to do this would be by adding landscaping, improved hardscapes, community gathering spots outdoors, artwork, music, family friendly).

50 ResponseID Response

955 More places to eat.

958 Affordable housing

959 More shopping

962 Add a urban farm

963 Add a community greenhouse!!

964 I would add more greenspace.

965 Take those idiot bike lanes off the streets

966 get rid of the junky stores and put a nice coffee shop or nicer stores/activities

967 I'd like it to be cleaner and nicer parking lots

969 the businesses in texa tonka are outdated, not kept well, and the places seems dirty.. Times are changing!! I would like to see a fresh produce grocery store like fresh thyme or a co-op. hip food places like a juice bar or restaurants or bars would spice up the area and make it more desirable. Such a convenient space that is underutilized and underdeveloped.

970 Better bus transportation from my house

971 More stores, small market to pick up essentials groceries, nicer restraunts

972 The businesses in the area do not bring in people. I live nearby and rarely go. The area is dirty. It would be nice to have a West End or 50th and France like pedestrian area. Clean the area, make it nice, bring in businesses that will do well and promote a healthy community. Think fresh produce groceries, a fitness club, a nice non chain - cafe. Yes mart needs to go!!!!

973 Look of the area

974 Put better stores

976 How dirty and gross it looks add more nature and make it look less run down

977 The amount of trash laying around the streets

978 local, independent coffee shop

979 Have it not be such an eye sore. Needs a coffee shop and a Chipotle

51 ResponseID Response

980 Less concrete/asphalt, more green space so when it gets hot, I'm not choking on asphalt/tar fumes

981 More restaurants and shops, would LOVE a coffee shop.

982 Add addional restaurants/coffee shops

983 I support the idea of making a destination space for Sustainability Education (SLP Seeds proposals). I think it's important that we, as a community, continue to lead in the areas of education around sustainability issues.

984 Make the long vacant parking lot on Texas a community garden. Maybe start over on the dated strip mall

985 Add more shops

986 Would love more options for shopping and eating. Also ability to get in and out without traffic issues getting in the way.

987 Nothing, it's unique

988 A food co-op would be great. Like the Wedge or Linden Hills. There is very little affordable fresh local organic food in the area (Cub organic is 2x the price of the co-ops), but it is 15 minute drive to the closest co-op.

990 Create a space that enables community outreach and engagement. I would like to see a program that supports food equity to residents of SLP. For example: SLP Seeds Community Urban Farm Educational Center indoor and outdoor educational space and gathering spaces ( 3/4 acre city park on Sumter) To close the food gap on out of school days for children on free and reduced program or any child
