Colliers International implemented a carefully crafted tenant improvement plan. In the first phase of this plan, we transformed a row of vacancies at the core of the project and targeted chef-driven, high-volume restaurants to create what is now our “restaurant row.” As a result, we secured Pubbelly Sushi, The Brick, Azucar, Ghee Indian Kitchen, Erba and Abi Maria”, complete with valet, dedicated parking garage and ample outside seating. At the same time, we’ve also been securing lifestyle and fitness operations, including Orange Theory Fitness.     Mixed-Use, Mixed Impact: Re-Examining the Relationship between Non-Residential Land Uses & Residential Property Values Steven Loehr Advisor: Elliott Sclar Submitted in partial fulfillment of the requirement for the degree Master of Science in Urban Planning Graduate School of Architecture, Planning and Preservation Columbia University May 2013 Abstract Recent trends in planning, public policy, and real estate development have favored dense mixed- use development clusters in suburban communities. This thesis examines the relationship between such activity zones and adjacent residential property values. Regression analyses were used to determine the significance and direction of this relationship in seven study districts in Miami-Dade County, Florida, with the results analyzed in accordance with each district’s unique physical and contextual features. Although proximity to mixed-use districts was found to be relatively insignificant when compared with other property-oriented variables, its impact on property values was often sizeable, generally positive, and varied substantially in strength depending upon scale and location. This indicates that mixed-use districts are associated with net benefits for adjacent residential properties, and also highlights the importance of design and local context in planning for these developments. In addition, proximity to mixed-use districts was found to have a consistently stronger impact on multi-family residential property values than on those of single-family residential properties. Codina smelled a business opportunity, and in April snapped up 113 acres in the heart of this western Miami-Dade suburb known for its luxury hotel and golf resort. If the city approves, he plans to transform an area containing mostly aging office buildings into a town center with condominiums, restaurants, shops and, perhaps, Doral's new city hall. NEW DIRECTION Suburban town centers represent a new direction for Codina, who for two decades has built industrial parks in South Florida. With open, developable land almost entirely gone in Miami-Dade and Broward counties, Codina has to look for alternatives. ''I would do other industrial parks, but there is no place to do them [in Miami-Dade],'' Codina said in an interview last month. Other developers, too, are responding to the lack of available land by turning to urban center projects they believe will appeal to buyers seeking respite from suburbs plagued by traffic woes and a lack of identity. Joseph Cavana, Jorge Perez, Jackson Ward and Stefan Johansson all have such projects in progress, from Sunrise to Aventura and Kendall. The city of Hollywood is reviewing proposals from developers to establish a town center in its beach area. The projects -- some dubbed ''new urbanism'' developments -- are premised on creating walkable neighborhoods with open spaces and multi-use areas where people can live, work and play in close proximity.

There is sidewalk access to/from neighborhood streets including SW 1st Avenue and SW 34th Road. The station also has on-site pedestrian facilities including sidewalks from the SW 1st Avenue to the station and a pedestrian plaza. Access to the east side of US-1 is provided by an overpass. There are no bike lanes accessing the station from the neighborhood but the station is directly connected to the M- Path providing short and longer distance pedestrian/bicycle access.
