Bovis Lend Lease – Princeton Office Bovis Lend Lease has a regional branch office located in Princeton, NJ which services all of New Jersey, Pennsylvania, and Delaware. The Princeton office was established in 1986. We have grown from a single project office to our current size of over 160 staff members and more than 30 current projects in progress. Over 70% of our current backlog of work is repeat business, which is a clear indication of our clients’ satisfaction. PROGRAM MANAGEMENT A comprehensive planning and coordination from start to finish for clients with developments involving multiple sites or sites involving multiple buildings. CONSTRUCTION MANAGEMENT –GUARANTEED MAXIMUM PRICE Our involvement in the design phase allows us to lay the groundwork for a project that runs Owner at optimum efficiency throughout the construction. During the construction phase, we supervise, manage and coordinate the work of all subcontractors to meet set schedules and budgets. Bovis Lend Lease’s construction management services encompass all of our CONSTRUCTION technical services as well as all the administrative management services necessary to keep ARCHITECT MANAGER each project running at optimum efficiency throughout construction. During the construction phase, Bovis Lend Lease will supervise, manage and coordinate the work of all subcontractors. CM services can be delivered based on “at-risk” position, where we hold the general, sub and trades contracts or as “agent,” where Bovis Lend Lease provides all of the services associated with construction management, where the owner “holds” the various contractor, subcontractor, trades contracts. The “at-risk” contract or Guaranteed Maximum Price (GMP) involves the CM guaranteeing a maximum cost for the work, and funding any cost overruns from the CM’s fee.

Contracting Methods

OWNER PROJECT MANAGEMENT A comprehensive planning and coordination from start to finish for clients with developments involving a single site or a single project. Project management is a set of comprehensive PROJECT services which includes the management and coordination of all design, procurement and MANAGER construction activities, as well as the implementation and coordination of the various tasks that form part of the client's overall project workload. As Project Manager, Bovis Lend Lease serves as the equivalent of an in-house project ARCHITECT CM / GENERAL implementation department operating free of conflicts of interest.

GENERAL CONTRACTING Historically, there is little interaction between contractor and architect/ owner during pre-construction. This process usually requires the owner taking the lead in managing the preconstruction and construction. OWNER OWNER

DESIGN / BUILD In this approach a single point of contact for the client is adapted in both the design GENERAL and the construction of the project. This provides speed and efficiency of delivery. Bovis Lend Lease works with a specially independent design firm to establish a unified team approach to design/build services. OWNER MORTGAGE (CONSTRUCTION) MONITORING DESIGN/ BUILD Bovis Lend Lease’s mortgage (construction) monitoring consultant services provide CONTRACTING ENTITY timely and accurate analysis of the viability of a project during construction. OWNER’S RERESENTATION The primary goal and duty as an Owner Representative is to assist the client in performing its role as Owner. Accordingly, Bovis Lend Lease, within certain limits, advises our clients on all aspects of the project, including the day-to-day activities and responsibilities involved during the various phases of the acquisition, planning, site preparation, design and construction of the project. In addition, Bovis Lend Lease prepares recommendations with respect to requisite policy decisions relating to design, constructability, budgeting, construction, scheduling and other matters.

The services, similar to construction/project management services, are performed at the level required to provide each client with all the necessary technical and managerial skills, and expertise to control the planning, design and construction of a project.

Our staff operates in an advisory role, under a direct line of authority from the Owner, providing information and offering alternatives.

Site preparation began on Construction Management, GMP August 24, 1999. Integrating a Four Seasons Hotel with luxury residential condominiums, a state-of-the-art fitness facility, and Class A office space, the Four Seasons Hotel & Tower offers a new model of urban living for Miami.

Clinton Green The Dermot Company, Inc. New York, NY $170 Million

The new Clinton Green project is a 2007 massive mixed-use project consisting of 700,000 sf, which will be spread over two Construction Management, GMP buildings and will be strategically built over the Amtrak railroad that runs from 51st to 53rd Streets. Comprising of approximately 600,000 gsf of residential space, 12,000 sf of retail and commercial space, 15,000 sf of condominium lofts, 56,000 sf of theater space, and 13,000 sf of underground parking this mixed-use building will be constructed on Manhattan’s ever-evolving Westside.

Georgetown Incinerator Millennium Partners Washington, DC $118 Million Bovis Lend Lease was the construction manager for a 650,000 sf upscale mixed- 2003 use development in Washington, DC. Built in the historic Old Georgetown area, the Construction Management, GMP development includes: 86-guestroom Ritz Carlton Hotel, 67,000 sf 14-screen Loews Cineplex Movie Theater (3,000 seats), 28 Luxury Waterview Residences, 10,000 sf of Retail and a Four-level underground parking facility.

Santana Row Federal Realty Investment Trust San Jose, CA $250 Million Santana Row is the much anticipated, ambitious project located in San Jose, 2003 California. The 3 million sf project consists of 26 new buildings on a 35.6-acre site. Construction Management, GMP Unlike any other projects of its kind, Santana Row blends hotel, retail and residential spaces, creating a European downtown feel. There are also 1,200 units of rental housing. 21 luxury town home units were constructed for San Jose’s rental population.

2200 M Street Millennium Partners Washington, DC $167 Million Bovis Lend Lease performed Preconstruction and Construction 2001 Management services for this 1,190,000 sf mixed-use facility. The massive project Construction Management, GMP includes four levels below grade, a 301- room luxury Ritz-Carlton Hotel, 162 condominiums, 100,000 sf fitness and spa facility, and retail spaces.

Millennium Place Millennium Partners Boston, MA $359 Million Located at the southern corner of Boston Common, Millennium Place is a two 2001 building mixed-use project that will significantly contribute to the revitalization Construction Management, GMP of the historic theater district of downtown Boston. The first tower features the new 191-room Ritz-Carlton hotel, 150 condominiums, a 100,000 sf sports club and a 19-screen Loews Theater Cineplex. Block 120 The John Buck Company Chicago, IL $43 Million Block 120 is part of The John Buck Company’s $500 million development of a 1999 2.5 million sf, five-city block complex fronting Michigan Avenue. Bovis Lend Construction Management, GMP Lease was Construction Manager for the core and shell portion of the Block 120 project and the 13-story Homewood Suites hotel built atop the six stories of office and retail space. The site, which stretches over a full city block, also houses an ESPN bar and grill, a Gorilla Sports health club, and a themed restaurant.

Lincoln Triangle Millennium Partners New York, NY $54 Million Bovis Lend Lease provided construction management services with a GMP for the 1995 construction of Lincoln Triangle. 42nd Street Development Forest City Ratner Companies New York, NY American Multi Cinema, Inc.

Bovis Lend Lease has provided a $179 Million complete range of construction management services to Forest City 2000 Ratner Companies for the construction of the new 800,000 sf mixed-used facility on Construction Management, Agency a block of the newly renovated area. The project included the 462-room Hilton Hotel, the AMC 42nd Street 25 Theatre, and retail space.

600 North Michigan The John Buck Company Chicago, IL $25 Million Bovis Lend Lease provided Construction Management Services for the developer 1996 on this 257,000 sf, 6-story complex, which includes 4 retail levels (1 level subgrade), Construction Management, GMP a 3-level, 2,400-seat multi-screen theater, and tenant development, on one square block on Chicago’s North Michigan Avenue. Brooklyn Renaissance Plaza Economic Development New York, NY Corporation

The new 1,322,000 sf high-rise features a $57 Million 384-room Marriott Hotel; a below-grade parking garage accommodating 1,074 1998 cars; and 809,280 sf of office space, with the Kings County District Attorney’s Office Program Management occupying 360,000 sf over twelve floors.

As Program Manager, Bovis Lend Lease’s involvement included the buy-out of trades, and assistance in the planning, design development and construction process.

Fashion Centre at Pentagon City Pentagon City Associates. Arlington, VA $120.2 Million Located just south of the Pentagon, the mall serves as the center for one of the 1990 country’s largest mixed-use projects, whose components include the 345-room Construction Management, GMP Ritz-Carlton Hotel; the 225,000 sf Washington Tower office building; and a 1.6 million sf, 4,500-car parking garage. Construction of this 581,245 sf upscale retail mall offers shoppers a selection from over 135 specialty shops. Anchor tenants include Macy’s and Nordstroms, bringing the total sf of the retail complex to 860,000 sf.

James Center Faison Associates Richmond, VA $325 Million James Center, a $325 million mixed-use project, includes the following 1985 components: 350,000 sf Omni Hotel contains 365-rooms, 470,000 sf One General Construction, GMP James Center, 65,000 sf Two James Center, 365,000 sf Three James Center and multiple parking garages for 700 cars.

Lincoln Square Lincoln Metro Center LP New York, NY $143 Million The 810,000 sf Lincoln Square is comprised of a nine-story steel-framed 1995 base, containing 400,000 sf of commercial and retail space.
