ENDURING VISION STRIKING ICONS Corporate Profi Le Stock Code: 12 Annual Report 2008 ENDURING VISION STRIKING ICONS Corporate Profi le Founded in 1976 by its Chairman, Dr Th e Honourable Lee Shau Kee, GBM, Henderson Land Development Company Limited is a leading property group with a focus on Hong Kong and mainland China. Its core businesses comprise property development and property investment. In addition, it has direct equity interests in a listed subsidiary, Henderson Investment Limited, and three listed associates, Th e Hong Kong and China Gas Company Limited (which in turn has equity stakes in a listed associate, Towngas China Company Limited), Hong Kong Ferry (Holdings) Company Limited and Miramar Hotel and Investment Company, Limited. Henderson Land has been listed in Hong Kong since 1981 where it is one of the largest property groups. As at 30 June 2008, Henderson Land had market capitalization of HK$104 billion and the combined market capitalization of the Company, its listed subsidiary and its four listed associates was HK$246 billion. The Company is vertically integrated, with project management, construction, property management, and fi nancial services supporting its core businesses. In all aspects of its operations, Henderson Land strives to add value for its shareholders, customers and the community through its commitment to excellence in product quality and service delivery as well as a continuous focus on sustainability and the environment. and included in the Group’s consolidated balance sheet would not be payable if these investment properties were to be sold at the revalued amounts under the current tax regime. Accordingly, such deferred tax as provided for under HKAS-INT 21 has been excluded from the above calculation in order to provide a better understanding of the net asset value attributable to equity shareholders of the Company.

    3 PROJECT DESCRIPTION 3.1 Scope of the Project 3.1.1.1 Further to the recommendations of the Option Assessment and subsequent alignment developments detailed in Section 2 of this report, the preferred Trunk Road T2 is shown in Figure 3.1 and will comprise: • a dual two-lane trunk road of approximately 3.0km long with about 2.7km of the trunk road in form of tunnel; • ventilation and administration buildings and a traffic control and surveillance system; and • associated civil, electrical, mechanical, landscaping and environmental protection and mitigation works. 3.1.1.2 The works for the Trunk Road T2 project are grouped under the following major geographical headings: a) The South Apron Section – all works for the Trunk Road T2 Project located at the South Apron of the former Kai Tak Airport, including a ventilation building, a section of at-grade road, a section of depressed road, a section of cut and cover tunnel, a vertical launching shaft for the tunnel boring machines (TBM), a section of twin TBM tunnel and ancillary works. b) The Subsea Tunnel Section – all works for the Trunk Road T2 project in the sea between the South Apron and Cha Kwo Ling, including twin subsea TBM tunnels. c) The Cha Kwo Ling Section – all works for the Trunk Road T2 project located at the former Cha Kwo Ling Public Cargo Works Area (PCWA), including a section of cut and cover tunnel, a vertical receiving shaft for the TBMs, a section of twin TBM tunnels, a ventilation building and an administration building located inside the Lam Tin Interchange.

    Interim Report 2001 BUSINESS REVIEW Earnings for the period mainly arose from the disposal of 50% of the sales proceeds of the domestic portion of the redevelopment at 201 Tai Kok Tsui Road. Property Operations 201 Tai Kok Tsui Road Construction of the superstructure of Phase I of the redevelopment is proceeding smoothly. Construction of Phase II has also commenced. Since all the necessary obligations under the Group’s agreement with the subsidiary companies of Henderson Land Development Company Limited have been fulfilled, a profit of HK$294.2 million was recorded in the current period. Shipyard Property at North Tsing Yi During the period, the Group has written down the value of the shipyard property by HK$41.2 million to HK$145 million, in order to reflect the impairment in value of the property, as evaluated by a professional surveyor firm. 222 Tai Kok Tsui Road The site is now ready for development and construction will begin if agreement can be reached over the land premium with Government. 6 Cho Yuen Street, Yau Tong Rental income generated from the Kingsford Industrial Centre amounted to HK$5.3 million, a decrease of 2.8% over the same period last year. The Group is under negotiation with Government over the land premium payable for change of land use to residential/commercial use. Ferry, Shipyard and Related Operations The business of the vehicular ferry services was stable, whilst turnover of the shipyard and the floating restaurant increased by 26% and 20% respectively from the same period last year. The turnover of fuel oil trading fell by 40% in comparison with the same period last year.
