Final Map ofParcel Map L.A. No. 2007-4024

RECOMMENDATIONS:

Approve the final map ofParcel Map L.A. No. 2007-4024located at 5600 Wilshire Boulevard lying on the southerly side of Wilshire Boulevard and westerly of La Brea Avenue and accompanying Subdivision Improvement Agreement contract with attached security documents.

FISCAL IMP ACT STATEMENT

The subdivider has paid a fee of $6540.00 for the processing of the final parcel map pursuant to Section 19.02B3 of the Municipal Code. No additional Gity funds are needed.

TRANSMITTALS:

1. Map ofParcel Map L.A. No. 2007-4024.

2. Unnumbered file for Parcel Map L.A. No. 2007-4024.

3. Subdivision Improvement Agreement and contract with attached security documents.

DISCUSSION:

The Tentative map of Parcel Map LA No. 2007-4024 was conditionally approved by the Advisory Agency on December 14, 2007 for a merger and re-subdivision of 16-lots into two-lots development project.

The Advisory Agency has determined that this project will not have a significant effect on the environment. Council -2- C. D. No.4

The conditions of approval for the parcel map have been fulfilled. Transmitted Subdivision Improvement Agreement and Contract with attached security documents guarantees construction of the required public improvements. Upon approval by the Council, the final map will be transmitted to the County Engineer for filing with the County Recorder.

The expiration date ofthe tentative map approval is December 14, 2010.
