Considering Sites for Development in Kingswear Parish Site Information Pack This pack contains: A Site Information Table This table sets out information about the constraints and opportunities for each site which have been considered. Depending on the constraints identified, we have concluded that there are either ‘significant constraints’ to development or ‘limited constraints’ to development. Site Maps These maps shows all of the sites which have been considered as part of this exercise. Constraint Maps These maps show the different constraints, such as conservation areas, flood zones For more information and wildlife sites. It has a limited provision of local services (primary school, pub). A regular passenger ferry operates between Kingswear and Dartmouth. It has closer geographical links with Torquay than other towns in the South Hams, apart from Dartmouth. There is limited capacity at the primary school (Kingswear Primary). The designated secondary school is Dartmouth Academy which currently has capacity but contributions towards facilities and transport may be required from new development. Kingswear sits within the catchment area for the River Dart. The water quality in this catchment area is being monitored, particularly in relation to shell fisheries and/or levels of phosphorous and nitrates. If any development is proposed, early discussions with the Environment Agency will be required to look at ways to overcome any negative impact. Kingswear is entirely within the South Devon Area of Outstanding Natural Beauty (AONB) which is a nationally designated landscape. Importance is attached to the need to conserve the landscape and scenic beauty of these areas. Access The site is located on the edge of the village and is some distance from existing services and facilities. Pedestrian links between the village and the site would potentially be difficult to achieve. Landscape and Ecology A number of constraints The site is within the AONB and the SAC buffer. The land to the east and west is designated wildlife sites. Over half the site contains an area of trees protected by have been identified relating to Limited Tree Preservation Orders. Development here could have significant impact on the character of the surrounding area. Access The site is not well located in terms of existing services and facilities which could make achieving acceptable connectivity difficult. There are no footways. Site area Site Reference Site Address Site Information Site Potential Conclusion (ha) Access The site is located on the edge of Hillhead which has very few community facilities although it does have a good bus service. The site does not offer opportunities for improved connectivity with Kingswear where there are local services and facilities. Hillhead is also close to Brixham which meets many of Hillhead's service needs. Landscape and Ecology The site is located within the AONB and SAC buffer.
