Hunton is a popular village with a resident population of around 400 supported by a village hall, well-regarded primary school, a good pub (The Countryman’s Inn) and a village shop. The post office has now closed but a mobile post office van is due from December 2020. The village also hosts an annual steam engine rally and is an excellent location for tourists as a base to explore the Yorkshire Dales National Park. It is also very well placed between three excellent market towns, each of which has a wide range of shops and services. Northallerton is the nearest major town with supermarkets, out of town shopping centres and leisure facilities as well as a main East Coast Line railway station with regular services to London, York and Newcastle. The nearest secondary school is Bedale High School and there are a range of private schools nearby. Access to the glorious North Yorkshire countryside could not be easier from Hunton with the Yorkshire Dales National Park on the doorstep, The North York Moors National Park is half an hour east and the coast less than an hour away. There are numerous golf courses nearby, wonderful footpaths and bridlepaths and access to country sports from National Hunt racing at York, Ripon and Catterick, hunting with the Bedale to low ground pheasant and grouse shooting, all close at hand. Description Low Hall Farm is a productive small farm extending to about 73.74 acres which has not been lived in for some time now, but which has been farmed on a Farm Business Tenancy which terminates in May 2021. The farmhouse and buildings now require refurbishment, but applications have been submitted for the refurbishment, remodelling and extension of the farmhouse along with listed buildings consent. The buildings have recently been granted planning consent for extension and conversion to create two separate three bedroom dwellings. Low Hall Farmhouse The farmhouse is a two storey ‘L’-shaped traditional stone house, externally rendered and with a stone tile roof originally built in the late 17th century. It extends to approximately 2100 sq ft and currently provides the following accommodation: Ground Floor – kitchen/dining room, cloak room and WC, living room and sitting room First Floor – four bedroom and bathroom. It has garden ground to the front and rear and lovely views to the south. Adjoining the farmhouse is a single storey, partly converted stone byre with a pantile roof. Planning consent has been submitted to extend and reconfigure the farmhouse, details of which are provided below. The Farm Buildings The farm buildings comprise a range of stone barns and byres with pantile roofs alongside a range of more modern buildings including cattle courts, straw/hay barns, slurry tanks and ancillary buildings to support the former dairy enterprise. All the buildings are in a poor state of repair and are now in need of complete refurbishment or replacement. Planning Approval Planning applications have been submitted for Listed Building consent for the removal of the more modern sheds and the conversion of the stone barns to two additional three- bedroom dwellings. Planning approval was granted for the conversion of the buildings in May 2018 and although the application was validated on the farmhouse, the final decision is awaited. It is all classified as Grade 3 and lies between about 95 and 115 meters above sea level. Soils are from the Brickfield association and are generally described as being slowly permeable, seasonally wet acid loamy and clayey draining to open water courses.
