Key characteristics Very gently sloping lowland regular medium sized arable field with a mix of low cut, gappy and outgrown hedgerows but no trees Rogiet edge to the east and the rural settlement of Llanfihangel along the B4245. The area is intervisible with railway, M4, M48 and with gently rising land to north. It acts as part of an open countryside setting for the cluster of buildings including church at Llanfihangel and the church of St Mary to the west. It visually links the low hills to the north with the levels to the south although intervening major roads reduce this to an extent. Lies within a Green Wedge separating Rogiet from the Conservation Area to the west. Listed buildings intervisible with the site lie in and around the church of St Mary to the south and at Llanfihangel to the west. PROW crossing the area linking St Mary's with Llanfihangel. Area of Amenity Importance lies adjacent around the church of St Mary.

Landscape sensitivity high/medium

The susceptibility of the site lies in its open countryside character and the setting of Llanfihangel and the church of St Mary, separating Llanfihangel from Rogiet as a green wedge, with intervisible historic buildings. The value of the site lies in its location adjacent to a Conservation Area with several listed buildings and structures and the PROW crossing the area linking St Mary's with Llanfihangel. LANDMAP value is high for historic landscape. Development on site, especially near the western edge, would be intervisible with and adversely affect the setting of the listed and distinctive rural cluster of buildings at Llanfihangel. Development to the south would adversely affect views from, and the setting of, St Mary's Church to the south.

Key characteristics Very gently sloping lowland regular small linear field with a mix of low cut and outgrown hedgerows and limited trees. Rogiet edge to the east and the rural settlement of Llanfihangel along the B4245. The area is intervisible with M48 and B4245 and with the rising land to the north. It acts as part of an open countryside setting for the cluster of buildings including church at Llanfihangel. It forms part of land that visually links the low hills to the north with the levels to the south although intervening major roads reduce this to an extent. Lies within a Green Wedge separating Rogiet from the Conservation Area to the west. Listed buildings intervisible with the site lie in Llanfihangel to the west.

The susceptibility of the site lies in its open countryside character and the setting of Llanfihangel, separating this historic settlement from Rogiet as a green wedge, intervisible with historic buildings. The value of the site lies in its location adjacent to a Conservation Area with several listed buildings and structures. LANDMAP value is high for historic landscape. Development on site, especially near the western edge, would be intervisible with and adversely affect the setting of the listed and distinctive rural cluster of buildings at Llanfihangel. It would also markedly extend the settlement form of Rogiet in an out of character linear form which also may act as a precedent for development to the south.

Country Park National Trail National / Regional Cycle Route Site CS0170 Settlement Rogiet SUMMARY

Key characteristics Strip of gently sloping pasture grazed by horses with fenced boundaries. Deciduous trees on road embankment adjacent with mixed tree boundary to the east. The area is sandwiched between and overlooked by the M48 (in winter) and B4245 with ribbon development and linear estate adjacent. The roads and settlement reduce tranquillity. The area breaks up the linear housing development along the B4245 and provides a green buffer between the settlement and M48 with glimpse views of the rising landscape to the north. Area of Amenity Importance and Green Wedge.

Landscape sensitivity high/medium

The susceptibility of the area lies in providing a green gap in the linear built up frontage and a green buffer/wedge between the M48 and the B4245/Rogiet with associated amenity value for adjacent housing and travellers. LANDMAP value as high for historic landscape. Development here would adversely impact on the perception of the settlement and would be inappropriate in landscape and visual terms.
