Noise

Our development will reduce the impact of noise from the A27 Polegate Bypass to the north through the provision of an acoustic barrier of up to four metres in height, comprising a landscaped bund and acoustic fence, running parallel to the bypass.

The gardens of the new homes will be orientated so that buildings provide further screening. Homes will also include glazing and ventilation specifications to meet internal noise standards.

Drainage

Surface water runoff from the development will be collected by a series of swales connected to attenuation ponds and wetland to the north of the site. These will discharge into the drain passing through the site at a controlled low rate to match existing flow, and lower rates during periods of intense rain. The swales and basins will provide additional wildlife habitats.

Trees, woodland and hedgerows

The site benefits from the presence of mature woodland areas, tree belts and hedgerows. Our proposals seek to retain these assets and reinforce them with supplementary planting of native shrub and tree species. These improvements will increase the ecological value of the existing habitats and encourage and support wildlife living within or passing through the site.

We will retain woodland in the south and east of the site, as well as along site boundaries, other than at the proposed access points. Replacement woodland planting will be provided in the south-east of the site to mitigate the lost vegetation for the access. Public open space and play areas will be provided across the site. Wildlife

The majority of the site has little ecological value, due to it being mainly arable land. However, the existing hedgerows, tree lines and woodland do have some ecological value.

Our wildlife surveys conducted in 2020 did not find the presence of badgers, dormice or great crested newts. Bats were recorded using the boundary features for foraging and commuting.

To protect the bats, we aim to avoid direct illumination of boundary vegetation, where possible, and retain and enhance hedgerows and tree lines/woodland to increase species diversity and improve wildlife habitats. We will also install bat boxes in various locations.

The attenuation basins and swales will create new habitats for wildlife and increase the site’s ecological value. The planting of trees, shrubs, reeds and wildflowers will create a high-quality wetland habitat to support biodiversity and protect wildlife from human interference.

A rich grassland seed mix will increase foraging and shelter opportunities for a range of species. We will also include species-rich meadow grassland and additional planting in open space areas to encourage and support local wildlife and see an overall net gain for biodiversity.

Protecting views

Our planting scheme will be designed to soften the appearance of the development’s buildings, particularly in long-distance views from the Pevensey Levels. We will provide strategic landscape belts along the edges of the site to reduce the visibility of the wind turbines to the north. CHARACTER

• A Section 106 Agreement. This will be agreed with the planning authority and can include financial contributions to help mitigate the impact of the development and improve things such as schools, highways and health and leisure facilities.

If we receive outline planning permission, Taylor Wimpey will need to submit a secondary application known as a reserved matters application. This will contain finer details of the development’s scale, layout, appearance and density.
