Through a shared desire to improve our built environment, the Marutūāhu Iwi and Ockham Residential have created Tuatahi Apartments for Aucklanders. Tuatahi, meaning ‘The First’, represents a first – a partnership between Ockham Residential and the Marutūāhu Iwi, mana whenua of Tāmaki Makaurau. The Marutūāhu Iwi arrived with the great waka and have housed their people here for centuries. Looking after people and the land is a vision shared by Ockham. Tuatahi represents best practice urban regeneration that creates a community while enhancing the landscape. Design Inspiration Expertly designed by Ockham Residential’s in-house lead architect Tania Wong, Tuatahi subtly references traditional Maori design and architecture. The pitched roof forms echo those of the Marae, while inspiration for the intricate brick detailing of Tuatahi’s façade was drawn from the tukutuku panels of the Marutūāhu Wharenui (meeting house) at the Auckland Museum. Bricks coloured red, white and black, the traditional Maori design palette, are used to softly modulate Tuatahi’s form. In keeping with Ockham’s cornerstone philosophies, brick and plastered masonry were chosen for their distinctly residential look, durability and low maintenance. Tāmaki Makaurau is the most vibrant city in the South Pacific, affording Aucklanders a truly cosmopolitan lifestyle. Tuatahi reflects that vibrancy and represents a commitment to ensure that Auckland’s built environment is as beautiful and diverse as its natural landscape. 4 Construction • Constructed to the latest engineering and earthquake standards • Exterior walls constructed of - 70mm clay bricks over a 50mm cavity - Rendered solid reinforced masonry with a paint finish • Foundations - concrete slab on concrete ground beams on concrete piles • Structure - concrete, steel and timber load bearing walls with concrete mid floors • Roof - metal profile roof, powder coated with external gutters • Balustrades - powder coated metal • Hot water - central gas boiler provides unlimited, individually metered hot water to apartments, saving internal space and providing energy savings • Stud - 2.7m high (excluding bulkheads) Fit Out • Double glazing in all apartments • Solid timber decking on concrete balconies • Individual electronic water meters (hot and cold) • Wired for fibre to each apartment • Digital TV connection to each apartment • Over height internal doors - 2.2 metres • LED lighting • 100% Solution Dyed nylon carpet • Wardrobe organisers • Heat pump installed in the living area of each apartment for energy efficient heating and cooling 5 Interior Finishes Kitchen: • Quality New Zealand manufactured kitchens with soft close drawers • Engineered stone benchtops • Tiled kitchen splash backs • Smeg kitchen appliances • Induction cook tops • Methven tapware • Externally vented rangehoods Bathroom: • Porcelain floor and shower wall tiles • New Zealand made timber vanities and mirror cabinets • Heated towel rails • Frameless glass shower with New Zealand made custom stainless steel shower bases 6 1 Soljak Place Mt Albert 7 TUATAHI SITE MAP LICENSED REAA 2008 BUILDING 2 2/#08 2/#07 2/#09 2/#06 2/#05 2/#04 2/#10 2/#11 2/#01 2/#02 2/#03 POOL CARPARK Pool 3/#01 3/#08 1/#01 1/#02 1/#15 1/#14 1/#13 1/#12 1/#11 1/#10 1/#09 1/#08 1/#07 1/#06 1/#05 1/#16 3/#07 3/#06 1/#17 ROAD NEW NORTH 3/#05 3/#04 3/#03 3/#02 1/#18 1/#04 1/#03 BUILDING 1 BUILDING 3 SOLJAK PLACE 8 BUILDING 1: LICENSED REAA 2008 Floor Plan Levels 2 & 3 1/201 1/202 301 302 1/218 1/207 1/206 1/205 318 1/215 1/214 1/213 1/212 1/211 1/210 1/209 1/208 315 314 313 312 311 310 309 308 307 306 305 STAIRWELL STAIRWELL 1/217 317 1/216 1/204 1/203 316 304 303 STUDIO 1 BEDROOM 1 BED + STUDY 2 BEDROOM *All carparking is located on the ground and first floor 9 BUILDING 2: LICENSED REAA 2008 Floor Plan Levels 1,2 & 3 2/107 2/109 2/108 2/106 2/105 2/104 208 207 209 206 205 204 2/110 308 307 210 309 306 305 304 310 LIFT STAIRWELL 2/103 2/111 2/101 2/102 202 203 211 201 302 303 311 301 1 BEDROOM 2 BEDROOM 10 BUILDING 3: LICENSED REAA 2008 Floor Plan 3/G01 Ground Floor 3/G07 3/G06 LIFT STREET ENTRY LOBBY STAIRWELL NEW NORTH ROAD NEW NORTH STUDIO 3/G05 1 BEDROOM 1 BED + STUDY 2 BEDROOM 3/G04 3/G03 3/G02 11 BUILDING 3: 3/101 LICENSED REAA 2008 201 Floor Plan 301 401 Levels 1,2,3 & 4 3/108 208 308 408 LIFT 3/107 207 307 407 3/106 206 STAIRWELL 306 406 3/105 205 STUDIO 305 405 1 BEDROOM 1 BED + STUDY 2 BEDROOM 3/104 3/103 3/102 204 203 202 304 303 302 404 403 402 12 Britomart University of Auckland Herne Bay Ponsonby Eden Park Western Springs Auckland Zoo Kingsland Chamberlain Golf Course Westfield St Lukes Unitec Mt Albert Heron Park Avondale Train Station Avondale College Piha / Western Beaches New Lynn and LynnMall Avondale Sunday Market Avondale Racecourse 13 Location Guide Leisure Mt Albert Aquatic Centre - the recently redeveloped pools include a 25m competition pool, hydro slide, spa pools, sauna and steam rooms, toddler pool, wave pool and swim school. Let’s make sure Auckland’s urban built environment is as beautiful and world-class as its natural landscape. We will achieve this aim with a total commitment to quality urban design, architecture and materials. In particular, our buildings will age gracefully and contain fine grain detail on a human scale that allows them to enhance their surrounds and be well loved by their communities.” Our Philosophy Ockham’s fundamental belief that housing is infrastructure drives our whole approach to development. Treating housing as infrastructure allows us to focus on the long-term outcomes of development rather than just the short-term bottom line. Like other developers our projects must be profitable but, uniquely to Ockham, our buildings must also: • Be beautiful, well-liked by the community and improve the local built environment • Be constructed from durable low maintenance materials that age gracefully and minimise on-going costs • Incorporate best practice design to minimise noise, on-going costs and heat transfer to ensure residents’ comfort • Provide a high level of on-site amenity without expensive Body Corporate fees.
