The development of the Liverpool Docks Area as a tourist and consumer destination has provided a business opportunity for the operator of a high quality passenger, trip boat, and watertaxi service on the huge extent of South Docks Waterspace. The high level of business and tourist footfall and diversity of attractions in the Docks will provide a customer base for the business. The Liverpool Dock waterspace is an international destination for visitors, having the benefit of a nearby (soon to be expanded) cruise and ferry port, Liverpool Airport, Liverpool Marina, Albert Dock, and links to the wider canal network via the Canal link to the North. Parts of the Liverpool Dock network have World Heritage Site status, with hugely valuable heritage assets. The Trust’s vision is a world class Dock system, with a vibrant and diverse waterspace strategy, offering visitors the opportunity to engage with the water in numerous ways. It does not matter if you have no experience of running a business on water, what we are looking for is a business operator with a professional and high quality approach. Any lease will be conditional on C&RT and the new business agreeing that the lease will be contracted out of the Landlord and Tenant Act 1954. Planning There is currently no planning permission in place for the home mooring, and interested parties are advised to speak directly with Liverpool City Council regarding proposals. Should planning be required, interested parties will be responsible for completing the process. Demise The designated home moorings will be from the pontoon in Salthouse Dock (see picture right). Further moorings can be made available for additional craft. The use of other stop off points has been provisionally negotiated by the Trust but the operator will ultimately arrange privately. Site Facilities A ready-installed 16 amp single and 32 amp 3-phase power supply is available to the operator, which will be re-charged accordingly. The following will need to be arranged by the incoming Tenant: Water Supply – fresh/drinking water will need to be sourced locally by the operator. Waste/refuse - disposal arrangements will need to be made by the incoming operator (Albert Dock run a waste management scheme that Organisations are encouraged to utilise). Storage space - There is currently no storage provision in place. Pump-out / Sewage connection – There is no sewage connection or pump-out facility available within the demise. All docks have at least 3.00m water depth (some are deeper). The lowest bridge is approximately 2.70m above water level, which can vary +/- 200mm around this figure, this fluctuation does impact on air draught. The Trust are seeking an operator who can run a mixed fleet or varying sizes to cater for expectations of short hop business/local users, longer guided trips, and larger corporate/event craft. The boat service(s) will initially operate from a base pontoon at the Northern extent of Salthouse Dock, closest to the high footfall area across from Liverpool City Centre to Albert Dock. Future developments around the Dock may provide additional opportunities for mooring bases. Viewings of the mooring can be arranged locally, but contact [email protected] in the first instance.
