A sunny, sheltered courtyard and fabulous studio add to the versatility here, as does the location, in the heart of Cringleford. A Village Oasis By The City Here in the original part of Cringleford, pretty period homes and handsome 1930s properties lend the roads a feel of solidity and quality. It feels like a lovely village, with the parish church on the corner and the River Yare running along at the bottom of the road. There are lush green walks down by the water and birdlife galore to see – yet cross the bridge and you have a choice of pubs and shops, including Waitrose supermarket, takeaways, a hairdresser, chemist and more. There’s a Tesco Express in the newer part of the village offering long opening hours – handy when you suddenly realise you’re out of milk! The local primary is rated ‘outstanding’ by Ofsted and the nearest recreation ground has an award-winning playground, as well as junior football pitches. Cringleford has its own community centre with plenty of groups and classes for you to attend, plus there’s a thriving amateur dramatic society. You’re only three miles from the centre of Norwich, with regular buses, just off the A11, only a five-minute drive to the university, hospital and research park. If you love sport, you’ll be spoilt for choice, with a gym, golf club and riding stables just down the road, plus a tennis club in the village and racquet sports club a few minutes’ drive from your front door. You really can make the most of the city and the wider area living here, without any of the downsides. No wonder this is such a popular position! Loved By All The house itself has been in the same ownership for nearly 40 years and three generations of the family have lived here over this time. The owner herself has watched her children grow up, fly the nest and has welcomed each one back at times, with their own children in tow. As a result, this is a home with a wonderfully welcoming feel, filled with happiness and memories. The property has adapted to meet the family’s changing needs too. The front entrance hall doubles as a music room, while the study or library is the perfect spot to tuck yourself away when you’re working from home. The bedrooms are all doubles and the kitchen has plenty of space for a family table, so everyone can congregate at the start and end of each day, sharing food together. Fun With Family And Friends This is a place made for parties, with a charming private, walled courtyard garden behind the house, leading to a large studio or games room. In the past, the owners have had a full-size pool table, dart board and pinball machine in here. It’s also been a gym. At other times, the family have run two businesses from here and have used it for storage. It’s now known as their studio and has seen birthday parties, sleepovers and a number of celebrations, including a family wedding all taking place within. The family confirm this is their favourite space and there’s nothing they love to do more than relax out here together, doors open to the studio, lights twinkling in the courtyard and the fire pit keeping everyone warm. The Accommodation The ground floor consists of a large entrance hall, which offers separate access into both the family room and spacious sitting room. The family room in particular could prove versatile in its use, with both rooms being split by the staircase that rises to the first floor. To the rear of the property is the spacious breakfast kitchen, with the current owners incorporating a table to the centre of the room. Off the kitchen is a dining room whilst additionally there is a ground floor shower room. To the first floor there are four double bedrooms along with a main bathroom. Each of the bedrooms has large windows which provide plenty of natural light as well as views over the surrounding area. The Studio/Annexe This impressive and versatile space could be used for a multitude of purposes including a self-contained annexe (subject to planning permission). You would have to introduce kitchen and bathroom facilities but the water is already connected. It could also be a fantastic studio, an external home office or indeed a games room. It can be found to the rear of the main home and has its own separate access from the terrace. The Outside The property is approached from the road via a paved drive, which provides off street parking for several vehicles. To the left of the drive is a landscaped garden, whilst wrought iron gates afford access to the rear of the garden where you discover patio areas along with an external utility room and the separate studio/potential annexe. The property is also within walking distance of the shops at Eaton which include the Waitrose supermarket.
