The Princeton office was established in 1986. We have grown from a single project office to our current size of over 160 staff members and more than 30 current projects in progress. Over 70% of our current backlog of work is repeat business, which is a clear indication of our clients’ satisfaction. Although the expertise of over 2,500 construction professionals is available, our regional offices are able to provide clients with local, personal service. For over 17 years, Bovis Lend Lease has been a permanent fixture on Merck & Co., Inc.’s West Point campus assisting in the construction of research and development facilities helping with the discovery of modern day medicine miracles. We understand the pride Pennsylvania takes in preserving its historic culture and we were there through the historic renovation of the famous Bellevue Hotel. We have reveled in Pennsylvania’s lush, green landscapes with the construction of The Ace Club in Lafayette Hills, and have catered to the well being of suburban communities with the latest additions and renovations to Easton Hospital. Contracting Methods PROGRAM MANAGEMENT A comprehensive planning and coordination from start to finish for clients with developments involving multiple sites or sites involving multiple buildings. The focus of program Owner management is to become the Owner’s in-house consulting expert for all aspects of the capital project process. Bovis Lend Lease would direct and coordinate the project team from PROGRAM feasibility and planning through project implementation and operation. During the construction phase, we supervise, manage and coordinate the work of all subcontractors to meet set schedules and budgets. Bovis Lend Lease’s construction management services encompass all of our CONSTRUCTION technical services as well as all the administrative management services necessary to keep ARCHITECT MANAGER each project running at optimum efficiency throughout construction. During the construction phase, Bovis Lend Lease will supervise, manage and coordinate the work of all subcontractors. We will also maintain the condition of the work site and monitor site safety CM FIELD ENGINEERING STAFF and security. CONSULTANTS Pre-Construction Phase – provide technical and cost services throughout the contract TRADES document development. Construction Phase – supervise and oversee the entire construction proposal. Fee Based/ “Open Book” policy Multiple bid approach Direct control of contractors CM services can be delivered based on “at-risk” position, where we hold the general, sub and trades contracts or as “agent,” where Bovis Lend Lease provides all of the services associated with construction management, where the owner “holds” the various contractor, subcontractor, trades contracts. The “at-risk” contract or Guaranteed Maximum Price (GMP) involves the CM guaranteeing a maximum cost for the work, and funding any cost overruns from the CM’s fee. Contracting Methods OWNER PROJECT MANAGEMENT A comprehensive planning and coordination from start to finish for clients with developments involving a single site or a single project. Project management is a set of comprehensive PROJECT services which includes the management and coordination of all design, procurement and MANAGER construction activities, as well as the implementation and coordination of the various tasks that form part of the client's overall project workload. As Project Manager, Bovis Lend Lease serves as the equivalent of an in-house project ARCHITECT CM / GENERAL implementation department operating free of conflicts of interest. GENERAL CONTRACTING Historically, there is little interaction between contractor and architect/ owner during pre-construction. This process usually requires the owner taking the lead in managing the preconstruction and construction. OWNER OWNER DESIGN / BUILD In this approach a single point of contact for the client is adapted in both the design GENERAL and the construction of the project. This provides speed and efficiency of delivery. ARCHITECT CONTRACTOR Bovis Lend Lease’s design/build services incorporate the design and the construction into one cohesive process with a single point of accountability. Bovis Lend Lease works with a specially independent design firm to establish a unified team approach to design/build services. OWNER MORTGAGE (CONSTRUCTION) MONITORING DESIGN/ BUILD Bovis Lend Lease’s mortgage (construction) monitoring consultant services provide CONTRACTING ENTITY timely and accurate analysis of the viability of a project during construction. Our consulting services, usually for financial institutions providing construction lending, include: ARCHITECT CONTRACTOR (S) Evaluating/monitoring site progress; Reviewing the adequacy of construction budgets; TRADE ENGINEERING Providing monthly site inspection to approve requisitions; CONSULTANTS CONTRACTORS Reporting on project status. OWNER’S RERESENTATION The primary goal and duty as an Owner Representative is to assist the client in performing its role as Owner. Accordingly, Bovis Lend Lease, within certain limits, advises our clients on all aspects of the project, including the day-to-day activities and responsibilities involved during the various phases of the acquisition, planning, site preparation, design and construction of the project. In addition, Bovis Lend Lease prepares recommendations with respect to requisite policy decisions relating to design, constructability, budgeting, construction, scheduling and other matters. The services, similar to construction/project management services, are performed at the level required to provide each client with all the necessary technical and managerial skills, and expertise to control the planning, design and construction of a project.
