MORE INFORMATION ABOUT FUNDING The Federal Transit Administration (FTA) awarded a $75 million Capital Investment Grant to Valley Metro for the Tempe Streetcar Project in Tempe, Ariz. The project, FTA said, “will improve mobility and transit service through the historic downtown Tempe area, which is the city’s government and _nancial center, linking riders to Arizona State University and Valley Metro’s existing light rail system.”

The Tempe Streetcar is a three-mile line with 14 stations and six vehicles that will connect downtown Tempe, Arizona State University and the emerging employment corridor of Rio Salado Parkway, which connects existing light rail serving Phoenix, Mesa and Phoenix Sky Harbor International Airport. The total project cost is $192.4 million, including the $75 million in FTA infrastructure grants. {Railway Age}.

The Tempe Street Car will connect all of North Tempe with the rest of the Phoenix Valley through the larger Metro Light Rail which stretches from the Glendale to Mesa. The Metro Light Rail itself is also going through an expansion talked about on the next slide. This expansion will help make traveling throughout the Valley much easier.

NOVUS HIGHLIGHTS Novus Innovation Corridor is a multi-phase, 350-acre development strategically positioned along Tempe Town Lake on the ASU campus, in the geographic heart of Greater Phoenix. The plan envisions Novus as an extension of this innovative educational environment—a place that will encourage the introduction of new ideas and methods to promote environmentally sensitive, carbon-neutral strategies along with integrating smart city technology. The Novus Innovation Corridor will pursue Leadership in Energy and Environmental Design (LEED) for Neighborhood Development (ND) certi_cation from the U.S. Green Building Council (USGBC). Additionally, all vertical development in Novus will pursue LEED certi_cation.

Novus Innovation Corridor adds to the unique urban recreational opportunities nearby including Tempe Town Lake, Tempe Butte Park and the 2,000-acre Papago Park. Located 1.5 miles from Phoenix Sky Harbor Airport and .25 miles from a full interchange of the Loop 202 and Loop 101 Freeways, the Athletic Facilities District has immediate proximity to the arterial street systems and the Valley’s 20-mile-long light rail system.

THE LIFELONG LEARNER Located at 105 E University Dr, this 252 unit, 20-story senior living facility known as Mirabella at ASU, which will provide the full continuum of care, from independent and assisted living to memory care, for older adults who will become life-long learners in the process. This facility will mix older adults in with the students and faculty at ASU, creating a community that is truly unique.

Residents will also be able to attend classes, and there will be spaces where lectures can be held within the high-rise senior living community. Those residents will be able to attend the wide variety of cultural events on campus as well, from the shows at Grady Gammage Memorial Auditorium to the art galleries and sporting events.

There’s something else di^erent about Mirabella at ASU other than the fact that it’s located on a university campus. The place has already sold 80 percent of its units. “We’ve never had (a senior living facility) pre-sale like what’s happened here,” says Paul Riepma, senior vice president of sales and marketing at Paci_c Retirement Services, the developers of Mirabella at ASU. Residents are attracted by the fact they will have a Mirabella at ASU student ID card, Riepma mentions, along with full access to nearly 400 classes and the millions of books within ASU’s library system. This community will also feature four restaurants, one of which will host ASU music performers each night, Riepma adds. “That to me has been our secret sauce, this idea that we have tapped into a group of people who want to continue to learn, who want to be connected with a world-class, innovative university,” Riepma says. The future residents of Mirabella want the arts and culture of the university, and they want to participate in the university lifestyle, he says. And it shows that 80 percent of it has already been pre-sold.

THE LARGEST DEAL IN ARIZONA HISTORY The $928 million sale of Marina Heights was a herculean e^ort involving a leaseback, a development agreement involving a property tax abatement, at least two partnership agreements, and, of course, “a typical real estate purchase deal.” Years prior to Marina Heights’ development, Arizona State University, which owns the land there, and the City of Tempe entered into a development agreement. This agreement, Abraham notes, dealt with the abatement of property taxes and was one of the most important elements that attracted State Farm and the new buyers of Marina Heights.

There’s a gradual property tax abatement for the development for 15 years, Abraham says. ASU does collect ground rent on Marina Heights, and this ground rent helps fund the public university.

“This transaction, not only from a pure private economic interest, was a strong transaction for the buyer,” Abraham says.

Marina Heights will house 8,000 State Farm employees at full capacity and has restaurant spaces and a gym located on the site.

The property was developed by Ryan Companies US, Inc. and Sunbelt Holdings. Construction on the project was _nished in 2017.

Tempe leads the nation in the absorption of oace space by technology companies. This project will provide new inventory and proximity to research and development at Arizona State University and the existing tech community in Tempe. We also believe this project will help our workforce as new jobs come with the companies that locate in this new development.

Tempe values sustainability, education, the arts and eaciency. The IDEA Tempe campus will incorporate these principles into every element of its creation. The construction of these buildings will include LEED sustainability standards, such as solar panels on roobops. A thorough remediation of the site will remove debris and dirt will be reused. Boyer and Oakland Construction have agreed to an apprenticeship/highly skilled labor workforce program for this project, bringing opportunity to students and members of our workforce. The art on this campus will be above that which is required and will be done in coordination with City of Tempe arts administrators.

ONE HUNDRED MILL HOTEL

Located at 120 S Mill Ave, One Hundred Mill will be a new 13-story, 237-key hotel. At 0.63 acres and 150KSF, One Hundred Mill Hotel neighbors ADP corporate oaces to the immediate west and the Union Paci_c Railroad and Light Rail Line further west; the Gateway/Opus Center with Allstate oaces to the south; the historic Hayden Flour Mill and Hayden Butte to the east; and the historic Tempe Beach Park and Tempe Town Lake to the north. The 151,000-square-foot 259 key hotel is the _rst project to go up in ASU’s athletic district in the Tempe Novus Innovation Corridor, according to a news release by Catellus Development Corp., the corridor's master developer. The eight-story hotel, on the northeast corner of Veterans Way and Sixth Street across from Wells Fargo Arena, is geared toward visitors attending ASU sporting events and other events in the area, developers said. “This hotel will provide guests a welcoming place to stay, gather and enjoy downtown Tempe with immediate access to ASU’s largest sporting venues and the Novus Place retail and hospitality amenities,” said George Forristall, director of real estate development at Mortenson. “It’s an ideal step in the transformative development of the Novus Innovation Corridor into a world-class, mixed-use urban community.”

OMNI HOTEL TEMPE

Located along downtown Tempe’s historic and thriving Mill Avenue, at the intersection of University Drive, well-served by the region’s Metro light rail and adjacent to Arizona State University, the multi-story hotel will feature 330 luxury guestrooms, and 30,000 square feet of conference center and ballroom space that can seat more than 1,000 guests for catered events. In keeping with the Omni’s focus on creating exceptional local experiences for its guests, the new hotel will re`ect Tempe’s famous Southwestern hospitality, captivating desert and mountain landscapes and national parks, Native American heritage and some of North America’s oldest documented food traditions.

Hines, the international real estate _rm, and Cousins Properties, an Atlanta-based REIT, are under contract to purchase land and develop 100 Mill Avenue. In addition, Hines and Cousins will convey the soon-to-be rehabilitated Hayden House, the historic home of former Arizona Sen. Carl Hayden and later the restaurant Monti’s La Casa Vieja, to the City of Tempe to use as it wishes. The 100 Mill oace building has begun construction, and is already 44% preleased by Deloitte and another oace tenant that has not been announced.

THE GRAND AT PAPAGO

At build-out, The Grand at Papago Park Center will total 3.2 million square feet of mixed-use oace, multifamily, hotel, retail and restaurant space surrounding a dynamic central water feature and pedestrian-friendly, multi-use paths that meander throughout the project. It o^ers approximately one-half mile of freeway frontage on the Loop 202/Red Mountain Freeway between Priest Road and Center Parkway, on the last developable parcel within the 350-acre Papago Park Center, one of the largest business parks in Arizona. 707 SOUTH FOREST

Trinitas has acquired a development site located at 707 S. Forest Ave. near Arizona State University in Tempe. The company plans to develop a 530-bed student housing community o^ering studio, one-, two-, three- and four-bedroom units above street level retail. More retail tenants will be announced in the near future. The development includes two residential towers, one reaching 20 stories and the other reaching 12 stories.
