By the time the current building was in place in the late 1800s, this was a paper mill, then switched to corn and finally grist, before closing in 1967. It was initially converted into one property and in the 1980s was then separated into six residences, of which this impressive home is a fine example. Always An Adventure The current owners have been here for 32 years. “We had lived in Bawburgh before and always admired the mill. We drove past on our way to work every morning and one day noticed building materials outside the gate and an advert for the properties. We bought this quickly and moved in with our children, then five and three years old. They had a very happy childhood here and look back fondly on growing up at the mill.” These days, it’s their grandchildren who love to visit and enjoy all that life here has to offer. They find it a huge adventure and always want to stay longer. There’s a resident white egret, herons fish in the river, kingfishers dart over the water and otters sometimes put in an appearance. Old Meets New As you walk around the home, it’s clear the owners have maintained and updated the property to a high standard during their time here. It perfectly blends the charm and character of the period building with the contemporary comforts of a modern home and is very comfortable indeed! The owners have made a few changes too, including the addition of full- height doors and Juliet balconies in the first-floor sitting room to make the most of the views. “It feels so open and you have a real connection to nature and the outside space,” they smile. They enjoy hosting family here and you can see that this is a great property for entertaining, with both the layout and space working well for social gatherings, with a lovely bright eat-in kitchen and well-proportioned sitting room. A Leisurely Lifestyle There’s a great community among the six households at the mill and they get together every so often, perhaps for a barbecue in the summer for example. “One of the things we’ve benefitted from is that the grounds surrounding the building are communal so we can enjoy so many different views and aspects, taking a picnic down to the water or even a hammock to soak up the sun or sleep in the shade. We also have our own private area of meadow garden with plenty of planting. plus a communal terrace where we can sit with a coffee in the day or glass of wine of an evening.” The mill is just that little bit tucked away but still very much a part of the village. The pub has been named Norfolk Dining Pub of the Year and the village hall runs various social events – there’s a well- regarded school too. “When it comes to shopping, we’re spoilt for choice, with Longwater just a mile or so away – although it feels like another world when you return home to the tranquil surroundings here.” The Accommodation You take in the wonderful front elevation of the mill before moving through the glass front door into the entrance hall, noting the slate tiles underfoot. The Grounds A shingle driveway is located directly behind the village green providing both a pedestrian and vehicular access to Bawburgh Mill which in turn leads to a block garage with up and over door and ample parking for residents and their guests. The gardens and grounds surrounding the property have been purchased by the residents living at Bawburgh Mill for their exclusive use deliberately to prevent the future development of the land surrounding the mill continuing the pleasant outlook and peaceful surroundings that the properties enjoy. We are advised by the vendor that all residents have equal access to the communal gardens which have been developed into various areas to incorporate lawned areas, vegetable gardens, picnic areas, woodland and riverside walks. Each of the mill residents also own their own defined piece of land found to the southern side of the Mill. Please see the site plan included within the details for further information. Number 1 has what they call a meadow garden, which they have added an area of terrace as well as shingle pathways, which guide you throughout. There are a number of mature trees along with a selection of plants throughout.
