WIDEMOUTH BAY 1.2 PURPOSE OF THIS DOCUMENT This Design & Access Statement [DaAS] has been prepared on behalf of the applicant to explain and illustrate the process of assessment and revision in the progression of the N proposal. The DaAS explains how the Use, Amount, Layout, Scale, Massing, Appearance, SATELLITE IMAGE OF THE SITE & SURROUNDING AREA [NTS] Landscaping, Access and the immediate and wider Physical, Social and Economic contexts ©Google Imagery with annotations by TBP of the site have been assessed and evaluated, and describes how they have informed the Land in ownership of the applicant forming this application Land in ownership of the applicant not forming this application development and represent best practice in the design of residential environments. Bingera Cottage, Widemouth Bay Land in ownership of the applicant forming this application DESIGN & ACCESS STATEMENT Land in ownership of the applicant not forming this application THE BAZELEY PARTNERSHIP [email protected] page 4 2.0 SITE HISTORY 2.1 HISTORIC MAPS Through a desktop study and map regression of the site and its surroundings, a historic map dating from 1885 (see right) shows very little development in the area known today as Widemouth Bay, with agricultural fields and pasture forming the majority of the land use. APPROXIMATE SITE LOCATION By 1933 (see historic map, right), the beginnings of an established settlement at Widemouth Bay is present, comprising twenty dwellings focused around Madiera Drive (now Madeira Drive) running east-west and Longpark Drive running north-south. Widemouth's surroundings are still mostly agricultural, with the start of a second cluster of dwellings to the south forming 'ribbon development' along the south side of Marine Drive as it runs east-west. Bingera Cottage is present by 1933 (it is estimated that it was built around 1920) with its current curtilage subdivided into two. Since 1933 Widemouth Bay has expanded considerably, and now comprises a much larger residential settlement, although still surrounded by agricultural land on its northern, eastern N and southern sides, and the Atlantic coast to its west. 1885 HISTORIC MAP - CORNWALL V.II [NTS] ©National Library of Scotland with annotations by TBP 2.2 NEARBY HERITAGE ASSETS No heritage assets are located within 750m of the proposed site - the three closest are as follows: • Two bowl barrows, one 220m east of Lower Longbeak and the other 320m east of Higher Longbeak (listing 1001723). 825m from the site. • Rose Cottage (Grade II, listing 1231654). 1.6km from the site. • Springbrook Cottage (Grade II, listing 1141785). 1.75km from the site. Given their distance from the site it is considered unlikely that the proposed development APPROXIMATE SITE will cause any adverse affects to these heritage assets.
