Retail real estate is ever evolving and so is GGP. Effective January 2017, we formally changed our name to GGP Inc. from General Growth Properties, Inc. The name change reinforces our mission and evolution to a pure-play owner of high quality retail properties in the U.S. Financial Results We believe GGP can generate long term average annual EBITDA growth of 4% to 5% from increases in contractual rent and occupancy, positive releasing spreads and income from redevelopment activities and acquisitions, taking into account nominal expense growth. 2016 was a year of achievements in the face of headwinds. Since 2014, more than 40 national retailers declared bankruptcy, representing 950 leases covering over three million square feet. On an annual basis, these leases represented nearly $180 million of rental revenue. We have more than overcome the rent and occupancy loss from these bankruptcies. Our 2016 results included same store NOI growth of 4.4% and EBITDA growth of 9.3%. We increased the dividend by nearly 13% and paid a special dividend resulting in a total common stock dividend of $1.06 per share. -

Tied to geographic and historical conditions, built environments existing between two worlds or within contested territories reveal the underlying political and social forces that have shaped them. Assuming an analogous relationship between consumption and architecture as interconnected systems, this dissertation examines American suburbia in the early twenty-first century to assess convergent flows related to consumption. It engages with the changing nature of retail form, function, and obsolescence to illustrate transnational and technological influences impacting suburban commercial architecture. More specifically, it analyzes occupancies, appropriations, and informal adaptations of retail environments in two distinct regional contexts in North America—the USA-Mexico Borderlands of Texas and the USA-Canada Borderlands of the Eastern Great Lakes region. SPEAKER BIOGRAPHIES Eric J. Almquist, CRX, CSM is the Senior Vice President, Asset Management for General Growth Properties, Inc. (GGP) where he oversees the Eastern Region, encompassing 61 regional malls and mixed use centers. His previous responsibilities with GGP have include corporate-wide budgeting and capital planning, security, sustainability, and purchasing. In addition, during his 2 3+ year career Eric has served in Management, Development and Asset Management capacities and has been involved in the development and management of numerous successful projects including super-regional malls, lifestyle centers and mixed-use projects. Eric has served as a Vice President overseeing a portfolio of 16 regional mall properties in a six state area, and he has worked with numerous third party owners and partners during his career. As the Senior Development Director for GGP, he was responsible for leadership of internal and external project teams on several new developments and redevelopments. He has performed pro forma budgeting, coordinated site selections and opportunity analyses, performed anchor store negotiations, negotiated entitlements, and managed numerous projects. Previously he oversaw the Grand Opening, operations and marketing for Jordan Creek Town Center (West Des Moines, IA), the most successful grand opening in General Growth’s first 50 years, as the Senior General Manager. As the Vice President and General Manager for Urban Retail Properties Company he set up all operations and coordinated the Grand Openings for three highly successful ground- up projects -- Brandon TownCenter (Brandon, FL), Citrus Park Town Center (Tampa, FL), and Galleria at Roseville (Roseville, CA). He was also the initial General Manager of Bay Street Emeryville (Emeryville, CA), a mixed-use project near between Berkeley and Oakland, for Madison Marquette Realty Services. -
